Deceptive, Money-grabbers
Although this company has now been taken over by Leaders and trade under their name, it was formely know as Alan Francis, which is the company who took my property on. The staff still work there, under the name of Leaders now. I feel obliged to write this review to expose the numerous shortcomings of this company. I can substantiate everything I have claimed on this review and welcome anyone who wishes to see this for themselves. I sigend up to this company through a mutual friend of both this company and myself to manage my 6 bedroom HMO (House of Multiple Occupancy). This happened to be the worst decision I have made during my time as a landlord. They presented themselves as very professional and understanding when they wanted to take on my property. Unfortunately I soon came to realise that this was a deceptive ploy when issues began with tenants they had placed into the property. I was being notified of numerous claims of damage being caused in a perfect, well-maintained property as I am very house proud. To add to this problem, the police had been involved to remove an unknown individual who was residing at the property. Any maintenace work was carried out to an absolutely embarrassing standard which would be fit for any 10 year old to be proud of. All this had to be paid for from my own pocket to be rectfied after paying for it initially by their so called skilled tradesman. I had two very longterm, relaible and decent tenants who I lost in quick succession after giving my property to manage due to their complete disregard of the condition and wellfare of the individuals living there. Whenever I called to speak, they were always conveniently 'in a meeting' or 'out the office'. They never returned any of my request for them to call me back when they were avaialble and everything simply always fell on deaf ears. When I began to ask to speak to the manager to express my disgust with how I was being treated, they simply always had an excuse: 'not in the office, 'away on holiday' etc.
Unfortunatley the complications didn't stop here for me. When I served notice to terminate my contract with these habitual and useless, my deposits were never returned to me, even after turning up to the office five weeks from the end of my contract date. When I finally met with him as I turned up to the office unannounced, I insisted I am not leaving until the deposits are returned. He went upstairs for 5 minutes and when he came back he told me striaght to my face that 'it's all done and will take a few days for it to come through'. I left the office with a huge sigh of relief as I was no longer associated with these con-artists. When a week passed and no deposit arrived into my DPS account, I took it upon myself to call their deposit company (TDS) who had told me nothing had been instructed (now trading as Leaders).
It took me four long weeks of repairs to get my property back to it's former standard and in a habitable condition. When I made reports of the damage caused by thier tenants who were supposedly vetted, I was met with nothing but silence and the blame was put on the third party company (Sai Aryan) who had sub-let the property and I have not been paid a single penny to this date.
This is a very incompetent company who is only good for collecting your money and deducting their costs. I have been taken for a long ride by these rogues and can't stress enough for any newcomers to stay well clear of this horrendous company. Instead of having a peace of mind instructing an agent to act on my behalf, I have made a significant financial loss.
They have been very unresponsive to my calls and emails and I am really looking forward to their responce to this feedback as it will be the quickest responce I have ever recieved. I would just like to remind you that I have attempted to speak to the manager on numerous occasions, but was given the runaround. If you want to be disgraced, shamed and be treated like pond-life then simply do business with this company. Please take note how this company responds to negative feedback. They DO NOT respect every customer as an individual and their reply to feedback looks carelessly the same (copy and pasted). Absolute careless money-grabbers.

I could write a book about the inconsistency, lack of professionalism, no transparency and total incompetency, but it has already been said.
As someone who had these people to manage my property I would say to anyone considering them STAY AWAY, all of the negative comments that are on this site I am sure are totally accurate, because I have experienced most if not all that has been said before.

As the owner of a property that leaders have managed the rental for the last year I would recommend never using these the tenets were lovely however the management at leaders were not never had full rent always deductions some justified but many not there repairs team are shocking worked carried out in bathroom leaked after attending damage to other parts and then trying to shift blame items missing and damaged but because there were not new will not replace carpet left not cleaned and then to be told I would have to pay for it to be done and apply for refund. Tenants asked to stay longer which a date was agreed and then let them stay longer with no communication about it I had to chase payment for extra days still not paid and still no keys back . Trying to get them to respond to calls and emails is hit and miss in the end both myself and tenants dealt with what we could ourselves very unprofessional and no one seems to know what there doing, and all you hear when you do get to speak to some one is we’re short staffed or of sorry they have left. Absolute joke of a company stay away .

Negligent And Incompetent With Few Ethics
Leaders failed to inspect my property for over three years during which the tenant mistreated it resulting in £10k damage that could have been prevented had Leaders carried out their inspections and arrested it in the early stages. They deny all responsibility. Worse still they voided aspects of my insurance policy and let the property out to someone with six County Court Judgments owing over £6,000. A complete disgrace.

Worst property agents to ever deal with.They are manipulative and conspire with their landlords to prey on Tenants.
I rented a 5 bedroom house from them and was advised that it was long tenancy,so i got myself comfortable knowing i was going to leave in the property for atleast 5 years.They tricked me into taking entering a no deposit scheme which saw me paying more than £50/month for nothing. 6 months during my tenancy, they told me they were selling the property and i either had to buy or leave. I was not yet prepared to buy a property and with all the efforts i put to relocate with my wife and 3 children i was confused,depressed and stressed out that i had to start looking for a new home.I stayed in the property for more than 6 months while it was being sold and paid my rent in full an on time as i have always done. We had weekly visits from different persons that wanted to buy the house which terrified my children. I finally got a new place and i had to spend a lot of money again to move,look for new schools for my children,sygery etc. I made sure the unit was kept cleaner than when we initially moved in. Then a month later leaders sent me an email that i owe them £981 and i must pay the money. I also had the landlord at some point threaten me that since i was not a British citizen, he could make life difficult for me, that he knew people. This people are the worst of humans i have ever had to know. They are heartless and will prey on thier tenants

After Viewing A Fully Furnished Property On Leader
After viewing a fully furnished property on leaders letting's portal end april 23, we were interested in renting out the property based in st4. Wanted to view it personally, but agent "r" said no viewings available as they were full up. We put down the holding amount based on the video shown. After they received the money in their account, agent "r" said owner will be removing some of her 'personal victorian furniture' from the property and so i asked for an inventory of what would be left back in the flat. Twas a 2 bed room flat, but as per owners insistance the 2nd bedroom had to be used as a dresser room. I informed them i had a ortho mattress which i wanted to use in the 2nd bedroom. (there was only 1 bed frame and matress in the other bed room) inspite of repeated requests to give us an inventory, we never got it. We were given a viewing date of 30th may, and move in was to be 9th june. On viewing the flat, i was shocked to find the flat totally bare and stripped of all carpetting and furniture shown in the video. Owner and agent "r" was there for the viewing. Not only that, wardrobes were filled with owners clothes in 2nd bedroom. When i enquired about the furniture, was told that was the owners very expensive furniture which had been removed, and what was left behind was a dining table, with 4 chairs which were being upholstered. The only bed frame and mattress was removed and agent asked me for dimensions of my mattress and said owner would be giving me a frame suited to my mattress, thus ensuring very cleverly that 2nd bedroom was to be used as a dresser room. I enquired about the clothes in the wardrobes and was told by owner that she was in the process of moving and would remove them within a week. But earlier she had said that she had lived in the premises for 10yrs and had vacated years ago and was living elsewhere. Owner is a very strong willed person, and has leaders wrapped around her fingers, she calls the shots!! I asked agent "r" to send us a copy of the contract so i could view before signing, that too was not done. Along the way we had so many queries, but none of them were addressed, and yet agent was saying they were working to get us in as soon as possible. On 6th june23, i was told by agent that as owner owned a shop unit below the property, we would have to share the water meter with the shop as she was unable to split the same. The original rent was to be 795/- but now the water charges of 40/pounds would be added to the rent making it 835/-. What it meant was that the rent would always be changing. So we decided we had had enough and wanted to opt out of renting this place as there was no clarity about anything. I have sent out endless emails asking for my holdings money to be refunded back, and every one has given me damage control answers of how hard they were working to get us into the unit. Recently they have agreed they have defaulted(of course they termed it as not their high standards of communication!!!) and have offered to refund me the amount back. I have accepted their offer and conveyed to them, but since then they have not acknowledged my emails and have kept mum. I believe leaders was very aware of all of this, and was siding with the owner, though ofc they do not admit to it. Now they tell me they could not show me the flat earlier as they did not have the key, but the truth is the owner wanted to be there for the viewing, and could not come earlier. I am so relieved we did not take up that unit, really dont know what else they would force on us. Please check out everything if you want to deal with leaders lettings. They have a lot of grey areas which they use to cover up their faults. You, and then later give you some damage control explanations. There is no transparency in their dealings. They showed us a fully furnished carpetted flat, and wanted us to settle for a bare unit, with owners clothes in wardrobes.

This is the worst letting agency i have ever met.
From beginning I have faced lot of issues with this agency. There Property Management Service is Waste
They have separate departments for every system. When I moved in they have not provided any Keys to access meter reading room, no keys for letter box, no proper guidance is received.
I've received a heavy estimated bill and when I am trying to reach out to Leaders Property Manager, he is not at all responding to my queries. Its been 2 months I am chasing with him for the meter reading room keys but he is not at all bothered.
I would never recommend Horsham Leaders Agency to anyone in future.

Without a shadow of doubt, the worst company I have ever had the misfortune of dealing with. If they say they are going to do something, you can almost guarantee that it won't be done. Clueless, useless, disorganised, careless, apathetic are just some of the adjectives you could use to describe this company. If you want someone to manage and look after your x hundred thousand pound asset, these are not the people you want to do so. They have proven themselves over and over again to be entirely incompetent of anything representing a management service. Every single time, anything needed to be done, you could be assured there would be problems.
They don't know how to take meter readings, inventorise anything, communicate with customers, manage a property, handle disputes. They don't communicate internally let alone with customers. You will speak to a different person every time you need something and receive calls from random people who you don't know.
They do know how to break your belongings (after misplacing them and rediscovering them miles from where Leaders claimed they were), untrue to your face and randomly take a deduction without explaining or telling you why.
Expect to fight them when they mess up because admitting fault is near impossible for them. As an added bonus, they will allow violations of contracts and nickle and dime you for every penny when they are so clearly in the wrong.
It doesn't matter if you file a formal complain higher up the chain because the level of service will not change. Only a deviant would willingly put themselves through the chaos that is using this awful service.
I could go on, but I think you get the point. Run a country mile and then run another just to avoid the pain that is dealing with these clowns.
I would suggest Leaders focuses on customer retention and experience as opposed to buying up numerous high street chains to facilitate their growth as a business. I would be truly embarrassed if I worked for a company which behaved the way Leaders Romans Group does.

AFTER VIEWING A FULLY FURNISHED PROPERTY ON LEADERS LETTING'S UK PORTAL END APRIL 23, WE WERE INTERESTED IN RENTING OUT THE PROPERTY BASED IN ST4. WANTED TO VIEW IT PERSONALLY,BUT AGENT "R" SAID NO VIEWINGS AVAILABLE AS THEY WERE FULL UP AND VERY BUSY WITH APPOINTMENTS. WE PUT DOWN THE HOLDING AMOUNT OF 183.46 POUNDS BASED ON THE VIDEO SHOWN ON THEIR PORTAL. AFTER THEY RECEIVED THE MONEY IN THEIR ACCOUNT, AGENT "R" SAID OWNER WILL BE REMOVING SOME OF HER 'PERSONAL VICTORIAN FURNITURE' FROM THE PROPERTY AND SO I ASKED FOR AN INVENTORY OF WHAT WOULD BE LEFT BACK IN THE FLAT. THIS WAS ADVERTISED AS A 2 BED ROOM FLAT, BUT AS PER OWNERS INSISTANCE THE 2ND BEDROOM HAD TO BE USED AS A DRESSER ROOM. I INFORMED THEM I HAD A ORTHO MATTRESS WHICH I WANTED TO USE IN THE 2ND BEDROOM.(THERE WAS ONLY 1 BED FRAME AND MATRESS IN THE MASTER BED ROOM) INSPITE OF REPEATED REQUESTS TO GIVE US AN INVENTORY, WE NEVER GOT IT. I ENQUIRED ABOUT THE CLOTHES IN THE WARDROBES AND WAS TOLD BY OWNER THAT SHE WAS IN THE PROCESS OF MOVING AND WOULD REMOVE THEM WITHIN A WEEK. BUT EARLIER ON SHE HAD SAID THAT SHE HAD LIVED IN THE PREMISES FOR 10+YRS AND HAD VACATED THE FLAT YEARS AGO AND WAS LIVING ELSEWHERE. ALONG THE WAY WE HAD SO MANY QUERIES, BUT NONE OF THEM WERE ADDRESSED, AND YET AGENT WAS SAYING THEY WERE WORKING TO GET US IN AS SOON AS POSSIBLE. AND HAVE OFFERED TO REFUND ME THE AMOUNT BACK. I HAVE ACCEPTED THEIR OFFER AND CONVEYED THIS TO THEM VIA EMAIL. IT HAS BEEN 10 DAYS NOW SINCE THEN, THEY HAVE NOT ACKNOWLEDGED MY EMAILS AND HAVE KEPT MUM. I WILL SURELY ESCALATE THIS MATTER IF THEY DO NOT RESPOND. I DO BELIEVE LEADERS WAS VERY AWARE OF ALL OF THIS, AND WAS SIDING WITH THE OWNER, THOUGH OFC THEY DO NOT ADMIT TO IT. NOW THEY TELL ME THEY COULD NOT SHOW ME THE FLAT EARLIER AS THEY DID NOT HAVE THE KEYS, BUT THE TRUTH IS THE OWNER WANTED TO BE THERE FOR THE VIEWING, AND COULD NOT COME EARLIER. I AM SO RELIEVED WE DID NOT TAKE UP THAT UNIT, REALLY DONT KNOW WHAT ELSE THEY WOULD HAVE FORCED ON US. PLEASE CHECK OUT EVERYTHING IF YOU WANT TO DEAL WITH LEADERS LETTINGS, UK. THEY HAVE A LOT OF GREY AREAS WHICH THEY USE TO THEIR ADVANTAGE, WHEN YOU DISCOVER THEY HAVE NOT BEEN TRANSPARENT WITH YOU, AND THEN LATER GIVE YOU SOME DAMAGE CONTROL EXPLANATIONS. THERE IS NO TRANSPARENCY IN THEIR DEALINGS. THEY SHOWED US A FULLY FURNISHED CARPETTED FLAT, AND WANTED US TO SETTLE FOR A BARE UNIT, WITH OWNERS CLOTHES KEPT IN THE WARDROBES.

Do you think it is fair to tell a tenant that they can stay in a property for 6 months in an e-mail and then two days later tell them that they will be evicted 3 months early?
A contract is a legal binding written and agreed by both parties prior to any tenancy aggrement.
It's unjustified and unfair without any consideration to the other party unless a compensation or refunded on fees paid and to review why the contract is terminated .
An option of relocating or another option of tenancy should be offered.
