Complete Disgrace. Absolute Trash.

Absolute trash. Not sure I would take a house for free off these guys. The reviews across multiple sources tell you beyond doubt that these guys are absolute clowns!

We have about 300 issues on our snagging report! That tells how this is going to go. They rushed the build of the house to finish before the end of the financial year.

WORKMANSHIP, QUALITY, AND FINISH ARE TERRIBLE. Chipped doors, chipped windows, chipped banister, multiple protruding nails, multiple carpet stains, splashes of white paint on the black front door and handles, front door peephole was broken, ensuite showers would not drain, ensuite shower door was broken... should I continue? Exposed exterior air vents, ticketing pipes in the bathroom, problems with the boiler valves, peeling paintwork in 2 rooms, doors do not close properly, handles fell off doors, the whole entire cooker was loose/not fitted flush, tiles falling off the roof, the list is actually endless... We've found waste materials hidden under the stairs as well. My neighbours have done work in their garden to find massive rocks and steel cases buried under the grass. Others have found gaps 1 cm wide under their garden door so insects can crawl in for fun.

You cannot make this up.

If anyone does not believe me or if Abbey wants to dispute this, I will be very happy to provide the snagging report, emails, pictures, etc.

PARKING SPACES - Estate plan we agreed to had 2 parking spaces right outside our home alongside our neighbour's 2. On completion, they had moved the parking spaces 20 meters away and replaced them with a massive patch of dirt. Yes, dirt to be shared and maintained by my neighbour and me. No explanation, and they are refusing to put the parking spaces back where they should be. They described this as a "slight change." Clowns!

AFTERCARE

All I can say is that they are genuinely the most incompetent and rude people I have ever dealt with. They can barely read, let alone provide decent customer service. Sometimes I think it has to be a prank. Several neighbours have complained. They take weeks to respond, and when they do, they have no idea what they're talking about. You will literally have a plumbing issue, and they will send an electrician out. I am dead serious; they are that incompetent. When they do finally get the right person out, they try to do everything on the cheap. Several contractors have attended our property to do work and have explicitly told us that Abbey uses trash materials and they do not know why. As a result, myself and several neighbours have experienced the exact same issues. They have no shame whatsoever.

The whole estate where we have been having problems for 2 years non-stop.

If you know what is good for you, steer clear of anything with their name attached to it. They are a nightmare and a disgrace of a company.

Never Ever Again

So, its really difficult to put into words just how bad Abbey Homes were for me

Here are the pointers to make it easier

- Dates 2016 - 2023

Abbey Homes

- Poor customer service

- Not responding to snags

- Repeatedly reporting snags, that were never attended to and then told that I am reporting snags close to the end of the two year period

- Rude staff members

- Wires showing on radiators

- Leaks from toilet

- Poor workmanship all around

- Crooked taps in w/c sink

- Leak in visitor toilet

- Leak in ceiling lounge

- Leak by stairs

- Toilet seat still loose after 2 years

- Appliances markings faded after 18 months

- Painting peeling around skirting board

- The builders Abbey use are very poor

- Leak next to light in a dangerous position which took weeks to fix and left a hole in the ceiling

All of the above sorted at my own expense

I would give zero stars if I could

Avoid !!!!

3 years after moving in to our Abbey New Home at Latham Place and the nightmare continues. Ours and many Houses on the development with significant defects, and estate roads with massive sinkholes. Council wont adopt them they're such a mess ! Be warned!!!!!!

They were great at the point of sale, but quickly washed their hands of us. We chased snags for over a year only to be told we were now out of the 12 months time limit!!!!

Appalling Company

Not sure where to start but if i could give zero stars i would! The customer service is non existent and if you are lucky enough to get someone to answer the phone the tone is so rude, you'd think they were the customer.

There is zero after care it really is that classic 'once they have your money they couldn't care less' attitude.

I have lived on one of their sites in Oxfordshire for 3 years this month and still look out on to abandoned heras fencing, weeds as tall as trees and patches of land with no landscaping at all. They have no desire to finish the landscaping of the site what so ever. All you hear is constant arguments about whose responsibility it is between the various contractors! Meanwhile you're left living with the awful unsightly views.

There appears to be no pride in their work, they just move on to the next site as soon as the last house is sold. Never looking back on the unfinished mess left behind.

I would honestly avoid this developer like the plague.

agree totally with all of the above comments ..... 8 months to get remedial works attended and multiple calls and empty promises. Common courtesy and decency very lacking.

Abbey Homes Is Bullying The Stables

Abbey Homes is bullying the Stables, a Centre promoting music for young people. They are exploiting the COVID crisis by forcing the Stables to take on crippling legal fees in an appeal process where they are avoiding publicity and public scrutiny as it is a paper review without a public hearing. If they behave in this abusive way to the Stables, how do you think they will treat customers when disputes arise? I suggest you should avoid them like the plague (or the Corona Virus)! Next Door Own Our Garage

We bought a 4 bedroom detached house with single garage from Abbey Homes in 2014. When we came to sell the property in January 2020 we noticed that the garage had not been included on the land registry plans within our boundary.

More worryingly upon further investigation it became clear that the garage had actually been included within the boundary of our neighbours property.

We contacted Abbey New Homes by phone who initially were very unhelpful and told us that they would not talk to us but we should contact the solicitors who acted for us.

A few days later the Sales Director from Abbey contacted us having seen the online complaint we had made on the Abbey Homes website. He said he would investigate by contacting the solicitors who acted for them when we purchased our property.

When he did get back to us he told us their solicitors had told him.

“We understand from our Clients, Abbey Developments Limited, that the extent of the area transferred on completion of the above property was incorrectly edged red on the Transfer plan.

“We note that the garage and parking space belonging to the above property has been inadvertently transferred to plot 17. We are surprised that the Land Registry registered the area shown edged red on the Transfer plan as this does not accord with the estate plan which they approved. The correct red edging for plot 18 should have been edged red as on the attached plan, to include the garage and parking space”.

Our solicitor has finally managed to get the garage transferred back into our names but it has cost us nearly £1600 . It could have been a lot worse if our neighbour had not been agreeable to signing the documents necessary for us to have our garage back as technically it was his property.

The Director has now informed us that Abbey will not accept any responsibility in this matter and say that if we want our money back we will have to pursue their solicitors and the solicitors who acted for us when we purchased the property.

We are now going to seek legal advice.

Huge Rat Problem With Abbey New Homes Properties

I bought my house on an Abbey New Homes development in 2007 under a shared equity scheme in which Abbey New Homes own 25% of the properties in the scheme. Both of my neighbours in our terrace of three are also part of this scheme. I've had massive problems with rats getting into the cavity walls and up into the loft, which has been worsening in the past few years. I thought it was only me who was experiencing these issues but in October last year I discovered that lots of my neighbours on the estate are also having huge problems with rats getting into the cavity walls and up into the lofts. It's making our lives a misery, constantly hearing scuffling, pattering, gnawing, and chewing in the cavity walls and lofts and I've spent hundreds of pounds on pest control. I've contacted Environmental Health at Canterbury City Council about these issues, but they are adamant that the problem is 'the poor quality of the build' of Abbey New Homes' properties. One of my neighbours dug down the side of his house to try and find out how the rats are getting into his house and found big gaps with open access to his cavity walls. Despite being in correspondence with the person I dealt with of Abbey New Homes, he tells me that they can do nothing about it. If you're thinking of buying a home from this company, I would strongly advise you do do some thorough research first.

Poor Quality Workmanship

Purchased an Abbey New Homes house in Whitehouse in Milton Keynes about 1 year ago; everywhere you look is poor workmanship, and when they get traders in to fix stuff they rush the job and make matters worse. I have visibly unlevel walls (the walls themselves and the joining of any two walls) - nearly every inside wall is like this. Damaged woodwork around door frames and baseboards during construction and painted in, visibly unlevel bath panel, visibly unlevel kitchen units and cupboards. no primer used on paintwork, rapid yellowing of gloss paintwork on all doors, baseboards, doorframes and paneling around stairs. Abbey are difficult to contact, often have to involve the NHBC to get abbey new homes to do anything under the 2-year warranty. They also claim all these faults are because they sell the house cheaper, which is nonsense they are sold at full market price just like the others in the area from other builders of higher quality. About only good thing to say about the house is that it has solar panels.

We can only say that we are so pleased with our house, and the service from beginning to end. A couple of issues, but all worked through during the purchase.

Since moving in the Site Manager has been incredibly helpful, and knowledgeable. Fantastic Service.

Do Not Buy From Abbey Homes

DO NOT BUY FROM ABBEY HOMES.

Whilst the houses are nice, the aftercare is appalling.

Snags are not attended to and once they are off site - you can kiss any hope of fixing snags good bye.

Not only that, but they promise the world with regards to getting the estate landscaped, when they literally leave nothing but acres of weeds.

Latton Place - a development in Kingston Bagpuize does not even have so much as a blade of grass put down in the common areas... no nice front entrance .. nothing ... literally just weeds.

We are now expected to "maintain" it ourselves. All communication is simply ignored, be it that you phone them or email them.

Do you research thoroughly before you buy from Abbey and come and look at their estates to see what they deliver (or rather, what they do not deliver). .

The estate is lovely, its just that AbbeyHomes did not leave the estate landscaping as per their brochures.

We have fought really really hard to get them to comply but we are still short of some landscaping at the entrance which we may now chip in for ourselves (a nice sign, some flowers type of thing).

Abbey have signed it over and the estate is now managed by an external company. There are also 5 directors on the board who are residents in the estate and who ensure it is managed well.

I personally only had 1 build snag which Abbey did fix (after much debate). I do know of others who had minor snags and Abbey have dealt with them too (also after much debate).

My posted issue was about how poor Abbey have been in responding to us over the landscaping ..

The buildings ARE well built , the layout of the estate is great... hardly anyone backs on to a neighbour, and the gardens are great sizes. There are young families and some older folk so it has a nice mix
