Mortgage Loan Brokers

Stay away from this company.

This statement concerns my dealings with Texas Lending. They are located . in Dallas, Texas. My first contact with them was prior to February 20, 2015. I base this on an email that I received from one of their Mortgage Counselors asking me for copies of my current mortgage statements. The email was sent to me by the person I dealt with.When I first met with him I was left with the feeling that he really had no idea what he was doing which made me rather uncomfortable. I stressed to him the importance of having this refinance done and completed before April 15, 2015. He assured me that it would be done without any problem.

Over the next several weeks, I became acutely aware of the fact that the person I dealt with did not have the experience or knowledge to be able to handle my application. At one point he ended up asking for help from a Senior Consultant. Unfortunately, all this did was make me even more uncomfortable than I already was. I now wish that I had immediately bailed out and taken my business with me. I would eventually realize that even doing any business with Texas Lending was a huge mistake in judgement on my part.

I could never get either one of them to give me a straight answer about anything. I told the second guy numerous times that Refi. needed to be done before April 15th, and why it was so important. I have text messages from him as far back as March 18th assuring me that he was well aware of the urgency, and that it should not be a problem.

On March 19th, I got an email from him where I could electronically sign the documents and send them back to him, which I did. On April 2nd, I sent him a text that I had just received the GFE ( Good Faith Estimate ).

Sometime in early April I hand delivered a document that their processing dept. had requested. This ( The GFE ) turned out to be the very last thing that I would receive from him in the way of documentation that a loan was being processed. While I was in the office he came out to meet me. We started talking about the appraisal, and he said something that caught me off guard. He said, "I am not supposed to tell the appraiser how much we need for the appraisal to be so that you will have a 20% equity in the house. But that does not mean that you can not tell him because technically he works for you since you are the one paying for it." It may not be illegal for him to tell me this but it sure seems like it is unethical.

Over the next month and a half, all I got from him was excuse after excuse after excuse as to why no progress was being made. At one point, the numbers had to be changed, ( Because of the appraisal ) so I started asking for the new GFE. I must have asked at least a dozen times. I NEVER got one. I have a text dated April 22 asking when I could expect a new and updated GFE.

At one point, I was told by someone in the processing department that customers like my wife and I were the kind of customers that everyone looks for. Both of our credit scores were above 700. We had absolutely no credit card debt whatsoever. We had long employment histories with the same companies. My wife alone had a yearly income above $50K per year. Get the picture? So I was having a difficult time trying to understand why things were not moving any faster. The only thing I ever heard him say to me was "I'm just trying to get you the best deal I can." I had also sked him to check into a VA loan. He did everything he could to talk me out of it even though I am a veteran. After I went to a different company in mid May it turns out that a VA loan is in fact the best for me and my wife.

At one point I finally told him that I had heard the excuse about trying to get me the best deal he could so many times that I was sick of hearing it. I became so fed up with his act that I finally told him that he reminded me of a used car salesman; the kind that works on a "Buy here, pay here" lot.

I was rather shocked at one point back in March when he told me not to worry about making the payment on my current mortgage because the loan would be closed before the end of April. On April 20th I sent him an email asking if we were going to close by April 30th. I never recieved a reply of any kind. Not even an acknowledgement that he recieved my email. So I went ahead and made the payment on April 24th because I did not want to have a 30 days late on my credit record. On April 30th, I sent him a text mentioning that I had talked to someone at the Texas Department of Savings & Mortgage Lending. This must have got his attention because he went nuts. To say that he overreacted is the understatement of the year. He started telling me that there was no conspiracy against me, and that Texas Lending was not out to screw me. This had me thinking to myself, "Where in heavens name is this coming from?" Talk about coming right out of left field.

On May 1st, I sent him a text telling him that he had until May 15th to close or I would be going elsewhere. His reply was a simple "OK". At one point he tried to use California scare tactics by telling me that if we close as it currently was that I would have no cash to close and that there would be escrows. It did not scare me. All it did was anger me because I knew what he was trying to do.

On May 4th, I asked him for a copy of the appraisal because I had already paid for it. He came back with the excuse that he had already emailed it to me. I never got any such email. I still do not have a copy of it.

I wish that I had checked their record BEFORE I decided to use them. I saw on the Dallas BBB website that there is over thirty complaints that have been lodged against them. Some of the complaints even name him in specific.

I have condensed the two and a half months of aggravation for the purposes of brevity. It is, by no means, a complete recitation of everything that occured.
