Beware

For any first time buyers about to purchase through Shanly I would strongly suggest reading their online review ratings. It is very low and we had first hand experience dealing with them. We have now withdrawn our purchase with them after shanly told us several things about the property completion dates. They advertised online as an added incentive to purchase now to take advantage of the stamp duty holiday. This was the major factor and condition of our purchase, we were guaranteed by shanly that we can complete in June. We were still paying a part of the stamp duty fee as the property is over the 500k threshold, however we were still saving over £12k in additional fees.

They told us at the time of reserving a plot that the building was on schedule to complete by the end of May. This was one of the several things we were told as the building wasn’t anywhere near being finished, our solicitor searches highlighted they needed fire and safety checks, soil contamination, drains connected to name a few. They were aware throughout that they were far from meeting the end June stamp duty holiday but kept us waiting for weeks. The communication has been appalling as we have had to chase them throughout, we have now lost money on paying a solicitor! We tried to renegotiate as we felt shanly should honour the additional stamp fee as it is their delays not ours, however they flatly refused and was even told by the salesman that it isn’t their problem. Disheartened and disappointed I starting looking up their complaints dept. and came across so many online reviews telling people to stay away!! I am now working with a reliable developer but I have heard from several developers and estate agents that we had a lucky escape! They might offer pretty new builds but you will have issues later on..stay away!!!

Terrible Quality Builder

Genuinely shambolic house builder. I bought my first home from Shanly Homes 4 years ago and am waiting for their contractor to fix the 18th roof leak. Whilst I am constantly being reassured that something is being done, I have had no real contact for two months and the roof leak is getting worse. I've emailed them today and after two months of "waiting for materials" they have suddenly arrived today and are coming to fix the leak.

Overall opinion of them is that they produce shoddy workmanship, are deceitful and have poor customer service. I will never be buying from Shanly again and couldn't recommend them less if you are buying a house.

For Your Sanity & Bank Balance Do Not Go Here!

I won't bore you with the dozens of complaint details, as many are listed in other reviews, but just to say that Shanly Homes is very efficient at selling you the property, but as soon as you move in, they are totally uninterested. We have had problems with the underfloor heating (wires not connected properly), electricity tripping out halfway through cooking a meal & again while we were away, causing us to loose all food in the fridge, dishwasher fitted so badly that the door could not be opened more than half way, making it difficult to load the machine, water leaking behind the walls of the kitchen & living room ceiling, bits of skirting falling off - the list goes on & on. We have been living here for 2 years & have had more problems with this property than we had during the 30 years we spent in our previous home which was 3 times the size.

I completely agree. Even though they did a totally botch job on our sink they refuse to put it right. The photos I sent clearly show that instead of installing it with the correct parts they put some sort of cement material and glued the pipe on. It was completely different from our other bathroom sink which is the exact same type.

Never Never Buy Shanly Homes

Since two year by now , my flat has poor sound insulation, water leak to the wall, insecure building entrance door which those problem are not fixing and no responsible to do so. I am very disappointed and regret I bought from Shanly homes. Please never buy from Shanly. Don't want people suffer like my situation.

More Like Scamly Homes

Horrible company. Managment are a bunch of bullies hiding behind their desks. Take your money and promise you everything. Swiftly changes when you move in. Avoid if you are thinking about buying a premium home. It’s not premium service or premium contractors. Had every imaginable leak, heating, water issue etc... Some not fixed still and forever chasing via emails. They wear you down like a crocodile till you give up and submit. I’d jump out the window if it weren’t for the safety latches.

i would be interested in know which development this is. I am experiencing the same issues. the impunity displayed by this company is beyond disbelief. I wish i had know about these issues before buying from them. an absolute nightmare !

Why hasn't anyone reported them to watch dog ? such companies should be investigated and fined accordingly. you cannot build a house where you hear every move your neighbor makes and say the flat/house is noise insulated

We have exactly the same issues! Our development is located in London N14. Can you please message me directly as we have been through the councils and nHBC (the latter being just as bad!) for 4 years but no luck.

All Show, No Substance

At first, Shamly seem reputable, and the agent made all the right noises. House purchase went smoothly. However, it's after you move in when all the problems start.

The quality of their contractors is appalling, with a long list of shoddy craftsmanship. Windows didn't open, radiators leaked, missing loft insulation, light fittings falling off the ceiling, creaking floorboards, staircase that is falling away from the rest of the house, and a flooded garden. The sound insulation is so bad, you can hear everything your neighbours say and do. Heaven help you if you have a noisy, inconsiderate neighbour and screaming children.

Their customer service is non-existent, and they use any excuse to avoid their obligations to you. After they've sold the last house on the development, they cancel the contract with the gardeners, and abandon you in a dirty neighbourhood, overgrown with weeds and litter.

I do not recommend this shambles of a developer.

Poor Quality Of Building &unprofessional/worst Customer Care

I bought a new flat from shanly home on 6 months ago, it is a good looking flat but sine I moved in I have experienced a water leaks from the wall and then the noise problem. Recently I have suffered a series this noise above my flat such as footsteps, people making conversation, music, moving things etc. I have reported to customer team and their senior manager but they were poor respond and not helpful at all. Disappointing with their services ( Shanly home )/ expensive building, it has been more than 3 months i deal with this problem and still waiting what they are going to solve this problem.

No Moral Or Ethical Sense Of Community Spirit

We live next door to the Banks Place development and in the two years this has been built we've had persistent dust, brick and dirt particles blown over the fence onto our windows. We had enquired about window cleaning for the immediate neighbours when the development was complete and was told that this would be something they would look into. Now that the development is complete they have backtracked and told us that the vast swathes of airborne particulates coming from their gravel, sand and rubbish piles was "actually from the main road" so they are not obligated to clean anything. I have contacted their Southern Managing Director who was equally as arrogant about the civic responsibility of the company and flat out refused to even acknowledge my complaint.

This is on top of the damage caused to our fence by their workers who have caused it to lean over, they are still yet to address that they have caused this by knocking out concrete support columns, and their workers urinating up against this fence and the development in general.

My experience with this company as a direct neighbour has been frustrating and exceedingly negative.

The Worst Service Ever!

We have been absolutely shocked by the appalling behaviour and lack of professional integrity we experienced.

They kept chasing us for a PX and when we agreed , they pulled out two days later. Then they asked us again and put it into writing to confirm.

Then, 13 days before we were due to move they decided they did not want PX.

No one told us though, we only found out when going to visit the house!

Their excuse, we don’t really do PX and it’s too risky. I assume they shouldn’t hound the buyer to do one then.

This is after they had taken thousands of pounds off us.

AVOID at all costs. Unreliable and unremorseful

Don't Even Consider Shanly Homes

Whilst the buildings are structurally sound, the Shanly finish is often rushed and poor. Their two year guarantee is a joke as Shanly are very reluctant to undertake any remedial work without constant chasing. They hate spending money on snagging and are very reluctant to send contractors still working on site to do repairs. Shanly generally seem to have little control over contractors who are often unhappy working for them. Shanly themselves have a high turnover amongst some key staff, which adds to the chaos. After the contractors have left the site, customer services continue to promise repairs, but rely heavily on you not chasing them to get the work done. The complaints process is useless, with more failed promises of getting works done. The company strategy seems to be to encourage you to give up, go away and pay for the repairs yourselves, especially where significant cost is involved. This is achieved by stringing you along with promises that quotes are being obtained and then various cancelled dates for work to be completed, or no dates being offered at all. Shanly are the worst company that I have ever bought a new build property from. So, ignore the sales promises and buy elsewhere
