Awful Experience As A Tenant
After over four years as a tenant, when I never caused a problem, took good care of the property, paid always on time, with all of that reflected on their own annual reports, at the end of my last tenancy, the landlord tried to take my deposit and I'm still in litigation. Belvoir Welwyn left me completely unprotected and they allowed the landlord to trick me.
Its a very stressful situation they've put me through.
I would never use Belvoir again and I don't recommend it
Do Everything They Can To Get Your Money
I started renting a property with them on November, and due to changes on circumstances of the landlord, on March they informed me that they were selling the property. In the first few weeks I pointed out some issues of the property, and as consequence they set an inspection on February, 4 months later, meaning I had live with those issues at least four months. The day of the inspection, I showed all the issues and raise concern for my safety due to the broken gate in the back garden. Two weeks later I haven't heard anything from them so I sent an email. Another couple of weeks have passed and they contacted me to tell me about the house being sold, ignoring all the issues I mentioned. Those issues were broken blinds, oven light not working, the outside light broken, the garden backdoor and some small others.
When they first told me that the house was being sold, they also told me not to worry since it may take 6 months to sell the house, plus they need to give me 2 months notice at least. They also told me that I would get the last month as refund for the trouble. 3 months later they sent me the notice to leave, which seems weird since they said 6 months and only 3 have passed. They also went back on their word where I would be refunded the last month of rent, saying that I need to pay all. This cause me to rush finding a new property quickly, and I had to settle for one that does not satisfy all my needs. Also they never even offered me help to find something new.
When I left, I paid a professional cleaning company to do the job, which they did properly since I was there when they finished and I was able to check and took pictures showing the job, but still they are asking me to pay for their professional cleaning, which I will definitely going to dispute. They sent me a report showing missing lightbulbs, wall fillings, and other issues that were there before I moved in, and they wanted to charge me for those too. When I first moved in, I took away their lightbulbs and used mine ones, and when I left I put back the ones they gave me, and I never damage the walls, I don't even put nails in those, in order to not damage them. They also complain about the co2 alarm not working, which never worked. When I spoke with them to the phone about that, they clearly didn't care about anything I was saying. I rented in Scotland for the past 8 years, and I had problems, but never this bad. I don't know if it is because I am in England or they are just the worst company ever. Anyway do not trust them.
My Fault Or Theirs?
Due to my previous landlord dying, we were forced to move last September. The bungalow we moved to was superb for EXACTLY ONE WEEK! The heavens opened and the Belvoir inspectors concluded it was condensation. Which I answered with credulity!
Turns out to be a leaky roof and a roofer was duly summoned. Whatever he did, the problem has not gone away.
My wife and I have recently been demanded to attend a meeting at the local Belvoir office regarding the state of the property and was accused of not maintaining standards.
I have enquired about compensation.As personal property has been been destroyed.They have turned nasty and personal. To the point of asking my wife if she takes a bath!
Family forewarned me about Belvoir But we had no choice. It was either that or a hostel.
Terrible Experience As A Landlord - Avoid At All Costs!!
I rented my house out with the Bolton branch to 2 tenants who were living there with a child, for a 12 month contract, which specified that no pets be allowed in the property.
I provided 4 months’ notice for the end of the lease and, it became apparent, closer to the date, that the tenants were struggling to find a place to move to as they were purchasing a house and had not planned accordingly to account for any delays. We had to keep chasing the agency for an update about what was happening and, by this stage, it was too late to extend our contract where we were currently staying or to find another place to stay. The agent we were dealing with in particular, the director of the office, was always out of the office and would either take a very long time to respond by email/calling or would ignore. When he would eventually respond, he was unable to offer any updates and there was absolutely no urgency in chasing the matter or communicating what was happening to us. He kept asking us whether we could extend our contract, which was not possible, probably as he was too lazy to do his job and also so he could potentially try to get a couple of months’ extra commission.
When it did get to the stage of my partner and I having nowhere to live, despite providing 4 months’ notice, and having to look into pursuing a legal eviction, he also had no knowledge of how to proceed and said this would just be something that we had to sort ourselves, with no guidance on the matter. In the end, we spoke directly with the tenant, who was also difficult to get hold of, as we did not trust that he was actually following up with them on his end.
We spent the entirety of the past month and a half chasing the agency and the tenant for an update, and were prepared to go ahead with legal proceedings on the end date of the tenancy. Fortunately, the tenant managed to secure a new place a couple of days after the end of the tenancy. However, the whole process was incredibly frustrating and upsetting, being so difficult to get an answer from the agency or any advice. My partner and I would not have had anywhere to move and were uncertain of how to even plan our future, plus had to spend a lot of time chasing the office when we both work full-time and have other commitments. The agent would also say one thing on the phone and then contradict himself later in an email.
Even the day of the move out, he had promised that he would be at the property in the morning to complete the check-out and return the keys by midday but did not contact myself or my partner on the day to keep us updated. My partner rang the office and he said he didn’t know what was happening, which made absolutely no sense. After a great deal of chasing, we managed to pin it down to 3pm. My partner and I work full-time and yet we had to keep chasing. He seemed to think we should just be at the mercy of his disorganised schedule (if one actually even exists). We kept having to chase right up until the end when it should have been a simple, transparent process. He had no sense of caring about his role, or even basic competency and communication skills, when supposedly acting as an agent on my behalf.
I have now also discovered that, from several neighbours to the property, that the terms of the contract were actually violated and there were 8 residents living there, along with a dog. This would have been picked up on, had the inspection checks been carried out correctly. I was sent a monthly inspection check by the agency and yet it’s become evident that they did absolutely nothing - not even the bare minimum - to warrant their commission on the property.
Furthermore, we were assured by the agent that the tenant would pay for the days extended beyond the contract end date and we have had to chase this yet again, with no update received.
If you want a lot of unnecessary hassle and stress, a negligent agency that does not work in your best interests, a complete lack of communication and competency, and a breach of contract, then go ahead and use Belvoir.
If I could give zero or even minus stars, I would! Avoid at all costs!!
Would Recommend You Avoid At All Costs.
My family were tenants in a Belvoir Property for over 7 years. There were annoyances over the years due to larger repairs not happening, and smaller repairs taking some time; we just pushed when something was urgent (such as the time the conservatory nearly collapsed and we had to live with a scaffolding pole propping it up).
However, this review focuses on the end to our tenancy. In April, we were contacted by the agency letting us know that due to family circumstances the landlord needed to move into his property, and so we had two months to vacate - sooner if possible. This led to an extremely stressful period of needing to uproot our family, pack up seven years' worth of our lives and find a new home. But we did it, almost a month early because we thought there was a family emergency.
The agency declined to allow us to be present for the checkout inventory.
Cue the deposit deductions... bearing in mind we had been there seven years. Prices were seemingly made up from thin air, no evidence of these "quotes" were given, and increasingly pushy emails were sent to coerce us into agreeing to handing over almost our entire deposit.
They have ignored a subject access request for our data, and this has been sent to the ICO.
However, the salt in the wound, having uprooted our family for the sake of what we were told were family circumstances... is the property has been listed, three months later, at nearly 50% more per month than we were paying. It has become apparent that this was nothing more than a money grab. I am disgusted at the ethics of this agency, and at the fact they have had zero consideration for the stress and anxiety they have caused our household.
There is zero chance that I would ever recommend this agency.
Greedy Unlawful
agree with these letting agents, I have been living in a property since last 2 years and finally purchased a property and trying to move in because I was in rolling contract and I have informed them on Oct 7th where I will vacate on Nov 15. They say my contract is from 3rd of every month. And asking me to pay to Dec 3rd.
Ridiculous people. During the whole of pandamic I received no supported. I made regular payments still very hungry for money.
I really have very low regards for them.

Avoid Belvoir King's Lynn & Mill Road Property
Shocking treatment of tenants from Belvoir on behalf of the horrendously greedy landlady.
Rented a property in King's Lynn. The house was like an icebox throughout. Draughts everywhere. Shoddy workmanship throughout. Quick fixes to walls that were falling to pieces. Fences never repaired. A huge gap in the bedroom window was never repaired. The boiler broke down several times and still didn't work properly when a new one was installed. Happy to take your money but too tight to make repairs. I was so depressed at having to sleep in the living room with my son and 1 electric heater because the heating was inadequate!
And to top it off they tried to charge me over £400 for GARDEN maintenance and general cleaning. Soon had to retract when I showed up to tidy the garden and the maintenance man was carrying out repairs which should have been done prior to me moving in! Were they really going to charge me to clean up his mess?! The house was spotless upon my departure. I even left the cleaning products as a thank you.
Absolutely disgusted that these people can get away with ripping people off. Even spoke to the previous tenants who confirmed that they had been waiting on repairs for months on end too.
5 months I waited to get most of my deposit back. Imagine had I not paid my rent for that amount of time? Charlatans, avoid.
Terrible Experience As A Tenent
Absolutely the horrendous experience with Belvoir Harlow as a tenant. We were supposed to move in today and waited patiently for the date that Belvoir, Harlow gave us. On seeing the property, more than a month before start of tenancy date, and the letting agent promised us that the property will be painted and all the problems will be fixed before start date of tenancy. We furnished all the details and deposited all the documents they required. On the start date of tenancy, the letting agent did not even want to come in to the flat initially. On my wife insistence when she did eventually walk with us into the property; we realized that the some of the cabinet door were broken/unhinged and it had not been painted at all (not to mention the other issues with integrated appliances). When my wife raised these issue, the letting agent was extremely rude to her. Maybe she was having a bad day but she there was no reason to be rude to the tenants about their valid concerns, regarding the property. She basically told my Mrs. that she had no time and was leaving and nothing can be done about this.
As of our start of tenancy date, we are sitting in our rent property that is barely livable with multiple problem.
If you are a prospective tenant, please stay away from these folks. They do not care at all about you and leave you hanging as soon as they make you sign the tenancy agreement.
We as professionals (in the finance and my Mrs. in the healthcare industry) will make sure, we explain in detail to our friends and colleagues and in our professional circles; exactly how we have been lied to by the letting agent and treated by them. Both here and on the US/Canadian professional forums (working in UK).
UK is a wonderful country and with wonderful people, who we have come to befriend and adore, but some bad apples.....ahhh.
If you are a prospective tenant....just stay away from them.

Time Wasters On A Power Trip In Hexham
Arranged to view on behalf of friends living away from area. Two appointments made. No confirmations received. Rang up the next morning to find out they had already let the property.
Utter time wasters. Disorganised. Unclear and obviously on a power trip as the market is in their favour.
