Worst Housebuilder Ever

Do not trust these shoddy housebuilders, the leasehold and maintenance fees they have for every home they sell is just a big trick and a way to squeeze more money out of people, and the snag list on my new home was just ridiculous with every attempt made by them to dodge and avoid the issues. Avoid avoid avoid!

Racist And Unsafe Builder

Don't even buy a property with morris home, they show discrimination and for the people who are rich they do free land drains and divert that drainage water to the neighbour's garden making it a highly unsafe place to live. It's been 15 months since i complained but no one came up with a solution. Because of my race they are discriminating and avoiding my complaints whereas for my white neighbour they have fixed the same issue within a month. My dad fell over in the soggy garden and injured himself. Kids won't be able to play as well even. It is keeping my garage walls always wet and can collapse anytime.

Boundary Fence. Zero Response To Acknowledge Questions.

Morris homes fenced off land allocated to my plot. Slow to deal with faults. I would not recommend. Customer Care very poor. Regret purchase immensely.

Boundary Fence Out By 3m!

Morris homes have shorted us out of 3 metres of land by putting our boundary fence in the wrong place. They accept it's in the wrong place but are not willing to rectify it. Disgraceful!

Wintringham Delays, Delays And More Delays

If you want to buy a house and then have delay after delay after delay then buy a house from Morris Homes. Originally given a moving in date of 5 months ago but the house keeps being pushed back with unrealistic reasons for delay!! If you pay a reservation plot fee, be prepared to then be ignored and given unreasonable push backs for completion

Terrible Customer Service

Logged a number of rather large issues with Morris Customer Care team, they have been appalling - 6 months later nothing has yet been resolved. The contractors used don’t turn up when they have been “booked in” or do an absolutely terrible “repair job” and the customer service representative are no help at all; corners are cut everywhere so the materials and contractors used are very very poor. We had to fix several issues at our own cost as we couldn’t wait any longer as it was dangerous Morris refuse to even contribute or give us anything as a gesture of good will. Overall disgusted with this money grabbing company!

Poorly Laid Tarmac

We moved into our Morris Home in summer 2019. Around 2 months later, our tarmac driveway was surfaced. The contractor that Morris Homes used botched the job, and now I have large hideous streaks of tar across the surface, as well as holes everywhere. I complained to Morris Homes straightaway, but they said it was "within tolerance".

Around 6 months ago, Morris Homes sent a contractor to attend to a problem at a neighbours property. The contractor parked on my driveway and left oil and chemical stains all over it. I complained to Morris Homes and they appointed someone to clean it up. Low and behold, the person who cleaned it botched the job, and now my tarmac is badly scarred as a result of a pressure washer.

My driveway is a mess. Firstly as a result of the way in which it was laid. And secondly as a result of Morris' contractors damaging it. I have relayed all of this information to Morris Homes, yet they are unwilling to resurface it. 

The complete lack of remorse and unwillingness to resurface my driveway is disgusting. They had my money before the tarmac was laid, and are now simply not interested.

Customer Service = 0 - Please Adhere Warnings

Communication non existent. Moved into home in July 2017, noticed holes in back garden which can occur. After constant chasing this was inspected and was told it would be repaired.

It is now May 2018, I have been told they will do nothing as it was due to lack of care for the garden.

Bearing in mind, we had moved in only 3 months after first reporting.They had purposely ignored and put of the repair, no communication, no nothing. It has been nearly a year.

Would not recommend, lovely property does not match the level of service provided.

Absolutely agree they should be called customer care not and it's really annoying when they never call you back something for me that could of been sorted in one day took three weeks.

Oh how I wish I'd read reviews like this before I put down my deposit. Have found Morris Homes to be arrogant, uninterested, poor quality and habitually untruthful!

Regret ever knowing the name!

Winsford - Can't Sell Homes

Only one resident has managed to sell their home after three years, at a lower cost than they bought it. No one can sell. Many of us want to get away from here but with the LEASE (£300 ground rent a year, increasing every ten years) and SERVICE CHARGES (£210 increasing every year) - we have to pay for the upkeep of a small play area at the end of the site - that is over £1000 a month at present! Morris Home and Chamonix Estates just bill us and do not let us have any say, even though they say we the homeowners own this piece of land???? Something does not add up about this. We all want our FREEHOLD and no service charges. Prisoners in our Morris/leasehold homes - someone please help us.

Worst Builders Ever !!

We are on Forest Grange Swadlincote. Dirty untidy site every day except Thursday when bosses walk around. Ineffective management. Not proactive sees problems and ignores them. One site with roads leading off in 4 directions so constant site traffic over the WHOLE site. Having come from a Taylor wimpey site there’s no comparison. Bad language by employees all over the site. Rubbish dropped on roads just left. Building issues taking too long to resolve. No courtesy in where workers park, at times right outside our door at 6.30 a m leaving engine running and radio blasting. Complaints to site manager largely ignored. We would never have bought here had we have known that our plot was slap bang in the middle of the worst of the building site. Our cars are constantly dirty, mud treads through our house and cars. Literally the WORST builders. So buying a new house go to the Taylor Wimpey site in woodville or st modwen homes. Just don’t buy Morris homes unless you want a load of problems. We have paid to have jobs done Morris hones should do because we don’t trust their work. Rubbish !!!!

So we would like to ask the person who replied to this post to get their facts straight before making comments!!!! We do work for other house builders but can categorically state that this review of Morris Homes has not been made by us!!!

Whilst we do have issues with Morris they are not linked to the build of our home or the state of the site (unlike other people). We have been happy with our house and reasonably happy with after service provided.

As you have rightly stated we do know better and we know the processes e.g. Snagging and we know what to expect whilst a developer is still building!!!

So I will reiterate my comment "get your facts straight" before commenting!!!!

Boys...... interesting that one of you is a sales manager for St Modwens. And the other one works in sales for another builder. You should know better. I have been to see your developments and they are not good. I considered buying from 3 builders and chose Morris Homes. We live on a building site. This will be like this until all the houses are finished. You should know this as you are in the industry. They do care but it is not always possible to have a clean and tidy site in the winter conditions. It was explained on the home demonstration that we would experience a few snags etc. They do not ignore you and I found them very pleasant to deal with.

My niece is purchasing a new build on the Wirral and Morris Homes have kept moving the closing date due to unforeseen issues, not great but you can live with that. They have now said that the closing date is next month which takes her and her partner 1.5 week outside of their mortgage deal. They have asked mortgage company for an extension and are waiting / praying for this - they have 8 days to sort. If however they cant get an extension they will have to sort another mortgage at a higher rate, failing this they will have to pay 20% of the house price. How can they hold on to the house (niece doesn't need to move in straight away) and cause so much stress? Any advise please?

Morris homes have told me that they have a lease contract that prevents any future owners of the lease from raising the ground rent above anything that might rise due to inflation. I keep hearing stories of Morris homes selling the lease and then the new owners doubling the ground rent. Can anyone verify?

It is true that any new owner of the freehold cannot change the terms of the lease. However, what they can (and do) do is then charge an extortionate amount for you to buy the freehold and extortionate amounts to get permissions regarding any convenants in the lease. All in all it is a very nasty set-up and Morris Homes must know this when they sell on the freeholds.

I am sorry but I am unable to help you with that as I know nothing of that development. The only one we had dealings with was the Tamworth one and that was a house not an apartment.
