Substandard Quality Home

TW is refusing repairs for my property

Taylor Wimpey is refusing to fix my bathroom leak due to a sealant failure. Which cause my carpets, wall tiles, and wall with stains.

I bought my house with Taylor Wimpey back in Nov 2023. I suffered a leak from my guest bathroom in September 2024. After waiting for more than a month. Taylor Wimpey is refusing repair, stating that I need to maintain the sealant of the bath tub regularly. What a load of nonsense. The house is not even 12 months old. The bathtub sealant has cracked, and sealant was not even applied correctly in the first place. According to the TW maintenance guide, the customer has to check the sealant regularly to maintain it. However, in my experience, that bathroom did not even last 10 months with occasional use.

The funny part is I had to use this guest bathroom in the first place because my master bathroom was leaking as well. While awaiting TW for over a month, which led to this second leak in my guest bathroom.

In addition, the customer service representative I have spoken to was awful. When I asked where in the TW maintenance guide states if the sealant wasn't applied correctly in the first place and how the customer is responsible for their job. She states there is nothing that I can do about it and also refuses to provide a supervisor or line manager to speak to.

I am currently awaiting NHBC resolution service to have a look at my case to hopefully make TW to complete the repairs. DO NOT purchase a home from a developer who builds substandard quality houses. Also would not offer repairs under the warranty period and use their so-called home maintenance guide to blame the faults on the customers

Taylor Wimpey build substandard flats. The ground floor flat has poor insulation. The mould is taking over the furniture. They have been sending someone to inspect for 2 years. The inspector detects mould and then the manager comes and denies the facts. He even said that this is normal in a new flat and that I should expect to lose my furniture and shoes. I have a recording of his inspection which the manager did not agree to. He checked 3 times to make sure I was not recording before he started talking nonsense. He also said that it was the landlord's fault because he did not warn me.

Poor Quality

Taylor Wimpey have failed to finish the works required and promised at Saxilby Heights. Don’t buy from Taylor Wimpey as the do not complete the work required. Our estate is a complete mess. Every garden and grassed area is a complete disaster but on clay soil that has been dug out from foundations with no drainage. The appearance of the estate as they have left it is embarrassing especially for a so called leading home builder. This needs to be sorted now. A year after moving on and the estate is still a complete mess. Contact me if you require any more information

Currently Living In A Mess Of A Site

Currently living in a mess of a site. Been living at Taylor Wimpey kings moat site for 2 years. The team you are buying from is awful.

My shower is leaking into the downstairs since November but Taylor Wimpey have been 6 times and still not fixed it.

The bin storage has been fly tipped in every week because Taylor Wimpey don't know how to make a door which will stay closed. Fly tipping isn't their fault but the preventative measures have not been put in to stop it.

Every tree they planted died within a few months.

Yet to get a sign to say which house number I live in.

Customer service will promise a call back but then never do.

The customer service team will try their best to help you with your issues but I don't think they are getting the support needed to effectively help.

If I was thinking about buying a new build from Taylor Wimpey I wouldn't. Just ask anyone on the site and they will tell you an issue with the site. A lot of people have had their property flooded. Search "kings moat flooding" and you will see the issues.

If your purchase is linked to First Port Property maintenance by Taylor Wimpey walk away OR Get your solicitor to ask for a deed of variance to exclude First port. The appointment of FIRST PORT to carry out estate maintenance is a legal ploy by Taylor Wimpey to avoid paying S106 fees for adoptable open spaces to local councils. FIRST PORT can charge what they like and all approved by Taylor Wimpey .

Before proceeding make sure you know what is not going to be adopted.

Taylor Wimpey have sited attenuation tanks below private gardens which means they are the property of the house owner ,cannot be adopted by the water authority but get included on TP 1 for maintenance charges by First Port. This creates a covenant that if the owner sells First Port can charge sever hundreds of pounds to enable the property to pass land registry requirements.

Cold Home Risking Children’s Welfare

Multiple issues with the home after we moved in, TW use and send people to rectify but keep finding issues a year later. The front door to my home is letting in a considerable amount of draughts to the point where actual ice particles are forming on the inside of the home.

The passage where the front door is located is also the location of the homes thermostat so the heating controls are false and the home is difficult to keep at a desired temperature due to the cold winds coming through the passage.

I become increasingly concerned when my children’s bedrooms (aged 20 month and 7 month) were dropping below 13 degrees during the night due to the cold air travelling up the stairs into their rooms. Despite the heating being on inside the rooms, the landing radiator is controlled downstairs and the cold air pouring into our new home has now forced us to move the children into our room in cold nights.

Had TW send an operative round to inspect the front door. They send a bricklayer to look at it which I found was not suitable and he said there’s nothing that can be done and suggested they are cheap doors and he would never buy a TW home. Great news.

I then proceeded to get an actual CERTASS registered door installer to inspect who found the door was rattling in the locked position due to a faulty mechanism which prevented the door to come away from the seals. The threshold had been screwed into which can break the weather barrier on the door, and there was a gap under my door which was not sealed which would be the cause of water coming in.

Sent a copy of this report to TW with the offer to purchase a more superior door myself for over £1,000 if they were able to contribute under £300 for the labour. They refused and said the door is like this because of the design from the manufacturer…

No consideration of customer satisfaction, child welfare and overall quality of the homes they provide.

Avoid At All Costs

We moved into our new build Taylor Wimpey property on 3rd March 2023. Almost from day one we had problems with the ensuite leaking. We have had to put up with a shower not fit for purpose for almost a year, customer blaming ( believe me they are good at this) because they blame anyone but themselves, soaking floorboards, smell of damp, mildew all over floor walls and ceiling, crumbling skirting boards and paintwork crumbling from nearby walls. The wrong screws were used which became rusty, tiles were cracked. Their own contractors described the work as shoddy and appalling. I wanted an independent contractor to review the work. Taylor Wimpey refused. Anyway in the end Their very own contractors helpfully told us everything we needed to know about how bad the workmanship was. One even told us they had been told by TW to cover the damage up and not to tell us the truth .I have lost time at work, had no end of stress, misery, phonecalls, emails etc. Unless you have time for trouble like this and enjoy a stressful life do not buy...100% STAY AWAY FROM THIS COMPANY

Lost In The Cold! Do Not Buy A Tw House!

We have been living for just 3 years in our new house and we keep discovering new issues every month (and I am not talking about small or cosmetic issues that can be easily fixed, I mean big construction defects affecting the building).

Along with flooring issues-floor not flat-, leaks in bathrooms, walls that keep moving, creaking everywhere (all still to be fixed)… the last one we have discovered when someone came to do the boiler servicing yesterday, is that a gas pipe, embedded in walls/ceiling, has been leaking for 3 years!!!

I prefer not to think that we have been exposed to such a big risk…just because someone did not do his job properly and nobody checked it before completion.

Two different gas engineers - one from the boiler company and another one from the insurance company- have already ensured that the issue was produced during construction of the house ( the insurance company says it is not for them to fix it because it has been there since it was built).

Of course, we are now with no heating or hot water for the foreseeable future… and when we called to the Home emergency help line from TW the first thing we were told was that the 2 years guarantee period had expired.

As you can imagine it is so frustrating that we have spent thousand of pounds on something that is only giving us massive headaches.

5 Star Review For Taylor Wimpey

Just about to move into my new Taylor House and I really have to say the quality, workmanship and finish is by far the best I have ever seen in a new house. The Site Manager and his team at Apsham Grange in Topsham really do pride themselves with first class workmanship, the overall finish is amazing, the woodwork, painting, even the carpet fitted said all the floors are of exceptional standard and carpets, flooring can be laid without screeding. I personally give them a five star rating. Can’t wait to move in now, hopefully within the next two weeks????

Sharks, Beware!

I was looking at purchasing a property at Boundary Moor Gardens in Derby, I was told a certain incentive was available and based on this was eager to go ahead.

I was later informed that the incentive wasn't quite what I had initially been told, by this point I had put down a £1000 reserve fee and £2783.45 towards my options.

I pulled the team up on this issue and they admitted fault but said it was hard to get a refund as the reserve fee is only 50% refundable and the options payments are non-refundable, to which I said "I appreciate this but if I was provided the correct information initially I wouldn't have proceeded at all."

Eventually I am informed a refund was being arranged but may take a while, and today I received £500 back...so where's my remaining £3283.45? Gone. Sharks, BEWARE!
