Avoid Reeds Rains Liverpool At All Costs!
As a landlord who had the misfortune of entrusting two properties to Reeds Rains Liverpool City Centre, I cannot stress enough how utterly incompetent and unprofessional this company is. From start to finish, my experience was a nightmare.
First and foremost, they failed to return my tenants' deposits in a timely manner, which created unnecessary stress and frustration. The staff are rude and dismissive, showing a complete lack of respect or care for landlords or tenants. To make matters worse, they have an unbelievably high turnover rate, with new staff seemingly replacing the old ones every month. This meant I was constantly dealing with unfamiliar people who had no idea about my properties or ongoing issues. They didn’t even bother to inform me when staff left, so I often wasted weeks waiting for responses from people who no longer worked there.
Their negligence doesn’t stop there. They completely failed to conduct the regular inspections they were contractually obligated to perform. This left my properties vulnerable and unchecked for damage or maintenance issues. Even worse, they allowed tenants to leave before their contracts ended without my knowledge or approval, directly causing financial loss.
The lack of communication is staggering—emails go unanswered for weeks, if they’re answered at all. On top of all this, they stopped my insurance from paying out for the tenants they irresponsibly let go early, leaving me with no recourse for the financial damage they caused.
It’s clear Reeds Rains Liverpool only cares about taking fees while providing absolutely no service in return. Their incompetence and lack of accountability are appalling.
Save yourself the stress, financial loss, and frustration—do NOT work with Reeds Rains Liverpool. They are the absolute worst letting agents I’ve ever dealt with.

Dealing with Reeds Rains has been a nightmare, for myself and the tenant for whom I acted as guarantor. From the first enquiry to post-let, Reeds Rains staff have failed to deal with emails, phone calls and issues. The property wasn't inspected before it was let and now there is a plethora of serious problems, including some Health and Safety issues. The Branch Manager refuses to discuss the situation with me so I have been forced to pursue a formal complaint.

I would to say that I have recently been working with Reeds Rain the Dinnington branch selling a bungalow. Excellent service would totally recommend the whole process has been very smooth. This has been down to the team who work very hard at the branch. Nothing has been too much trouble and communication has been superb. I would defiantly use them again and advise others to do the same.
Disappointing And Frustrating With Reeds Rains Plaistow
I recently had a very unsatisfactory experience with Reed Rain Plaistow while attempting to purchase a property. The process was fraught with miscommunications and a lack of professionalism that ultimately led to a great deal of frustration.
Initially, when I contacted the agency, I was asked to provide all my personal information and proof of funds. I informed them that my husband would be viewing the property on our behalf, and was advised to have him call directly. However, when he did call, he was told he couldn’t view the property without my details, despite me having already provided them. This initial mix-up should have been a warning sign of the confusion that was to follow.
On the day of the viewing, my husband's appointment was nearly disrupted by a last-minute call to change the time, which was impossible for us due to his work commitments. During the viewing, the agent **** was uncommunicative and only responded when I directly questioned via video call, despite my husband being present with him.
My real disappointment began during the offer process over the Christmas period. After placing an offer, I received an out-of-office reply from *** and was instructed to email the main branch. Despite doing so, I received no acknowledgment or update, leading to uncertainty and the need for further follow-ups. I telephoned and sounded like I was a bother for calling to ask if my offer had been received. Once *** returned, there was some back-and-forth over the offer, and I submitted the figure she suggested, which was eventually declined. I even increased my offer significantly above the asking price, only to be informed later that day that another offer had been accepted. Surely an estate agent would give an option to increase to give the seller the best price. I have since read other reviews on another platform that they have done this to other buyers through this office.
The entire process felt underhanded, leading me to believe that there was a preferred buyer from the start. The lack of transparency and poor communication have left me feeling that Reed Rain Plaistow is not only unprofessional but also dishonest. This experience has been a complete waste of my time and has significantly impacted my view of their business practices.

One of the worst agent in Manchester, please guys don’t go with these agents, they will cheat you like anything. Before one of my friend suggested not to go but later I realised. Trust me they will loot your money
Worst Agency Ever I Had Come Across
Reeds rains is the worst estate agency I have come across. I had a viewing on one of their property to rent in Eccles new road and I have send our interest on that property and they said they will let me know about landlord’s decision. I made 2 phone calls in one week period after seeing no response from the agency. They were very rude over the phone and were not approachable at all. They asked me to wait for their email to get the update. Even after more than a week, my husband rang them today on 26th September 2023 to get an update, they said the property has been given to other people. They made us to wait for their update more than a week , very rude over the phone and not given any update. I won’t recommend this agency to any of my friends.

Reeds rains is the worst agency I have ever come across. They don’t fix or maintain the house but instead send you to the landlord who will refuse to fix anything. You would expect reeds rains to contact the landlord to fix things as you rented it through them. Any one looking to rent around Durham watch out for 8 Helmsley Close dl17 7qp as landlord will not fix anything and the bath leaks down to the dining area which I believe they have just painted over and you will start to notice it after a few months. And the worst thing is if you decide to move out they will keep your deposit. Don’t forget to use environmental health before thinking about moving.

Arrogant and rude. Customer service is a joke at Reeds Rains Liverpool
When I phoned to enquire about a house purchase I was made to feel I was interrupting their day.
I asked a question about the house, and rather than answer, I was told to go find the answers on their website!
I don't normally write reviews, but the experience was so unnbelievable, it has to be shared.
There are a lot of agents in Liverpool, do yourself a favour and try one of them and avoid Reeds Rains Liverpool like the plague.

A Very Bad And Poor Company!!!!
A stupid company with poor minded people. Not just that they are some shameless people (their representatives) but they also dared to sustain our family not to have dogs in the rental...i mean some nobodies paid well too much!!! On top of this, after renting a house in a very poor state, with a fully in mold kitchen furniture, when we have requested from them to talk with the landlords about us buying for ourselves a proper different new one, saying that we want to change it, these ones have had the face to come and demand us to live the new furniture that we buy behind....i mean WHAT?!???? WHO are these people daring even to ask such a thing?!??? Some shameless ugly poorly behaved people!!!! Aren't them ashamed?!?? And they decide these things by themselves?!??? Daring to ask from us to leave the furniture bought by us in the rental?!!! I mean we just had very bad experiences with them. I wouldn't allow such a company on a market EVER!!!! Shameless, shameless!!!!

My partner and I put in an offer on a property as suggested by Reeds Rains, even though we hadn't sold our property at the time. The offer was accepted by the vendor and I was informed to call them as soon as we had an offer on our property to sell. Nothing more was said, after 3 weeks I rung the estate agents only to find out that they were in the process of selling the house to someone else, without notifying me of the situation. Is there anything I can do?

I do not know if there is anything you can do legally. However, they definately need reporting to the Ombudsman as the company is an absolute joke. I am surprised their staff remember to get dressed each morning. Incompetent imbeciles. I tell everyone who I come into contact with never to use them for such an important event as buying/selling property.
If we all took the time to complain about such crappy service they would soon be out of business, which is only what the company deserve.
We rent our house through Reed Rains we have had nothing but problems with them, unknown to us they charged our tenants 12 months up front. We then decided to sell the house and gave the tenants 3 months notice, which ended in 14th Jan, Reed Rains said that they wanted an extra month and said yes to them, we said no as we needed to move back in. They then said they would start eviction process, after 14 days they still hadn't, they then told us that the tenants had said that they were waiting for a housing association house but not given them any proof, we have been given conflicting stories from Reed Rains one being that they were leaving on 24th. We got in touch with our tenants only to find that they had given them proof,and never said that they were leaving then only that they were viewing a house that day. and found that they had problems with Reed Rains. We now in a position where the tenants want to pay us direct and not Reed Rains and we want to accept, but Reed Rains have sent us statement changing them an extra month how do we stand legally as the contract ran out Jan 14th?
You may be lucky if you have kept a copy of every email or form of contact you have had with them, however despite me doing this they played dirty by giving the arbitrator a copy of an email that had nothing to do with my problem and could be misinterpreted. It may be worth your while to lose a month or so rent as if you manage the property yourself you will soon make up by not paying RR their exorbitant fees etc. I am doing so much better on my own and to have got rid of the hassle that RR created was worth the money that I lost due to the tenant removing my property and replacing it with cheap stuff, ie replacing £1000 granite for cheap plastic plus other items. It hurts to think they got away with it but I'm much more relaxed and better off financially too so good luck in whatever you decide to do.
