Failure To Communicate & Uphold Agreements Of Lease.

This is a terrible agency, with no ethos regarding effective communication, showing any initiative nor upholding their lease-obligations on behalf of the landlord they represent. My neighbour's flat, which they manage, was the cause of a leak affecting my flat - which ended up affecting my walls and skirting/architraves with damp and mold. Out of nowhere, a contractor was sent to my flat to assess the damages and provide a quote without informing me. Then the quote never arrived. Chasing the agents and their contractors and never arriving anywhere has been the plot of the story. Delay tactics seem their way of communication and then claim to suddenly stop receiving emails (despite a continuous thread). As a landlord myself, I would never consider this agency in any shape or form to manage my flat in Bethnal Green. Several months down the line and I am still not getting anywhere with them.

Warning. Avoid And Steer Clear.

As a landlord of a one bed flat, I found these guys to be the worst estate agency I’ve ever used. When reading and before signing the tenancy contract I came across a part in the tenancy agreement which mentioned fees charged on renewal. I thought it was extremely high, so I questioned it. As I was managing my own property I was told by the two estate agents dealing with me that I shouldn’t worry about that fee and that it only applies if the property was managed by them. When the time came and the tenancy was about to be renewed, my tenant wanted to stay on another term. This was ok for me but I’d already arranged for a friend to move in if he did want to leave, as I knew that I could not afford another estate agent. So you can imagine how shocked and upset I was when the estate agents wanted to charge me a full month rent for one more year rent and 2nd year part of a month. of renewal fees. When I complained saying I was mislead when signing the tenancy agreement, I was threatened with court action if I didn’t pay. The money I received from the rent helped pay towards my mortgage. As a single mum, without this money I would struggle. If they had told me the truth from the start I would not have used them as agents and I would not be struggling now.

Absolutely Terrible With Bait And Switch

Called about a property that was listed that we loved the look of. The first time we tried to see it were told the tenants decided to stay on after waiting around for them to call us back. We were offered another property which we did not like as we were told 'oh, it's just around the corner'.

When the property we liked was resisted, we called again and got told the same story (obviously after waiting for a day, them giving is a date and then cancelling at the at minute and telling us the same story) .

Tenants are either insane or this is a classic bait and switch. As they can't get rid of this second property they keep trying to show us.

What's even more terrifying is somebody claiming to be the director of the company pastes the same comment on every review. Sorry, I'm not an imposter; I just wanted to view a property you seem to enjoy listing over and over.

I'm sorry you feel you have had a bad experience with my company, as far as I am aware you have not lodged a complaint with the manager of my office there, Daniel Collins, who is also a director of the company.

You were told the same story because it was true, tenants of properties that we market do sometimes change their mind and decide to stay, they look around at the market and realise that the rental increase they were offered was fair so they stay on. It's unfortunate and can mess clients around and my staff!

I copied and pasted the same response to all of the previous reviews as I only became aware of this web site some time ago. A lot of the reviews were very old. In an attempt to discuss the problems clients had, if they were genuine, I sent out the same reply, that I am available and willing to discuss any matters. I have not heard back from any of them. It would not be beyond the realms of possibility that the reviews were from rival companies attempting to give us a bad name!

If you can provide proof of the property you inquired about being re-listed I will happily look in to this matter for you and am sure will come up with an explanation. If need be I will find out from the tenants of the property listed if they would be prepared to talk to you and explain this to you themselves!?

Think Twice Before You Pay Holding Deposit

We paid £500 holding deposit to them for a place which they didn't get for us. On the contrary they blame us for letting them lose the business, not returning the deposit. We are still with legal advice to complain them.

Hi. I’m a landlady of a one bed flat, which may I add, as a single mum is my lifeline. I’d like to take Lloyds Residential to court if anyone would like to team up with me. I was bullied into paying a renewal fee even though I did not want to renew with them. I have now paid a lot of money without a contract and the amount was much too much for my pocket. It was extortionate and I would never have paid it had I been given the correct information by the two agents dealing with me when signing the tenancy agreement. What surprises me is that as well as being mislead about renewal fees on signing the contract by being told that the fee did not apply to me upon asking, as I was managing the property myself and they weren’t. Despite telling the manager that I wasn’t financially able to pay this extortionate fee, he still demanded a payment and threatened me with court action. In the end he told me that as a gesture of good will he will allow me to pay a slightly reduced fee over a period of 4 months. Either I pay he said, or I would later have to pay a lot more including court fees. As I was afraid of having to pay even more, I was left with no other choice but to pay his fee offer. I am now left in financial hardship, unable to even buy a birthday present for my child. I was never intending to use an estate agent if my tenant moved out. This year I had decided that because I had a lot of financial responsibilities, I was better off doing it privately and cutting out the bill of the estate agent, which I knew I couldn’t afford. Instead I was forced to pay because the existing tenant wanted to stay on another term. May I add, as I could not trust signing anything handed to me by this estate agents, I paid without having a new contract drafted. They should not be allowed to get away with all this. It’s very wrong.

Please Be Aware Of The Following Information!

We used Lloyds Residential and found several ongoing issues with them throughout our tenancy, they caused us a great deal of stress and we are fighting for our deposit back after their failings.

First we encountered the property in the dirtiest of conditions, fixtures falling apart, yet their inventory stated 'in good condition/in good working order'. We logged the information with 3 colleagues of theirs to find they did nothing about it, not even an apology, we got over this, then we logged a faulty appliance which they left for 8 months, knowing quite well that they had breached the Health & Safety Act, they had fitted the appliance which was pushing against a gas pipe that we too big for the appliance, again further breaching the Health & Safety Act.

They failed to safety check the back sash-window which fell onto my flat-mates hand where a neighbour had to help him free, again we informed and they left the window in dis-repair for weeks, shockingly they didn't even ask if my flat-mate was ok?

Once they had our money they did nothing else for us, we had to administer everything from arranging electricians to other house visits from external companies, they are not bothered about you, once that have the Tenancy agreement signed by you they you are trapped with them and become insignificant throughout your tenancy. When we met the landlords they we're shocked as they are paying them alot of money to look after their property, I believe that they complained to them, during this period they repairs started to be worked on.

I would never use these guys ever again and have urged friends and people who are looking to rent to look elsewhere, I'm not saying don't use them but if you do then be sure to have everything clear from the start and have everything logged via email and provide photographic evidence as come to the end of the agreement and they will land you with a massive bill for their inconsistent and unprofessional service.

We are still fighting for charges from our deposit, sadly another stress added to a long list of issues throughout our time with them, it's really sad that they can continue to disregard their customers.

Terrible Service

They are managing my property and there is a water leakage in my living room since last 3 weeks. No action has been taken, even now they stopped responding to my emails.

What if you are eating in living room and the water started leaking from upstairs bathroom on your plate and head.

Please keep away from them.

Awful - Never Use Them!

Where do I start?! Lack of communication and competence. On emailing, they did not respond to the detail in our email. We were forced to take them to Court to get our deposit back! Only once we paid the Court fees did they agree to release it to us. It has been approx. 6 months since we vacted and we still are waiting for the deposit to actually be in our hands. The property was misrepresented and caused us a great financial loss. We will never deal with them again and do not recommend them to anyone! I could go on, but it angers me so much. For a poor unsuspecting tenant, you will be bullied, especially if you are not in a position to negotiate. Be aware!

Never Call You Back

I agree with others, this place is terribly slow at getting back to you. Have been waiting for some information from them for over 6 weeks now, its ridiculous! Have now taken to calling back every day when their lines open at 10am and everyday I am getting the same, 'we'll call you back' rubbish. Terrible, terrible customer service.

Don't Go There. The Agent I Dealt With Never Retur

Don't go there. The agent I dealt with never returns phone calls, completely incompetent, extremely slow. He took 2 weeks to get an offer approved. He eventually killed the deal. And in this case, they do not have sole agency. They do not appear to be part of any real estate industry body so you cannot complain against them
