Rude And Abrupt Handlers
Called up to change due date, not actioned and payment take on original due date. When called up to resolve the handler was argumentative and rude.
Can’t wait to move mortgage provider and not have to deal with the lack of support from this company

Unreliable
I have applied for a mortgage which eventually went through and the mortgage was offered 3 months ago, everything has since been going well until we are about to exchange contract and complete within 24 hours when they called my Solicitor to put a hold on completion while they do further checks.
They eventually came back and withdraw the offer a day before completion which I think is very cruel, they could have completed all their checks and refuse my mortgage application before approving the loan and giving me a mortgage offer. A family friend suffered exactly the same fate from them
This is just the trait of a Company who is highly inefficient, incompetent and disorganised.

Excellent Service, By Mortgage Advisor
My mortgage advisor was excellent, from start to finish, she made the process very easy, she was very patient, my mortgage application wasn't straightforward but she was fantastic & I got the mortgage offer, she is an asset to Halifax & I would recommend her

Avoid
Halifax will lure you in with amazing customer service etc etc but once you have signed a contract with them then that it where it ends. You have nothing.
They will do their very best to make it harder for you to switch mortage to another lender.
They seem untouchable when held to account.
Never again will I deal with Halifax.
Only out to help themselves

Worst Mortage Lender Ever
Worst bank in the world ! Id give zero stars if that was an option. Applied for our mortgage back in June the advisor advised everything looks great and took about 4 weeks to complete the application then disappeared all of sudden ..after chasing for about 10 days no response via email I called their call centre they were hopeless! They told me the person is off sick for long term but actually sent my application to the back office / under writers etc then I had so many calls from their manager who made awful amount of errors and we eventually lost the house and now got a huge bill from the solicitors. I only instructed the solicitors as they have told me to. THEN I made a complaint and the complaint handler didn't pay any attention to the customer service faults and their shortcomings! And fogot about what i asked for as a resolution! I have asked them to pay solicitors fee and get the motage application through but they dont care! Taking them to the ombudsman! AVOID at any cost ***

Don’t Even Know Their Own Policy’s
Got an agreement in principle from them and phoned to make sure it was right as we have a weird situation of being full time carers to our disabled kids. Was told they would accept all benefits and great we had a large deposit. Long story short after 3 months of looking for a property and being told we can lend you more than you need. They now say we can’t lend to you. Apparently to risky as our kids are disabled and could die and we wouldn’t be able to pay mortgage even though I told them kids have autism , no life limiting conditions. No interest in helping. Only an apology for the staff not knowing they won’t accept the disabled. They should just say online go away you don’t matter. It would be much easier.

First Class Mortgage Support
We have a mortgage with the Halifax which we've had for more than 7 years without any problems. We have decided to move house and needed an agreement in principle which we completed online. We made an error in completing the form, so rang in and spoke to B.C, a mortgage consultant, who immediately sorted out the issue and emailed over the agreement in principle then and there. He was polite, friendly and very reassuring. It reminded us why we stay with the Halifax for our mortgage. Thank you for your help tonight - much appreciated.
What kind of credit checks did you get ? What questions do they ask xx

Horrible People
Banked with them 20 years and wouldn’t help me one little bit. Offered me an AIP for 161k then when we went to branch offered me 112k! Zero debts and good background. Horrid people and terrible bank. Closing all my accounts with them ASAP. Avoid them :(

Disgusting Treatment
Avoid a mortgage with this awful company. I wanted to continue paying mortgage after partner left. I paid it all anyway. No said the Halifax . You can’t afford it. Because of their hard nosed attitude I will be forced to sell and pay twice as much in private rent as what the mortgage payments were. 3 children involved here. How in anybody’s book can that be right. They couldn’t give a damn. Shame shame shame on your sorry despicable policies
I just realised that the customer service in Halifax in every area are different. Not all people makes the job properly and friendly which one create problems for people who do the mortgage.
Coronavirus Payment Holiday Refused
Just phoned the Halifax to get a 2 month payment holiday which is part of my mortgage deal and was refused.
Due to being late on a couple of payments in the last 12 months , I’m not in arrears..
Only wanted the break as I’m self employed and am worried about the Coronavirus and if I catch it will struggle to make my payments..
Thanks a lot Halifax..
I’ll just have to carry on working regardless and maybe either spread it about or worst case die..
SNAP just phoned the Halifax to request a payment holiday. As I was made redundant and have four children to feed . Ex partner is self employed and is unable to work. Refused because I have arrears so have been basically told if I was well off could have this payment holiday BUT the real people who are on low incomes have to pay. No help unless your Rich
Q&A
Mortgage rates seem high and don't know if to go for a two or a five year fixed rate. Could anyone advise?
I have an AIP from Halifax for a mortgage. I have a 25% saved deposit. I have today made the full application and they found 2 items on my credit report first one is 4 late payments with t-mobile that go back to 2008 but t mobile updated my report in 2010 therefore it shows up, and 3 late payments from last year for Very catalogue these were due to there statement dates changing month to month so due dates for payments varied hence it may be one or two days late! This soon went on to DD once I realised I had late payments on my account. What do you think the chances are of being approved they haven't declined just wanted to know why they were paid late . I am borrowing £315,000 with a £105,000 deposit if this helps. Thank you
Just put it nicely in writing explaining how it happened and you've learned from this, so won't happen again. Highlight that u have no debts and ODs now. They asked me to explain a late payment from some 5 years ago, so it seems like routine Qs. Hope it helps, the main thing is to be honest and explain well.
Please put my mind at ease, I've had a mortgage promise from Halifax even though I advised them of several late payments on credit cards this year, no arrears, ccjs or default, this was due to an elderly parents ill health and helping to pay medical bills, (they live abroad) as their UK pension hadn't come through. Is it likely I would still get a mortgage offer? I shall be putting down a deposit of £300,000 and only looking to borrow between £100,000-£110,000. My current mortgage is with Halifax and all payments made on time.
you're putting down a hefty deposit and provided you submit a written explanation of your late payments, you should be fine, especially you've already got a mortgage promise and already have a mortgage with them. If you paid it on time, I don't see anything like a couple of late payments on credit cards be much of a problem
Six months ago we got a Halifax mortgage. We are thinking of getting second mortgage. Can we let out our first property? If not, then how long do we need to wait to let out our property?
Technically yes.
However this is up to the lender. You should write to them first, explaining why you want to do this (wanting to make more money is NOT a reason).
They also may change the first mortgage to a 'buy to let' - this could incur fees.
Hello everybody!
Quite worried now about my Mortgage after looking at all of these reviews.
My partner and I have just yesterday sent off our full application through a broker and Halifax have only asked for our 3 month pay slips which I think for a start is going to come back and bite us in the behind!
We have 5% deposit some gift some savings. We are using help to buy Wales meaning they give the additional 20% to make it a 75% LTV.
We both have good credit scores, no defaults but previously used payday loans a few times for emergencies (but read that Halifax are normally okay with this)
I need to know how bad they really are? We have an estimated exchange date by the building company of the 1st of August do you think it will be done by then? It is the house of our dreams and would be devastated if we lost it because of their inability to keep within time frames!
Thanks to anyone who responds!
Hello there,
Only someone who works at Halifax would be able to comment on how quick they will be able to process it. They did ask for a few things from us - but from application to offer was about 4 weeks. They asked for 3 payslips from us both and 6 MONTHS worth of bank statements from me?! I think its because my credit score was just ok - not brilliant.
My partner had took out one pay day loan before which I wasnt happy about 2 years before but they didnt query it. However Halifax did turn round and ask for a Gifted Deposit Letter so they know that the funds were gifted. Tbh Halifax messed us around - they issued the offer and sent it out - then withdrew the offer - despite us already instructing solicitors and paying surveying fee's etc. Luckily our broker was on the case and they could not explain why they had withdrew the offer so had to re-issue a new one. Near the end my solicitors were waiting on a hard copy of the mortgage offer.
Good luck!
Does Halifax do 6 month decision in principle?
Yes, mine from 2012 was a 6 month DIP luckily as it took 5 months to all go through.
