Avoid!
No hot water/heating upon moving in. Took 2 weeks for them to take action. Broken blind, shower attachment, cracked floor tiles, leaking sink, black mould. All reported over a month ago, no action. Have 6 different members of their team emailing/calling, not knowing what each other has done or said!

I just wanted to leave some positive feed back for the lettings agent i have been corresponding with at the Haart branch in wimbledon.
From the beginning, she made me feel very valued as a potential tenant and was very attentive in finding out what i was looking for and what my needs were, from my past experience’s with agents this level of concern and empathy can be hard to come by.
She has made me feel heard and reassured that she will assist me in finding a suitable property for me and my family.
I am now feeling a-lot more optimistic during this uncertain time :)

Updated, the worse property management;
As a landlord, it's crucial to be cautious when dealing with property management companies. These companies often charge substantial fees but may fail to deliver the services they promise. In my experience, I spent over 18 months dealing with a property management firm that consistently underperformed. I spent nearly a year raising complaints about their unskilled managers who neglected essential tasks such as following up with tenants, conducting property visits, and proactively maintaining the property. Instead of addressing issues before they escalated, they only acted after problems arose.
To make matters worse, when I decided to terminate the agreement due to their poor service, I was charged a penalty equivalent to six weeks' rent. This experience highlights the importance of thoroughly vetting property management companies before signing any agreements, as many may take your money without providing the level of service you deserve.

If I could rate them 0 I would as they do not deserve 1 star !! They are very quick to respond to you to get your money and then after that you are lucky to get to speak to anyone other than a switch board!
Told by the agent that we were dead certain for moving and told to hand our notice to our landlord and book our movers to which we did! The agent was asked repeatedly if we are set on this and were told YES! However 7 days before moving they then told us that we had failed our checks because of paperwork not being verified and then changed the story when challenged on it and tried to tell us we would not get deposit back! They were again challenged on this and was told I would receive a call from Manager to make a complaint to which I never received !!! Surprise Surprise! So now i am effectively Homeless in 6 days with a toddler and a teenager and currently £679 down due to movers being cancelled and no holding deposit yet to be received!

Positive Review Of Haart
Having placed our house on the market in April we had a accepted offer by early June. Staff all friendly, helpful and knowledgeable. The Area Partner, has been particularly helpful, not only with our sale but also regarding our prospective purchases.
We are still in process of buying/selling but up to this point everything is progressing smoothly thanks to their help.
Q&A
What action can I take if the place I have been provided with is pest infested?
As a landlord should I get charged a rent collection fee as well as tenancy set up fees at the start of the tenancy?
I thought the move in monies in the tenancy set up fees included collecting advance rent and deposit, and that a rent collection fee would start in the following month.
If it is not included does that not mean we are paying twice at the start for the same thing. I have tried to get a clear answer from Haart but I am getting conflicting responses.
Haart will charge you for everything. You and your tenant will be charged a set up fee for the contract and then you will be charged again every month for receiving your rent and transferring it over to your bank account. If the tenant doesn't pay the rent Haart will attempt a couple of times to ask for it and then tell you. They will refuse to advise you on your course of action and you may well end up paying large solicitors fees on top.
The fees they are charge are extremely high for the amount of work they get involved with and lack of support given to landlords. My suggestion is to shop around agents and ask these questions before signing a contract. Write down what they tell you and date it. They will all throw their contracts that you have signed in your face. Make sure you understand what you are signing before doing so. With my dealing with Haart I feel that I have not received value for money and have had my time wasted trying to do the job myself and paying them with what I feel is their incompetent service.
