Shocking Build To Heating System

Good evening to all bellway home buyers our there I'm at the Stepps development the way bellway have put in the heating system though the company MES I needed to replace my water heater water Vessel it was out of warranty and out of HNBC which I was fully aware the real problem is bellway need to take full responsibility as my engineer who gets all the work from kingspan which is the heating system he couldn't get the Vessels out the cupboard due to the installation from MES which I was informed by MES they get a plan from bellway to do the job how to install so sent emails after emails to bellway and Customer ServicesĀ in turn u got a email saying sorry nothing we can do in the email bellway tell me yo cut a hole out my ceiling in the cupboard bring it though the Loft this is completely unacceptable unfair unsafe and shocking workmanship at the highest level I urge bellway customers more so if you are within your warranty to get this looked into ASAP please or take Legal action please put this out in social media

Do Not Trust Bellway!

It is with regret that I must advise against placing trust in Bellway based on my recent experience. Attempting to purchase a house with Bellway proved to be an exceedingly stressful endeavor, compounded by what I can only describe as a bullying nature exhibited by their sales team. Despite negotiating and agreeing upon a price, which was confirmed in writing via email, Bellway reneged on the agreement on the day of reservation, stating they could not honor the initially agreed-upon price. Despite this setback, we proceeded with the reservation process. However, within two days, we were informed that Bellway could not work with my chosen solicitors and insisted we use their own, a condition with which I could not comply. Following this, they threatened to cancel the reservation if we did not complete the exchange within six weeks. Additionally, the local Bellway office unilaterally changed the bank valuation date, causing a further delay of four days. While I understand that delays can sometimes be unavoidable, I made it clear that I was committed to expediting the process as much as possible. Unfortunately, despite offering the full asking price, we encountered rude and bullying behaviour from the sales advisor/manager.

Worst Experience Ever.

7 months in, living in my house and it's still not finished and I have more snags than geroge best had pints.

They're shocking.

They're rude.

Took pics of my artworks, stodd on my sofas, walked around in the trainers on my rugs, and even took a dump in my house when I wasn't there. Love my ring cameras.

Avoid them. Worst of a bad bunch

Do Not Buy - No Aftercare

I am living in a 440,000 new build. Once your in forget after care. I am living in a house with a hole in the back door which leaves the lounge cold. An insecure front door. A rusty hob and splash back. A cupboard under the sink bodged so bad it fell off and nearly broke my foot and is still off! All this has been ignored since May.

Do not listen to the false promises. The worst thing is I still have builders and contractors on site.

Worst ever and the customer services team are useless to say the least and have no compassion for anything.

Do not buy from Bellway.

Poor Customer Service

I haven't had a great experience with Bellway from day 1, but when I complained, they did try to make things right in the early months. We have been in our house for a year now and have flooding in our back garden. When I reported it and sent pictures, I got quite a curt reply.

'The warranty is also only valid if the appearance of the garden has not been altered in any way. As the photos show that the patio has been extended and a new patio has been laid, we will not be able to investigate matters relating to ponding in your garden any further and you may wish to contact the NHBC directly to clarify the veracity of our response to this issue.'

They are absolutely not interested in customer service, rather how the extract themselves from any further obligation!

Awful Customer Care. Far From A 5* Builder

Buying a Bellway new-build house has been one of the worst experiences of customer service in my life.

A brief timeline:

- August 4th. Exchange day. What should have been a really exciting day for me and my family - I arrived to collect the keys to find Bellway contractors still in the property painting over cracks in doors, staples sticking out of stairs that could have caused serious injury - and crusts from sandwiches littering two of the rooms. As part of the walk-around of the property - the Bellway salesperson had to point out several already known issues, including cracks in backdoor windows (still not resolved two months later, as of October 11th)

- August 5th. The professional snagging company I hired found more than 300 faults with the property. Some of these were minor - but many were not:

* Shower was not connected

* A significant bend in external wall

* Holes in brickwork

* Insulation laid unevenly in loft - with gaps

* Scratches in other glass

* Completely uninviting front/rear doorways due to appalling quality of finish.

As of October 11th - more than 90 of the original 300+ snagging list (that I submitted to Bellway on August 6th) have not been resolved.

Due to the poor (and in some cases dangerous) nature of some of the issues - my family and I did not move into the property until early September, giving Bellway four weeks to resolve a lot of the issues.

Not only did then do virtually nothing through August - as a result of their delays - there are now several new issues in the property as a result of the poor quality work performed by the Bellway contractors in September:

Paint on Amtico flooring that I got installed in early September.

Paint on windows

A bathroom window that does not close since a previous snagging list issue was resolved.

Missing mastic in bathroom where one Bellway contractor peeled up the previously badly installed mastic, but did not replace it.

On three seperate occasions - Bellway contractors did not turn up for their agreed appointments, resulting in a waste of my own time and money.

I have purchased new build properties in the past with other UK Housebuilders - and am not naive enough to think that there will not be minor issues in purchasing a new-build property. However - I cannot say without any shadow of a doubt that the quality of build - and customer care by Bellway has been the worst by a country mile. Quite simply - the customer service experience has been one of the worst I have faced.

I strongly recommend anybody thinking of buying a Bellway new-build house to look elsewhere, to avoid what should be a really exciting time of your life becoming a disappointment, and a drain of your time and money.

Truth be told - I would have put up a sign in my front garden to warn people coming to view other properties about the issues I have faced - but Bellway have cleverly put a clause in the housebuying contract to prevent that, having had previous unhappy buyers do the same in the past.

Sham Artists Who Don't Answer Any Queries

Bought a house from these sham artists to the timelines they set via my (their chosen and only option) solicitor in Nov 22. It is now June 23 and their are still things wrong with the house that the 5th site manager now avoids even talking to me about.

The kitchen was damaged, the gas hob not fixed, drain pipes were missing so the rain drained into the airbricks (from my house and next door), the stairs weren't final painted, the bathroom tiles were chipped, the interior and front doors were damaged, the paint work looked like Stevie Wonder had done it (it's white how hard can it be?!), there was damage to the exterior facias and socket faces missing. This passed their quality control!!! Stay away from them.

Never work for Bellway South Midlands as promises are not made worked as Sales Advisor for 6 Months left due to Sales Manager sham while my colleague was part timer got more pay and lots of time off they make promises but never happened

Poor Quality Work And Customer Service

We purchased our first Bellway home and moved in at the end of May. We have been having issues with our windows that still have not been rectified after many months. A new house with thermally efficient windows that have drafts, damaged beading and scratched glass. A subcontractor came to look and caused damage to the property in doing so. A shower that was not even wired up when we moved in. Drive has had to be repaired as the inspection cover was sinking. Garden is a disaster and is sinking and levels nowhere reflect what was on the plans. Full of clay and waterlogged every time or rains. Lovely customer support prior to moving in and then that is it. This is our second new build and the quality of the build with this builder is definitely substandard.

Today has been the final straw. Very unsympathetic customer care. Our radiator fell off the wall and landed on our dog resulting in a significant injury leading to us having to say goodbye to our dog and it was just brushed off and we were told, despite having photos showing the unpainted wall behind the radiator that it was been taken off and was basically not our problem. Absolutely disgusting. All we asked for was for the rest of the radiators to be checked to make sure they were safe. Safety clearly does not matter.

Very Poor Insulation

Purchased a 4 bed new build house. One of our rooms is significantly colder than the rest of the house and does not retain heat. The temperature gets as low as 14.9 degrees when the rest of the house is 21.0 degrees which makes the room totally unusable. We had a Thermal imaging report carried out but Bellway's response was that "they are not at fault" our neighbours experienced a similar issue too. We now have to make a legal claim against Bellway for breach of contract. So the only advice I would give to anyone consider purchasing a Bellway home is to have a Thermal Imaging survey done and use a professional snagging company.

Hi,

I recently purchased a Bellway Home. After about 6-7 months I began to notice that the driveway beginning to worsen as was the front garden and Patio. I understand that the property was built more than 10 years ago and they typically cone with 10 years warranty. I wanted to know how to best to pursue this poor workmanship by the developer as no change has been made to the driveway, patio and front garden by previous owner. I initially believed this to be a collapsed drain. I have had United Utilities to come and inspect the drain with a camera who confirmed that the drain is fine. They said it is more likely that the area around the drain was not compacted properly and over time this has caused the driveway, patio and front garden to dip. Has anyone had similar experience? Any advise on how to proceed with this matter would be of great help.

I purchased a Bellway property, is anyone able to tell me if they have purchased a Bellway property whether they had a light fitted within the attic or not? We have solar panels in which some of the controls for these are within the attic yet have no lighting. A previously purchased new build through a different builder had this as standard so just wondered if anyone can shed any light on this. There customer care are not helpful and so no point even asking,

Is there anyone on here who have purchased in the Cotswold,Ā Chase development in Brockworth? I wanted to know what the areas like and if there's any issues with social housing. I'm spending well over 350k and little hesitant about social housing.

Whenever you buy on a development there has to be social housing as part of the planning process. Normally the housing associations are very strict with their tennants and if they caused any issues they would cancel their tennancy.

I am in the process of buying myself a Bellway House. From the reviews I'm concerned about the quality.

What precautions can I take to avoid issues like I have read?Ā I am using my own solicitors to ensure there's no issues and avoided using their recommended one.

I'm also worried about being rushed to pay them money. At this stage they say that we need to give 5-10%.

Can some one at Bellway tell me why they don't supply a cutlery tray for the cutlery drawer in an already upgraded kitchen costing in excess of Ā£4000? We have been told if we want the tray it will cost an additional Ā£25. Is it worth upsetting customers for this?

We had exactly the same, paid for a kitchen, cost a fortune and they then began by telling us the things we requested could not be done, it was not until I said look do not bother and we had a manager to my home that I finally got what was promised. I would avoid them like the plague.
