Worst Letting Agency

Linley and Simpsons provide the worst service as a letting agency. I have rented an apartment from them since I moved to UK. None of the amenities they provided worked well. Not even the basic facilities were working. My bathroom had severe blockages, heaters not working, dim lights etc. It took them 3 weeks to repair these, that too not get perfectly. Then I also found that my washing machine was also not working. I reported the company about it but they never did anything. So, now I don't even have the basic facilities inside the apartment given by Linley and Simpsons. A very poor experience with their services. Will never recommend it to anyone. And the worst thing is that they don't even reply to the mails. Too much disappointment with them.

I've just ended my tenancy with linley and simpson due to damp and mould and a leaky roof they haven't done anything I'm going through a nightmare with them, they are an absolute joke.

I Was Delayed Moving Into My Flat As They Were Sen

I was delayed moving into my flat as they were sending in cleaners (the flat had been empty for a month). I got in and there was still black mould on the walls.

The mould worsened during my 3 years there to the point where I couldn't use one of the rooms, my belongings were damaged and I had to have surgery to fix a chronic infection that could not heal in this environment.

This was reported many times and, aside from 1 proper visit, was treated by asking me to put damp catchers up (which i already did) and painting over it with damp paint.

Various times I was expected to pay for plumping and property maintenance because it was an emergency and their plumber hadn't been available.

Upon leaving the property i cleaned and scrubbed and left only a small amount of regular wear and tear (from the 3 years I was there). I painted and cleaned up the mould. This was in July. It is not December and I have still not received my deposit back as they are claiming I owe them £110 in cleaning charges. No receipts will be provided and the neighbours to the flat have confirmed no cleaning was undertaken. This is a greedy parasitic company and I will never recommend anyone go through them.

Oh, and if you want receipts from my end don't worry I have pictures and screenshots of the full thing.

Unprofessional

Hi everyone I rented a apartment through Linley and simpsons who only take redpksibiloty to collect rent and put you into arrears if you don't pay for the service they offer which is all about collecting rent. But when your living in misery in the apartment they're charging you for. They say it's not our fault it's all the block management's fault who they pay to do nothing. It's nearly 4months I'm stuck in this building on 3rd floor. I'm disabled my 2 family members have died and I haven't been able to go their funerals. Yet after paying them for yhe first 2months I now refuse to pay anymore rent for being locked in and feeling miserable. I want to end my life. And all I hear is pay our rent. Their greed is stressing me and I'm going go out of this building in a body bag.

Then whose going pay you Linley simpson and landlord.?

I'm paying you nothing and I'm finding people as we speak who are also going hold you accountable for the misery you've caused many people.

Do Not Rent From These Merchants

DO NOT RENT FROM Linley & Simpson! I paid for a professional end of tenancy clean (have several videos for anyone wishing to see), and they dishonestly claimed that it wasn't good enough and tried to charge me £90 to wipe (THEIR WORD!) the ensuite shower!! My cleaner and I were astounded yet my cleaner arranged to pick up the keys again and go address it if indeed it DID need cleaning again. Linley And Simpson only gave them the front door key and not the fob to the building so my cleaner had a totally wasted journey and afternoon where she could have been doing other work. She called and emailed them saying she needed the fob, and go zero reply. When she managed to speak to someone she had to arrange to go in on yet another day. And STILL they tried to fleece me for £90! They also previously charged me to 'WIPE' - not clean, or mend, but to WIPE a door handle!!! Parts of the carpet were also decimated by carpet moths. (This is the SECOND property I've rented from them that has had a carpet moth infestation!) I reported this to Linley And Simpson and the guy they sent did little more than hang a few bags of lavender around the apartment and a few 'smoke bombs' which didn't kill them all. DO NOT RENT FROM THEM! I have rented for a total of 20 years in my life and never ever encountered anyone as appalling as Linley And Simpson estate agents in Wakefield. In addition to the above I had to pay for additional water charges that were caused as a direct result of a leaking toilet in the property. This should clearly be the landlords responsibility and yet I had to pay Yorkshire Water and Linley & Simpson just totally ignore me every time I email regarding this issue. Absolutely appalling. AVOID AVOID AVOID!

Incompetent Staff

Absoloutley disgusting handing my keys in and they are trying over charge me like an additional 2 weeks rent, and £132 for end of tenancy clean when in their own words there was a bit of dust and shower smudges.

They also claimed they hadn’t received my keys and didn’t end the tenancy until 2 weeks after. The staff they have at the front desk clearly lack training and common sense and they clearly don’t give a monkeys how they treat tenants.

If anyone is moving into 33 balmoral Place brewery wharf I advise you not too as the lights make a horrible buzzing sound and the heating does not work. Lights and electrics are faulty and will probably trip when you move in as they did with me.

The staff are unprofessional and extremely incompetent Althea messed up my viewings on 3 occasions originally and I am still receiving text messages from them advising that someone’s coming to view the apartment 3 weeks after I’ve left this just shows how unorganised and incompetent they are. I would seriously advise to use another letting agent.

Avoid At All Costs - Headingley Office

Horrendous experience at the Headingley office.

Rented a property and when the landlord removed the property from their care and went on their own this moronic company contacted all the utility companies to close our accounts, we lost our water, gas, electricity and council tax accounts as they emailed them all to say the property was empty even though the landlord had just changed the rental agency.

They are completely clueless dimwits without two brain cells to divide between themselves and have caused us major hassle for no reason other than them being the most useless rental company I have ever had the misfortune of coming across.

Renters Be Warned!

HONEST EXPERIENCE FOR RENTERS:

I rented a property for four years, initially it was under Morgan's and the experience was pretty good, our viewing went well, the team were helpful and warm, they communicated well and we had an amazing property manager who went above and beyond, quick to action and maintenance and pleasant to speak with, hence our repeated renewal.

Unfortunately, some time down the line Morgans was bought out by Linley and Simpson and that is when our problems began.

We weren't actually introduced to a property manager or informed once our former property manager had left the business, therefore we had to communicate to a general email with no idea of who was the appropriate contact. Over the years, we would be contacted by various staff members which made communication, jarring, confusing and inconsistent as we never were properly told who was the most appropriate contact for different issues. Eventually we were given a named property manager however, whenever we contacted her we would receive no reply and be contacted by yet another member of the staff.

When we eventually had an issue with noisy neighbours and asked for Linley's support with dealing with it we were rudely rebuffed with very little empathy and no efforts whatsoever to help us resolve the issue which played a very large part in us deciding to leave.

When the pandemic happened, we were repeatedly in disagreements as they tried to arrange maintenance and flat inspections despite our repeat explanations that we were shielding due to one of us being incredible vulnerable to coronavirus. Multiple times contractors were booked in without our consent and then turned up without masks.

The communication with Linley and Simpson is absolutely atrocious. Every single email from them is just rude, patronising and curt in tone. They are quite sarcastic and very finger-pointy, you are often left feeling gaslighted and unsettled when trying to deal with basic issues. There's no interest in relationship building, only attempts to make you feel inferior as tenants despite renting being a partnership between tenant, landlord and agent.

The absolute WORST part of the whole ordeal was trying to regain a deposit. Ours was 865 pounds so a LOT of money to have to negotiate for. Despite us ensuring the property was clean and taking 60+ photos, they argued that because we'd handed in the keys early, mess which occurred AFTER we had left (bearing in mind they could access the property as could the ten viewings they held plus contractors, landlord etc) were still our responsibility, we received rude and gaslighting emails, accusations of mess which we had evidence to prove was not ours, they tried everything possible to squeeze as much money as possible.

Interestingly, a colleague of mine happened to be going through the exact same rigmarole to retrieve her deposit and had the same experience. I note from other reviews here that the experience has been the same for other tenants.

They were slow to reply and incredibly rude and unprofessional with an aggressive tone. They tried every tactic in the book to try and push us into giving up more deposit ranging from gas-lighting, to aggressive, bullying and harassing emails to sarcastic responses. Had we not have been able to come to an agreement on the deposit, we were fully prepared to take it further with our tenancy deposit scheme, this was also with support from Citizens Advice due to their poor handling of the deposit.

Overall, absolutely vile in every way, incredibly disrespectful, cold and aggressive to tenants, unprofessional and disorganised. If you are considering renting a property, do you yourself a favour and steer clear. And God forbid if you are renting there already, take photos, understand your rights and if they try it with the deposit be prepared to go to your deposit resolution scheme. I will be doing what I can to report this joke of an agent to try and protect future tenants from what was a truly awful experience.

AVOID THIS AT ALL COSTS, THERE ARE MANY OTHER BETTER OPTIONS.

If you sign into anything with these, you will regret it for the rest of your contract and possibly beyond.

After you have signed, things will make a quick turn.

If I Could Give Zero Stars I Would!

If I could give no stars then I would! The staff are totally incompetent and rude! Their attitude and lack of consideration for all the problems encountered was appalling. They think it’s ok to charge tenants for every little thing when the house was cleaner than when it was first handed over. This is how they make their money. DO NOT rent with or from this agents!! You will regret it!

AVOID THIS COMPANY.

FULLY MANAGED PROPERTY HORSFORTH BRANCH.

ALLOWED TENANTS TO DAMAGE PROPERTY AND MISSED OFF CHECK OUT REPORT.

IVE DISPUTED DEPOSIT RETURN TO PAY FOR DAMAGE WITH DEPOSIT COMPANY AND PAID FOR MY OWN SURVEYOR TO DO REPORT. HOWEVER DUE TO THIS COMPANIES INCOMPETENCE THEY ARE UNABLE TO HOLD TENANTS RESPONSIBLE AND RETURNED MAJORITY OF DEPOSIT TO THEM.

I AM STILL AWAIITNG MY SMALL AMOUNT SEVERAL MONTHS LATER, THIS COMPANY ARE HOLDING IT EVEN THOUGH IVE BEEN AWARDED IT.

REPORTING TO PROPERTY OMBUDSMAN AFTER GOING THROUGH THE COMPANIES COMPLAINTS PROCEDURE.

ALSO TOOK SEVERAL MONTHS TO REALISE A NEW TENANT COULD NOT PASS AFFORDABILITY CHECKS.
