Just moved to new address with an excellent service provided by the wonderful and competent UNAC team.

Thank you very much for your dedication and all the effort spent in this new stage of our lives.

I can only say very well and strongly recommend UNAC to everyone who wants competence and a well-provided service.

Avoid This Agency Do Not Believe The Reviews They've Written

An utter disgrace from the start. I'm a parent of student they charge many students off from the start with unjustified fees. The accommodation was overpriced, very poor quality, cramped, disgusting outside (no bins provided for months had to chase myself). Disgusting standard of furnishings, dangerous stairs, would not pass building regulations or any health/safety inspection. UNAC replaced tenants that left with tenants that put other tenants lives at risk causing flooding, fire and property damage. Then refused to release tenants from a frustrated contract due to pandemic situation preventing students from returning to it, UNAC continuing. UNAC put in a tenant from overseas who failed to adhere to pandemic lockdown putting all other students lives at risk they all had to leave to protect their own lives and observe social isolation and although Uni and many landlords released students from tenancies that students could not use due to pandemic - UNAC refused !!!!, misunformibg vulnerable students they'd asked landlords but been refused when they hadn't even asked or communicated with landlords at all- UNAC's behaviour is an utter disgrace in a pandemic situation - one word come to mind "Parasites"

Do Not Waste Your Time And Money As They Won't Give It Back!

I agree 100% with the previous reviews.

UNAC find every and any reason to charge students ridiculous amounts of money per person for renting a house. Here's the initial charges: £150 for the house to come off the website, £360 to retain the house while your contract states you are not allowed to live in the house during this time (monthly rent must be paid on top of the £360 to move in) and £60 admin fees per person. Bearing in mind, they require September rent to be paid in full before student loans are received which is very inconsiderate of UNAC as some people do not have money to cover their rent without the help of their student loans which they will then fine you £50 for late payment. Therefore, I believe they do this intentionally to extort more money out of students.

For my particular house, we signed a contract stating the amount for our damage deposit but a week or so before it was due we received an email detailing how the landlord had re-assessed the property and we were required to pay £100 more on top of the original damage deposit which was really unfair and illegal since we already signed a contract which she did not honour and UNAC did nothing to help.

When it came back to giving back our deposits, they did not refund it back to our accounts within 21 days after keys were handed in as stated in our contracts, inspections were conducted weeks after we had moved out so the condition of the house would have changed within that time (the house collected dusty pretty quick). I called UNAC on several occasions asking about information about when I would receive it, they were very unhelpful and took every opportunity to fob me off. As well as this my emails were ignored and when questioned about this they would claim they were 'not received' but would miraculously find them after you pressed them.

Requiring UNAC's help regarding disputing deductions was like hitting your head against a brick wall too. They would use every excuse to demotivate you from making a dispute and would be very vague in providing you with the information you require to move forward.

My final piece of advice is not to waste your money, time and efforts dealing with UNAC because they only end up taking advantage of you and extorting money many students do not have. Do yourself a favour and find a better student letting agency as UNAC are liars, and useless and very unprofessional.

Awful Experience.their Practices Are Illegal & They Know It

We absolutely agree with all the previous reviewers. Unac ltd is to be avoided at all costs.

we travelled to the viewing only to find that we need to pay £600 non-refundable fee without seeing the terms of the tenancy~! All our requests to see a sample tenancy agreement were denied under ridiculous excuses such as "we do not have it " " it only gets generated after you paid" "the person who has contracts is ill" etc.It is a lie! - all agencies of course have sample contracts in the office at all times! they are required by law! We had to contact the Property Redress scheme to find out that by law the agent must not take any holding deposits unless the tenants is given all the terms and conditions for the prospective tenancy! As soon as Unac knew that we asked the regulatory body, they started terminating the calls. Our request for the name of the manager was met with the phone put down and they property we reserved to be refused to us. We suffered costs for travel, wasted time etc. Unac also made slanderous comments about us. We will sue them. And we recommend all tenants to sue them for all their unfair dealings

Multiple students and parents had awful experience with UNAC who take advantage of vulnerable students and over charge and provide dangerous unfit accommodation- please post this message to warn other students on every message board and site to prevent them suffering same by UNAC

Take Advantage Of Students

From day one we had issues with UNAC.

First thing was a couple of issues with the contract due to it being a vague contract for all the houses they rented for, nothing was changed for each house meaning our contract in places in no way related to our house, which most students wouldn't have looked at and could have got into trouble with.

Next thing that happened was that they lost all of one of my housemates paperwork except his cheque even though it was handed in at the exact same time, in person along with my paperwork.

We were only a group of four people looking at a 5 bed house, to secure the house I had to pay two peoples worth of deposits of which I would get back when we found another person. They very nicely found someone for us but said, (before we had even met or talked to her) if she paid a deposit there was no way we could stop her living with us. Which not only is wrong due to them asking for another deposit but not fair on the rest of us if we for any reason couldn't accommodate her.

On my move in day, two people had already moved in to the house. I went to UNAC to get my and one other of the housemates keys. They had one of the three keys we needed left and had to go routing around for 20 minutes trying to find the rest of the keys to our house. Why they weren't all in the same place and organised I will never know.

Once I got to the property that day I took a look around and UNAC obviously hadn't been and checked the house was ok before we moved in as there was underwear in one of the bathrooms and the garden was a heap of glass, insulation and rubbish where a loft conversion had been done, it was completely unsafe.

One of the housemates keys didn't actually lock or unlock his bedroom door and when he went to UNAC about this situation it turned out not only was it a key to another property of the same landlord but the key he needed was among a huge bunch of unorganised spares.

During the first term UNAC emailed us and asked for us to return a completed inventory, which of course we would have done if we have been given one. We hadn't received an email with the attachment and when we asked several times for them to resend one so we could complete it for them, they never did. The inventory remains undone.

After emailing UNAC since August about getting the summer retainer payments back (a family was in the house whilst we were paying it) they gave many excuses like we haven't worked the price out yet. It wasn't until I emailed them for the fourth or fifth time which was around January that they eventually told us what we were getting - and that was a quick response email making me think that they had worked it out and if I hadn't have asked for it back then they wouldn't have given it to us. They took the money they owed us off our January payment and on the 2nd of February we all got an email saying we had underpaid, funnily enough by the exact amount they had just taken off!!!

I mean you can see there has been a lot of trouble with UNAC for us and I completely hold it down to un-organisation and possibly even them trying to take advantage of students that wouldn't really check things properly and have the time to remember getting money back for things like the summer retainer.

U-nightmare Accomodation!

From stage one, UNAC have been completely unreasonable, difficult and extortionate.

The delivery of service has at times been worryingly unprofessional, for example their insistence on the use of post-dated cheques...which are not legally binding and may be cashed at any date at the bank's discretion. When I informed UNAC of this, they were incredibly condescending and stated they were unaware of this fact.

This may be the same of many student housing agencies, but it seems that fees are thrust upon the individual at multiple corners with inadequate justification. The following is an example of charges PER PERSON.

£150 - Simply to take the house off the website.

£360 - To retain the house whilst not in use (by anyone).

£60 - 'Admin fees', somehow I don't think our paperwork costed the company £420 overall.

They also made it mandatory that the September payment be due on the 1st despite it being common knowledge that student loans are not handed out until the end of the month, which makes very little sense to me and brings me back to my previous comment regarding 'extortion'.

I think UNAC are keen to prey on a vulnerable market, as they know private sector landlords are unlikely to deal with groups of students. They have been unforgiving and awkward for almost every step of our housing process and I would strongly advise students to shop elsewhere.

Go Elsewhere , Unreliable

If you are a student in Coventry looking for accommodation avoid UNAC like the plague! Once you have rented and have any issues it takes a long time to get anything fixed. They do not keep proper records, so make sure you email them and keep copies for even little things. As you will need a record when you try to get your deposit back. Additionally make sure you have an appointment with them booked weeks in advance to make sure you do a walking tour of your house to make sure everything is OK (hopefully you did similar when you moved in and they match) Note they should do this under your tenancy agreement but often they do not. If you do not photographically record every small defect when you move it and agree it in writing before you start and then check on leaving, then I guarantee you will get a very large bill on top of losing your whole deposit. There are plenty of other agencies who would not do this to you so please avoid at all cost.
