Changed My Mortgage Without My Acknowledgement

I would like to know how my Ulster Bank mortgage account number, loan term, and rate were changed and how capitalization was approved, all without my acknowledgment, consent, approval, or signature. Also, why were letters sent to my address after I queried these changes, but dated three years before they were received? I believe that malice has been conducted by my ex-husband and Ulster Bank where these changes were made weeks after my finacés death in 2019. I have declined the banks' offer of redress since it does not nearly compensate me for the financial loss and effect this has had on my health.

Stay Clear

Ulster bank are terrible they will keep coming back to ask for more information and are then very likely to say no. They are terribly inefficient and apply very different lending criteria to other banks. I wasted about 5 weeks with them only to be told no despite only asking for a small additional loan for house improvements.I have been with the bank for years. HSBC approved the mortgage in a couple of days and at a better rate.

Do Not Waste Your Time

As a financial adviser who arranges mortgages I would strongly recommend that everyone stay clear of Ulster Bank.

Most of my colleagues have stopped using them a long time ago as they are next to useless.

Their level of underwriting, constant requests for further information and slow processes makes the whole mortgage process stressful and time consuming only for them to eventually say no.

Please stay clear and if any of my clients specifically request one of their products I will send them directly to a branch to waste their time and not mine

Straight Forward And Super Quick Approval

I don't understand all the bad reviews for Ulster bank Mortgages. I have found them very efficient and easy to deal with. I went to a mortgage advisor who searched the market and found that Ulster Bank were offering one of the best deals in my situation, with the added bonus of no Valuation fee. As I have banked with Ulster for most of my life and have a number of other products with them, I found the application process very straight forward. I submitted my paperwork, was asked for additional information a week later and had my mortgage approved two days after that, with the property valuation taking place the very next day . I received my paperwork for signing just before Christmas. All in all this has been the most efficient mortgage approval I have ever received, 2 weeks max. I highly recommend them.

Stay Well Away, They Will Let You Down Big Time

I had applied through a mortgage broker who had warned me on how slow Ulsterbank are. Waited 2 weeks for first response needing more information then 3rd week came the refusal.

Try everybody else before Ulster bank, now going with Progressive Building Society and hopefully things will move faster as contracts have already been delivered to my solicitors.

Stay Away From Ulster Bank

Folks I don't normally do this but felt that I wanted to let other people know to stay away from Ulster bank when applying for a mortgage. They completely wasted our time and the reasons they turned us down were silly. My wife and I both are in permanent employment and a decent level of pay and we both have a really good credit history. They messed us about for 2 months asking for different documents etc. My wife was a ulster bank customer and they still asked for documents etc. that they didn't need. The mortgage adviser we had thought we would try ulster bank first after we agreed to buy a new build property. We wish now we didn't waste our time. We got turned down after weeks of false promises by the ulster bank. In my opinion no wonder the construction industry is in decline and things wont pick up when you have clowns at the ulster bank promising the sun, moon and the stars. We went to a different lender and within 3 weeks we got our mortgage offer approved. We are now living in our lovely new home thanks to the common sense approach showed by our lender. BUT if Ulster bank had their way we would still be renting and have no mortgage. In my opinion STAY AWAY FROM ULSTER BANK they are simply no good and tell lies. They just do a big PR stunt with their marketing ploys but don't lend people or help people as much as they say they do. As I said earlier I don't normally do this but wanted other people to learn from this and not go through what we did with Ulster bank.

I can confirm everything that you have said. My son got the same treatment from Ulster Bank, they kept him waiting for weeks constantly demanding more and more documents. In the end they said that the fact that he was in a works pension scheme meant he couldn't afford the very small mortgage he had applied for, in spite of a financial advisor and the NI co-ownership scheme telling him that he could well afford it. Apply to someone else and save yourself the heartache.

Guys stay awa from ulster bank mortgage coownership worst ever after. Few years being customer and have had personal loan with them and overdraft facility, never late with payment credit history good they have denied me a mortgage for coownership, even thou coownership accepted

Will move away from this bank ASAP as they not worth it.

So don't make your hopes to get mortgage with ulster bank

Also they told me that theirs rates are cheapest not true danske bank is cheaper and service is better

Stay Well Away From Ulster Bank!!!

We wasted nearly a month applying for a mortgage with ulster bank! Two advisers reviewed our application and told us we would have no problem...application took over a week to be reviewed and answer was no! We gave them more information and another week later still a no! I had been a customer for over 20yrs and treated no better than anyone walking off the street! I closed all personal and my business accounts with them, transfered to halifax and had my mortgage agreed in 3 days please dont let ulsterbank mess you about like they did with us...we lost the house we had agreed to buy due to this the bank is on its knees and does not want to lend all they want is to take your money as a customer!! Stay well away

Stay Away If You Want A Mortgage

My girlfriend and I applied for a mortgage on the 16th May as our advisor said we would not have a problem in getting one. He had done all the checks to make sure we passed all their criteria. We have sold our current place and have agreed on our new house so the end of July is our deadline.

The first few weeks were spent going back and fourth for more requested information and to confirm things. We were also not updated as to what stage it was at. It wasnt until the end of week 3 we were told it was being keyed onto the system. A few days after this we received an email stating we didnt pass the affordibility test. Now I was very confused as surely this is something that was done at the start. Our advisor told us he had done this and we passed. I got the impression our application was only just being looked at after 4 weeks. They came back saying as we pay child care we couldnt get a mortgage. Now my gf receives tax credits to pay the child care fees but they wouldnt accept those as when we move in it will be a joint award and it will be alot lower. I did state that when we move the child care fees would no longer be paid as our daughter is leaving the nursery and starting school when we move so the fees and tax credits were not relevant anyway. This was just ignored and they seem to pick what information they want and ignore others.

It seems they were just trying to find an excuse not to lend but the fact it has taken 4 weeks to discover something that should have been done at the start is annoying and now we are rushing to apply to another lender whilst preparing to go on holiday.

Several people I have spoken to since say Ulster Bank are one of the worst for mortgages and so slow. Not once did our advisor suggest this.

Stay clear is my advice. Very slow process and no feed back or updates make it even more stressful.

Although Ulster Bank advertise "We can help you with a mortgage", this is only if you manage to jump through many hoops. Our application took months to go through as they continually asked for more information; once we had delivered something to the bank we were asked to provide something else. Got so frustrated in the end, I have gone elsewhere!

I totally agree with above my partner and i have had the same problem we have given them everything they have asked for and they keep coming black looking more and still no decision ONLY APPLY FOR A MORTGAGE WITH ULSTER BANK IF YOUR NOT IN A HURRY
