Terrible, Paid For A Structural Survey And Still No Offer
We applied with YBS and initial steps very quick, they did a mortgage survey which claimed the property was worth £0 so requested a structural survey which we paid for. the survey met the agreed purchase price so assumed all would be good right? No, they've replied saying no, we need a further structural survey to investigate a crack in one of the walls. We put down 60% of the property value as a deposit but that doesn't seem to matter.
Ended up with Barclays who issued offer after a free mortgage survey was conducted.
YBS do not appear to want business, I would not recommend wasting your time.
Rejected After Valuation Survey And Legal Pack Completed
After a 2 hour call, agreement in principal, forwarding documents/passports the underwriters instructed a valuation survey and instructed optimalegal for the transfer from current lender. Two days after survey they rejected application because partner had gone to overdraft limit on bank statement. Why send out a surveyor and instruct solictors?? surely all doc's should have been read by underwriter before the costly exercise and giving poor sods like me false hope?? very disappointed.

Waste Of Time
I tried to move my mortgage to YBS but after four month of no progress I gave up. I completed all the required forms within the first couple of weeks and then……..…nothing. If I called, I was advised that the delays were with their solicitors and they would give me a call to discuss. Unfortunately they did not return any of my calls over several weeks and I withdrew my application. I subsequently re-mortgaged with another bank in just a couple of weeks without any issues.

The worst customer service I have ever experienced. So slow, a bunch of box-ticking idiots. Very hierarchical structure so you can't get to talk to anyone who can help, understandably the complaints team take weeks to look at anything presumably because they are overwhelmed with complaints from unhappy customers.
I have been with them for years and never had an issue before, I am not sure what has happened but you should be ashamed of your organisation. Really shocking. If I could give no stars I would.

Very Very Slow
Don't bother. I've been with YBS for just over 2 years, I should have taken more notice when it took them nearly 2 months to do the initial valuation service and I nearly lost the house I eventually bought. This I later realised was an attempt to reduce the benefit I would get from their low 2 year fixed rate - as it was only fixed from when I agreed it rather than when I was finally able to take out the mortgage 4 months later due to their time stalling tactics!
My fixed rate ran out in June and I wasn't able to get a phone 'meeting' with an advisor until August, where we agreed a new monthly rate (after my paying the higher variable rate for 2 months by that point). However I was not informed that once you agree this over the phone there is no guarantee you will actually get this rate - they write to you and ask for your signature and although I sent it back within a week, apparently by that time the offer had expired (although it didn't say this was likely or have a deadline on the letter). However what was worse was that no one at YBS thought that it was worth informing me of this and I waited until September to see that my payment hadn't changed. So when I chased it up I was informed that they had received my letter but it was too late - they 'apparently' tried to contact me, yet I had no letter, email or voicemail! So in early September I agreed another rate (only 0.03% higher than the original one and I just wanted to get it sorted). They sent out the new offer and I signed it and posted it back the same day. They then took over 2 weeks to send me a confirmation and wanting yet another signature before they would process the application, meaning that by the 5th of October I still don't have my new rate and have now been paying the higher rate for 4 months and therefore about £600 out of pocket.
I will be starting a formal complaints procedure and will definitely be looking to change my mortgage to another provider. Their slowness definitely discounts any advantage of their seemingly low borrowing rates.

Disgusting Time Wasters
Having been a loyal customer for over 10 years and never missed or been late with a payment our rate was due to increase so we contacted an advisor with regards a lower rate product. After spending many hours in branch and on the telephone new product was approved. weeks later we received a letter requesting further documents which were duly returned. Just received a call to say the offer is declined as we can't afford our new payment which is £400 less than our current one and nearly £700 cheaper than it was an o it 5 years ago !!! Amazing customer satisfaction, we're off to deal with a decent Company.

I did the whole application online, from Dscision in Principle, through to the final offer.
No problems getting through to the team looking after my application, they knew exactly what the status was, responded quickly and end-to-end it took around 4 weeks.
Rate wasn't quite the cheapest, but not far off.

DON'T GET FOOLED!!!
Thanks YBS for wasting the last 2 months by entering our data wrong and ultimately breaching a very important civil law in the Data protection act.
We (both well paid teachers on secure contracts) were finally told we couldn't have a mortgage only 5 days after receiving a letter saying it was all done! We were only borrowing 67% value to loan - so their reasons seem pretty unjust! Apparently, the only factor was that they had failed to input data saying we had 2 young children and pulled the offer after it was offered 7 days before switching to their deal.
They later admitted it was a clerical error and that we should have been informed before paying the initial clerial fee (apparently having children alters the coefficient formulas they use to calculate) - they did know this but failed to acknowledge for 2 months.
Subsequently, we have been informed that this over site should have been picked up during our first phone call: it was not. Since then we have paid for a valuation, solicitors and various other feed with it being apparent that they should have refused us at the very beginning.
I wish we had read the reviews before applying to them, they have wasted out time and money and left us in a position going onto an expensive variable rate which could have been avoided.
Throughout the process they have been haphazard; calling constantly as data they had on their system was totally different to the reality.
It has been a night mare.
More worryingly, when informing us, they had refused the application, they offered us a longer deal ... Their actions seem fraudulent- getting you hooked with an attractive rate, making you pay for all the checks and then refusing it for allegedly over looking information they had. They then present you with a less attractive deal at point in time when you feel desperate.
100% ethical. Least they admittedll to breach of the Data protection act. Currently seeking compensation.

Yorkshire Building Society Mortage Application Nightmare
I'd like to thank Yorkshire Building Society for their complete lack of competence in handling our mortgage application. If you would like your mortgage application to take well over 2 months, and cost you well over £100 in phone calls then YBS are the mortgage provider for you.
We applied for our mortgage at the start of October 2014, we had already had an advisory meeting with a member of branch staff in August, who said we would be fine to get a mortgage with them. Once we put an offer in on our house, we then applied online, as we couldn't take time off to go into branch in the week and we couldn't get a branch appointment within a couple of weeks.
We had a confirmation email from YBS stating that our application had been received, and requesting more information. We replied to this but didn't get a reply. When we rang their 0845 premium rate number (there isn't an alternative) we were told that the application had gotten lost in their system and that we needed to apply again. The one thing they did manage to process was our application fee, funny that isn't it.
When our application was received again, they requested information. I got all of this information together (contract, payslips etc) and took it into their branch to verify and send to their head office. This process took over a week, (I could have walked to Bradford in the meantime and handed it to them myself) when they did get it and took 2 days to look at it, they found that some of it had been lost. They didn't bother to tell us that there were parts missing, until we contacted them again on their premium rate phone line. So the process starts again.
We needed some information sending to one of our employers, this took them over a week to send by email.
They tell you that things will be done in 24 hours, what they mean is it will be done in 7 days time.
They tell you that they will call you back before 5pm, what they been is that they will go home and when you ring back at 4:50pm they won't be there.
They tell you that they need more information to support your case, they won't however be able to tell what information that is. You have to second guess and just send the information you think they might need.
They tell you that your mortgage has been approved, what they mean is its still being processed.
They tell you that the mortgage approval will be sent to your solicitor on Friday, what they mean is when you ring up on Tuesday afternoon enquiring as to why its not been sent, they'll tell you its still being processed.
Our solicitor had everything finished 2 weeks ago now, and we're still waiting for YBS to send our approval over.
Terrible So Slow
Ybs Initial aip took 2 days to be processed by the underwriter then when they called back to say it was approved I changed to 5 year fix had to wait another 48 hours to hear again they said it was ok. No one was available to complete the form that day so they said they would get someone from the branch to complete the next day. No one called the next day so I called they reported they had an appointment arranged for the day after. Finally they called on Thursday went through most of the info again.
The form was not recieved till tues posted on Tuesday 12th with the information they requested and was told I could pay by card after it was recieved. Initially no one could locate the envelop but eventually found however I was told I was unable to make a payment as the system wasn't set up to take the payment for 24 hours. I called the next they had to wait another 24 hours before process. I was told next I needed another 8 forms of evidence which could of been highlighted prior to posting the application. All information was provided now I was told it would take another 3 days to process. Called back 4 days later still be processed but had outstanding information required. I phone back to check this was received. This was then sent to the underwriters so another 48 hours as although the rent of my buy let covered 150% of the mortgage the amount paid into my account which takes into account repairs and fees isn't 150% sooo frustrating.
Process so far has taken nearly 1 month.
