An awful experience from start to finish.

Absolute car crash, don’t even go there. My father appointed Ross Coates to handle the conveyancing on the sale of his property, which FINALLY went through in early December having started in the Spring. Admittedly there were some hold ups due to probate on the buyer’s side but the simple fact is that their business model is quote cheap and stack ‘em up, which puts their team in a completely impossible position in terms of being able to service clients appropriately, working only by email and basically refusing to speak to the other party’s solicitor (who were equally awful). I had to step in as my father was going mad with it all and it was truly horrific. The final nail in the coffin was a message from my father’s equity release firm in the New Year to say there had been a 12 day delay between completion and when they actually received the sum owed so interest was still racking up on a property that he no longer owned to the tune of £1k+. When I spoke to the team, this came as no surprise and was resolved in a few days (by which time the interest had gone up again). I can only take comfort that the amount they had to pay the bank to cover their error was more than we paid for the conveyancing so they actually made a loss!

I have no hesitation in recommending the person I dealt with at Ross Coates for any conveyancing work. I recently had a purchase completed by her where by previous conveyancer almost left me in a situation of losing out property due to owner looking for quick purchase and previous solicitors being too slow. I reached out to the person I dealt with after running some online search, I had some doubts signing up to Ross Coates after reading few not so good online reviews so I decided to call and she delivered everything that she said and completed the purchase well within time period I wanted. She is brilliant in responding back to you, you can call her any time and she answers all her calls or come back to you same day and this applies to her email too. I was impressed with her commitment to any case she handled and understands the importance of keeping her client up to date and fully informed. Great experience I had with this person and she is super talented.

Super service from Ross Coates - she was friendly, understanding and efficient. She didn't baffle us with legal jargon, just made the process swift and simple for us. You need to make a descision right from the start whether to pay for quick or a slow process. I mistakenly didn't understand this as the very competitive quote I got on the internet was for the slow process. I was selling a house only with no mortgage and no chain involved. Once I signed up and received my first letter from the solicitor advising me it was going to take 13 weeks to complete I was rather alarmed and filled with a sense of doom. In fact from signing up with Ross Coates and to completion it took 5.5 weeks thanks to last minute concerted effort from the person I dealt with.

After you have signed the contract with Ross Coates, they will tell you a purchase with take 13 weeks, unless you pay another £250.

I had to chase them all the time otherwise the purchase would have fallen through.

The person I dealt with never replied to any of my emails or phonecalls. When i did speak to her she was inaccurate.

Our team was headed by a man who was very personable, diligent, professional and genuinely interested in ensuring everything was done correctly for us. Although the early part of the process progressed slower than we would have liked, and there were some extra fees to be paid (in accordance with their Terms & Conditions), the person we dealt with personally ensured that completion was achieved for us, to meet our plans - regularly calling us as things progressed and providing very welcome advice on how to deal with matters related to the move but actually outside his remit. Would highly recommend this man's services.

Used this company for house purchase, they were incredibly inexpensive but just great, Everything was on time, they put up with my demands with good grace and humour and the person I dealt with was courteous, gave great advice and did what I asked. It was in fact Ross Coates that made our house move so much easier and I couldn't be more thankful for this service.

I hope to not to go through a house move anytime soon but if I did, then I wouldn’t hesitate in choosing Ross Coates for our conveyancing.
