I Lived My Council Flat And Had No Problems In 6yrs
It never had a problem, but could be as is serviced by company every year without fail. If they willing put these in council properties they must be fairly reliable. It has prob been in at least a few years before i lived here. It looks basic and timer not that easy to use but does they job well. It does seam loose pressure every year on bar gauge but still within limits and needs adjusting when serviced. I think with these reviews people only complain when theres problems never praise anything. They fit these in all council properties here, or did.

Absolutely Rubbish - Avoid
We have had no end of problems since this boiler was installed and have not gone a winter without severe problems with heating, water or both. The boiler has been almost completely rebuilt with parts failing regularly. Do yourself a favour and avoid it like the plague!!

Eight years of unreliable service. Multiple replacement of DHW thermistors, diaphragms, and now looking at possible new diverter valve and PCB. 'Experts' who recommend and work on this boiler are even more unreliable than the boiler itself.

Good For The First 12 Years, Now Its Falling Apart.
ive had this boiler for 12 years, with no faults to speak of, besides sometimes having to reset it maybe every couple of months. but now out of the blue we've had a new parts, and now were being told its needing a whole rebuild, cant really complain a 12 year old boiler with no faults, it had to happen at some point.

Temperamental And Unreliable
Our 105e was installed in 2007. Since then we have had a problem every year. Nearly every part inside it has been replaced.

Do Not Buy This Boiler!!!
Good points: It's cheap
Bad points: EVERYTHING!!!
Only had this boiler 6 months and it's been nothing but trouble. BAXI helpline are no help. Boiler no longer fires and needs to be reset every time we want heat or hot water which only lasts an hour. Had a plumber look at it on no less than FOUR occasions. If I want to wash my baby's bottles or any dishes I have to boil 3 kettles to fill the sink as I can't leave the baby to go into the attic and reset it every hour!
You may as well spend the extra money to get a decent make as you'll end up forking out a lot more in plumbers' fees if you buy a Baxi!
best boiler on the planet, where are you in the world?

Great No Nonsense Boiler, Cheap And Reliable
Fitted this boiler along with a new central heating system, powerflushed and have not looked back.
This system has been in over 9+ years and not a single problem over all this time.
As a time served gas safe engineer I see bolier breakdowns everyday and generally speaking when there are problems it tends to be down to poor installation and poor maintenance which causes boilers to fail.
As a consumer who knows nothing about boilers, they will blame the appliance and vow never to buy that brand again. Not realising that their poor experience possibly has been caused by a rubbish installer who cut corners and didn't do a good job.
What's great about these boilers is that they are cheap, parts are readily available and modestly priced and easily fitted.
They don't have fancy computers inside and consist of just basic engineering.
I see top of the range Worcester bosch's / Vailiants / Viessmans breaking down all the time and annoyed customers who thought they had bought quality and unerring reliability...sometimes this is the case, but many times they are the victims of a cheap/cut price install and a lack of routine maintenance.
So my advice is find yourself a good honest unbiased independent gas safe installer and don't be fooled into going for the cheapest headline price.

Absolutely Hopeless. Very Unreliable.
This boiler was installed in our house before we moved in and has been utterly useless from the moment we switched it on. There have been numerous attempts to fix it, with a new circuit board and air pressure switch. It was thoroughly cleaned (not that it was in particularly bad condition) None of this has worked and I get a recurring fault which switches the whole system off about 2 minutes after you reset it.
You can't get more than a kitchen sink full of hot water out of it without the fault occurring and switching it off. During the cold conditions in February the whole thing stopped working completely and we had to temporaily move out of our home because the temperature in the property was so cold.
I have had three engineers out to look at it and non of them can understand why it is faulty. I'm now costing up a Valiant because this is boiler is unrepairable and I may add, not very old.

Baxi 105e Great Boiler
Dont know whats with all the 1 stars i had mine installed in 2005 and it is still going strong not even had a service yet only one problem was the central heating and hot water kept cutting out in 2008 but that was due to a faulty PCB which was a common fault with the earlier ones as an electrician it was just a case of removing the old one and replacing with the new one only £50 for part. Temperature sensors on hot water tends to corrode over time but as there is one for hot water pipe and central heating pipe but easy to replace and only £10 for the part just pull plug out with 2 leads on it you can see when cover removed then unscrew. Brother has same boiler and he hads PCB go on him so just in case best to check it has new PCB design it.
