Refuse To Return Deposit
Despite receiving an email thanking us for looking after our rented property, Stags have failed to return the deposit some two months later.
Throughout the tenancy, the Stags rental team in Exeter failed to reply to emails or return calls. Needless to say, this has continued post-tenancy.
For a company that presents itself as a reputable regional business, the service offered is nothing less than awful.

Stags suggested the highest price of three invited estate agents. As I was impressed with their integrity I decided to choose them as my agent. In spite of their estimate being the highest price a sale was achieved within a couple of weeks. All progressed very smoothly and I was well supported in the process.They were most helpful in a stressful process .

Appalling Service From Stags Letting
After paying a management fee for 18 months to stags to manage the rental of my property, the tanants left prior to the end of contract.
When claiming money from the deposit to reimburse my expenses to clean, remove rubbish etc I was told that stags had kept the deposit of £895 to cover their own expenses leaving me £531 out of pocket. Despite writing to stags on 4 occasions asking for a deposit break down I have had no correspondence what so ever!!! My calls have been ignored and I am at a total loss as to how such a large local company can be allowed to get away with this. Disgusting service, save your money!!!
I also contacted the partner of the company Andrew Luxton direct and after promising me that he would sort it out and call me back immediately, no reply!

Stags did a great job marketing my home, producing a quality brochure and achieving the challenge getting it on-line in 3 days (I was going away)! The photographer was fab which was important for me as I wanted the quality of on-line photos to be sharp (having seen some poor photos from some other agents online when searching, particularly when you expand the photo, I think pixel quality is important). They got viewings within days.
The team were very professional. When I was getting quotes from agents they were the only estate agents who visited my home to take their shoes off without me asking! They were respectful of my home even though it was not a big, grand home. I found them to be very knowledgeable of the local market, friendly and straight forward to deal with. The valuation was fair, the commission fee seemed slightly higher than some up front but you can try to negotiate and I felt that I had got my monies worth.

Absolutely appalling service. Quite happy to put forward clients clearly in no position to move forward and others who just want a day out. Speaking to clients afterwards didn't happen. I have advertised where advised in all the various papers and done what was asked by Stags. Subsequently on speaking to house hunters who enquired about my property, they received no follow up and details about the house.
It has been the worst experience I have had for a long while. They get you to sign on the dotted line and then do nothing to sell your property.
I wish I had done more homework and read the other reviews about this company.
No Integrity Whatsoever
On several occasions we have viewed properties and have placed offers only to be lied to time after time. This estate agents obviously believes that the buyer is oblivious to its unethical and dishonest work practise. As several other review writers quite rightly said, do not believe a word they say.

Stags Honiton Appalling Customer Service From Staff!!!!
Stags Honiton is an appalling Agent to deal with. We dealt with their rental team and were treated appallingly by them. We didn't call them they sent us a Rental Property because we were on their mailing list. We contacted them immediately and was told the property had only just come on the Market and couldn't understand how we knew about it?? We explained we were on their list and wanted to view the property. We arranged a day that suited them as we were the first to enquire about the property and as such had a sort of first refusal. She turned up late, explained she thought the property was too expensive and thought the property was worth some £95 less than the Landlord wanted. We thought, "Great, she seems to be on our side". We left telling her we were definitely interested and would be willing to pay the full amount but she said "No, wait till I negotiate with the L/Lord". A week turned into two weeks and we phoned several times always getting put off until we realised that there were several other viewings each time retrieving fee's from prospective tenants, then we asked to go up and meet the L/Lord. This was after she had told us it had been let and had received a complaining email. Then they wanted fee's off me? Appalling Estate Agents and would never consider using them again.

Highly Not Recommended!
Having just vacated a rented property from Stags, this is not an experience I would ever wish to repeat.
They entered the property without our permission on one occasion. They withheld our £800 deposit, stating petty things that were wrong with the house. We left the house in a cleaner state than when we commenced living there, but they insisted it was left dirty, despite days spent cleaning on our behalf. We shampooed carpets before we left, but they charged us for cleaning carpets.
The property itself was seriously damp and despite several phone calls to them, nothing was ever done.
The kitchen was badly designed and the washing machine didn't fit, despite their reassurances.
They charged us for reprinting walls that were tired and in need of painting when we moved in, stating it wasn't up to their 'standard' of painting.
The ceilings were badly stained with previous water leaks, but this fact appeared to be overlooked.
All in all, a dreadful service, run by prima donnas who quite frankly only care about the profit they are making from all sides and have no conscience about ripping people off!

The same thing happened to us but the other way round. We were landlords living abroad and we paid the full management fee for 3 and a half years. When the first tenants moved out in October 2017 they told us that they would use their deposit to correct poor decorating done by the tenants, get filthy carpets cleaned etc. We were really surprised when despite lots of viewings we couldn’t get any takers, so we knocked the rent down by £100 and eventually got someone...2 weeks after the new tenant moved in we got an Independent Inventory report that showed how bad things were. Truro branch said don’t worry the jobs will be done over the coming weeks and the new tenant is happy. But other things began to alarm us like getting in an unqualified handyman to do a £1000 worth of plumbing...turned out he was a personal friend of the manager! In May after the 6 month tenancy had expired we returned to the U.K. and took possession of our property. The first tenant to,d us £700 had been taken but we could see no evidence of it being spent! Bearing in mind they took the deposit in October and we returned in May! Currently dragging them through the Small Claims Court...literally dragging because they do everything to try to delay things! So when they say the landlord doesn’t want to spend the money it’s not always the case, we did our best to try to be good landlords and paid top rates for what we thought was a professional company! What a joke!

Totally agree with your opinion of Stags. Its all one sided. What you should have done was request copies of all receipts for the work they said needed doing and what they charged you for!!! We were shown a property where they had charged the previous tenant the full deposit. The property was in a terrible mess with paint and cleaning required but they said the Landlord didn't want to spend the money and it would be down to us to clean? So were was the money gone that they charged the previous tenant ???? Stags copped for it and the Landlord was happy along as Stags got someone else in to accept property as is, and some desperate people will accept it and lose their deposit at the end as well???
Be Very Careful If Instructing Stags .
They have been repremanded by RICS , The Property Ombudsman , The Courts - but they wont mention this when looking for your instructions . Just be careful and ask around .
On the ground we found the staff to be excellent , which makes this even the more sad. With each tier however comes a higher level of incompetence and arrogance .

Yes . All very sad . The staff did a good job . Lions led by donkeys , in my opinion , arrogant donkeys at that . Expensive water under the bridge now for me , but I would simply warn to be careful if you intend dealing with them . Im sure they have numerous happy customers too , so unless you ever have a cause to complain , you might be fine .

Hi We have just submitted a complaint for several reasons....they allowed our gas certificate to lapse, they didn’t bother to check our new tenants had carbon monoxide detector...we sorted it out from Malta, we’ve had three leaks from our bathroom down through electric fittings and have paid over £1,000 to one of their contractors...we thought being Stags there was no need to check the contractor out...found out he’s a gardener not a plumber! When the old tenant left there were some breakages listed on the inventory, Stags tried to get us to pay for them. Am currently waiting for a reply but judging from these reviews not expecting much! They are not on Rics although on their website they say they are. Does anyone know if we have any recourse we can take?
