Avoid At All Costs.
The absolute most unprofessional company that I have ever dealt with and very incompetent staff, not everyone but majority of who I was in contact with. Will most certainly be encouraging family, friends, colleagues and others to avoid this company at all costs.

Worst Estate Agent !!!
Worst estate agents ever, will end up taking a big chunk out of your deposit at the end of your contract. We was told it comes with parking never got the fob to get into the car park. All flat repairs delayed or never happened. Takes them ages to get back by email or call. We went a week without hot water, they never fixed the shower after asking them through out a 8 month tenancy or fixed the fridge! At the end we gave up emailing or calling them.
AVOID !!!

Thornley Groves... Dishonest, Disorganised Or Just Cunning?
Were unable to disclose deductions to our deposit for 2 months after our move out date....
You only get three months from departure date to dispute with TDC (deposite scheme independent appeal) so that may be a tactic...
They also haven't provided invoices for excessive deductions despite using one of these invoices as the cause of the delays in advising on deductions.
4 emailed attempts have been made to obtain this information without as much as an acknowledgment in return...
They will also no doubt try it on and ask for a guarantor when moving in as well, we over heard at least three of these calls in the time spent signing our contracts... this was after them trying to bleed us of this charge...

Not International Student Friendly
I would avoid using Thornley Groves if you are an international student. When I arrived, they only had 1 property to show me, it has "just come on the market", was not ready for move in, but was told it could be available in 7 days. Nervous I wouldn't find anything available sooner (this was also reinforced by the letting agent), the letting agent told me I had 30 minutes to make a decision before she put it on the market to everyone else, I went ahead signed and put down a deposit...in retrospect I can see the pressure sales tactics. After I signed they switched up my agent, then told me that there would be an additional 4 days before I could move in. I should have just backed out then, but didn't want to lose the deposit. Now I am finally in, still waiting on someone to help me with heat and black mold in the shower. Oh yeah and it would have been nice if they mentioned I would be sharing a wall with a concert venue...If you are not from here, they will take advantage of this to put you in an over priced flat. I am stuck, but don't you be! AVOID THORNLEY GROVES!!!

Incompetent & Unprofessional
WARNING ! PLEASE AVOID THIS COMPANY AT ALL COSTS !
- Proposed tenancy start date delayed by 1 week and only gave us 2 days notice after we paid the deposit and rental fees upfront.
- When we finally moved in, the flat was in an unliveable condition (covered in dust, cob webs, works required in bathroom).
- Under the TA, it was their obligation to do a meter reading for all utilities. They never did it and even worse, instead of apologising and rectifying the problem, they denied responsibility and blamed the landlord.
- We had a leak from the kitchen ceiling midway through the tenancy. They never fixed it despite us reporting the problem which caused major inconvenience.
- Deductions to the deposit was ridiculous and they never gave us a chance to negotiate the costs. £58 for cutting 1 set of keys, £125 to hire a professional cleaner, £48 admin fee to arrange for a cleaner.
- We found out that we made an overpayment of £50 and raised the issue with them. They never would have informed us of this if we didn't find out.
In summary, this estate agent is incredibly good at ripping you off. Very good at taking your money and offering you poor service throughout your tenancy. Staff are incompetent and unprofessional (I remember seeing staff smoking e-cigs in branch). Extremely poor communication skills and they can't act upon simple client instructions. The only thing I can give them credit for is the efficient handling of maintenance issues (we had a problem with our boiler and they arranged for a engineer to fix it the next day).
Judging by the list of problems above, I would give 0 stars if possible. Consider this a friendly warning! Please avoid, and rather invest your time and money in a company that actually do their jobs!
The deposit funds was protected under the Tenancy Deposit Scheme (TDS). However they failed to provide us with any info regarding this eg. proof of registration, certificate number etc. We decided not to raise the dispute as amount we were disputing was under £100.
Did they protect your deposit and did they provide you with the required information? If they did you should have been able to raise a dispute with the protection agency.

Good Communication
I found the service provided by Thornley Groves to be very good when looking for a property to rent in Manchester. When a property I had shown interest in was taken off the market, one of their agents called to let me know about a new property in the same development that I might be interested in. I booked a viewing for the next day, made an offer and had it confirmed and the flat secured the day after that. Very efficient and with good communication, the whole process was made much easier and more pleasant by the agent and the other staff.

From when we moved in until we moved out the agency was always professional and attentive. We rented for 2.5 years through the agency and the most professional part included the check-out which was handled very well.

Disappointing And Absolutely Unprofessional
I made an appointment with one of their letting agents to view a few apartments in manchester, i arrived from London only to visit these properties and about 45 minutes before our appointment, the agent called me to cancel all the viewings (apart one flat) because the apartments were no longer available.
I spent about 300 GBP (flight and taxi journeys) to go from London to Manchester.
They advised me that the viewings had been cancelled too late.
Very disappointing and absolutely unprofessional.
Honestly i would not recommend this real estate agency.

We used the Sale, Manchester branch of this agent a few months ago and their service was excellent. We were returning to UK after living in Italy and needed to rent until we sold up abroad. We hadn't realised just how difficult it was to find a decent property. Flights had been booked and time was short so we decided to rent without viewing. The staff at Thornley Groves were really helpful - they took extra photos for us and gave us lot's of useful information. We're very happy in the house they found for us and we would definitely use them again - hopefully when we're in the position to buy.
