Very Poor Quality Build

We purchased a 4 bed house in this community. The build quality is very poor. Faced several issues ranging from cracking noises, shaky plaster walls, leaks, leaking bay window, drainage issues, electrical problems, gas leaks, broken locks and poor paint work. Their Yorkshire customer service is very poor and unprofessional. They sent several contractors(unskilled and unprofessional) who even caused more damage to the property. One of them shaved the timber beams to fix the bumpy floorboards????. Other one has put few hundreds of nails into the ceiling to fix the noises. We finally had to report the problems to NHBC and also had to do lots of correspondence with Linden`s C-Suite. Their Yorkshire Customer service head finally sent a contractor who worked few months to partially fix the snags. we had to supply paints for the decoration work and also arrange some cleaners to bring the house back to livable conditions. Linden did not even reimburse those expenses.

Worried about the safety and security in this house considering the nature of their repairs. This bad choice has disrupted our lives and also has taken a toll on my health. Advise not to spend your life savings on a poor quality build. Also attached few photos which shows the nature of repairs done to a newly built house.

Definitely Avoid

We moved into our home at the end of May, site staff were initially helpful in rectifying our snags, or at least we thought.

Snags would get half fixed with a worker telling us that someone mould be along later to fix once half the job was done. Some snags we would raise and the foremen/site management would tell us it was normal and nothing to worry about. This issue is mainly to do with mould in the kitchen/living room. It first appeared on the skirting board which a foreman said was nothing to worry about as he wiped it away. Due to our concern, they sent someone round to replace it and gave us a leaflet titled “how to live with moisture in your new home”…great. The mould however did return just in numerous places along at least 7 skirting boards and in our kitchen cupboards! The mould inside the cupboards has led to food being binned. The site management said they would look into it and help us which we fought for and eventually were told we would get a kitchen replacement as the mould was out of hand in the cupboards. This was about 2 months ago now and after at least 3 requests for an update, I finally had a visit today where I was told they would come round on Wednesday to take a moisture reading before ordering our replacement kitchen. 2 months ago we were told we would get a replacement and we were waiting on delivery yet today I’m told they will order it this week!

We’ve had 2 industrial sized dehumidifiers in our kitchen for 3 weeks now which are a nuisance and are running up our electricity bill. Were told that Linden will pay the electricity for them but nothing has come of this.

Other houses on the development have had similar issues and were in fact told that staff took their eye off the ball when their house was being built. Wow.

Ultimately, we feel disrespected, frustrated and that we deserve our expensive house to be fit for purpose and not a health hazard. Speaks volumes that most of Linden's reviews are 1*.

Ridiculous company, no care for the customers and continues to sell homes that are terrible and unsafe and engages solicitors even in the smalles situations where things should be covered by the warranty.

Totally Agree With Most Of The Comments On Here

Please be careful linden homes will delay your completion date and doing this you risk linden keeping your deposit if you cannot source another mortgage offer if it laps (full deposit not just reservation fee) then they can resell your property at a higher price if the market has improved

We actually moved in but its far from good

The quality is awfull in general walls not level bare floors a garden that's not a garden as gets left like a building site where you can't even let your daughter play as it's dangerous

She actually fell down a drain outside that was unfinished

Quality isn't there whatsoever from the actual stair spindles cut short and filled?

I've literally had to do all snags and repairs myself as they don't follow up on snags and if they do its no better than before cheap materials

they tell you what you will get level garden ect but when you get your keys it's different and nothing you can do with it

We didn't actually meet building regs which i discovered myself and raised the issue which was the only thing to get rectified but it still gets signed off??

Still waiting for repairs to the structure but there not interested

Avoid Where Possible

First time buyer here! Bought my house in June 2019 . . . Sales team were great and really friendly. Super helpful, chatty and built a good relationship with them . . . that's where the positives stop.

Linden's quality of workmanship is poor (putting it politely) . . . My house 'feels' like it was a training exercise for a work experience project. Worryingly I've been told by many workman that my house was in 'a lot better condition than others they've seen'. I raised over 100 snags of which some are STILL outstanding. As soon as they've got your NHBC survey they essentially wash their hands of you, unless you keep up enough of a fuss. I felt like I had to really fight and work for my snags to be reviewed and rectified. It was knackering. The qualified contractor / site manager should have had higher standards . . . they are the experts after all . . . not me! I feel like there is a lot of responsibility for the new owner to know what is and isn't acceptable without a construction background.

So many details around the house were poorly finished! Paint on switches, missing screws, chips and dents in door frames, grout and mortar ALL over the place . . . It really has tarnished my first home buying experience.

I don't expect to buy a brand new car with it's wing mirror hanging off, so why is it acceptable to buy a brand new house with all these defects . . .

Its now been 2 years with other snags that i've found which are really unacceptable and they've washed their hands of me. I'm now left to fix these issues at my own expense.

New homes are always marketed to people as 'Cheaper than buying used' . . . I think not considering the amount of time, energy, stress and own money to try and fix their incompetence.

Avoid if possible! But I know with help to buy schemes, people are really restricted to new builds and stock.

Most Appalling And Most Pathetic Customer Service

I first made my enquiry with Linden Homes Sales at the number given for Hanstead Park, surrounding March 2021. Since then to now, i have been misled, totally enforced chaotic ordains and thereafter deliberately confusing me, discouraging me and thereafter regimentally becoming stubborn about their sell policies which truly have NO adherence.

Lack of rationale and logistics, if the funds are borrowed on a mortgage, and a buyer's mortgage fall through surrounding October due to anticipated interest rate rise in financial management of UK., therefore, substantial reservations by December 2021 will fall through!!!!! or otherwise, come to a crunch of auction sale in 2022-23 after really the cost of borrowing goes up.

Your mentality of enforcing your ordains upon buyers such that you have only one sided benefits and this is called unfair contract.

The only reason why you are successful is because you are taking advantage of a market wherein there is acute shortage of properties.

Terrible Customer Experience

Bought a house off them just under 2 years ago just before Christmas and they rushed it through so the bosses got extra an bonus.

Been emailing them for well over a year now about our garden been uneven, sloped and rocks sticking up through the turf. Have been told people are coming to look at it and they haven't, we have been told they are going to sort it and then they haven't.

Now they are saying that we signed off on the plan for the garden which we have never seen.

Needless to say we will never buy a property from them again.

Awful Customer Care

We purchased a house in Saffron Walden in Sept 2019 and yes we have had standard snagging issues but also some major issues and the customer service up to MD level has been shocking.

The overall attention to detail in the homes is terrible. On completion day we actually raised issues with our carpet and flooring downstairs, we still have not had this rectified and now in an internal battle with them.

Our turf was laid and they are quoting its normal....well we followed the maintenance regime and its coming up, bald patches, you sink in it and there are rocks everywhere. Not really the best when you have a 2.5yr old.

Our solicitor raised with us that they tried to resubmit different boundary plans for our property which meant we had some land missing from our plot. So underhanded and their solicitor admitted an admin error.

Due to a 10 day response and me chasing this for our formal complaint to the MD, he threw a shocking response to us, backtracked everything that was approved and said it was all normal and customer service were in their target KPI for responding.

Once they have your money, the customer care goes our the window.

Whilst we love the house and location, I would advise people to think twice before buying and do your own flooring and turf.

Throughout the 6 months we have been here, they have ceased working with 3 different contractors which has not helped the situation.

Plumbing Still Leaking After 4 Years

Dreadful initially helpful. They deliberately have a poor complaints procedure. they have refused to pay for work i had to get done in order to fix an ongoing problem that had been continuing for 4 years. they initially paid and then decided not to. Poor customer service that increasingly gets worse as you stay in the house.

Looking at the St George Linden Estate in Morpeth, Northumberland.

Friendly sales staff and the showhouse looked great but my god this review site is a litany of woe!! Does anyone, anywhere have anything nice to say about Linden Homes? Or any advice how to mitigate issues if we do go for one of their houses? Thanks!

I would not recommend Linden Homes (or Galliford Try) to anyone. I completed on the sale of my home in September 2016. The show house looked pretty good but our home is full of defects - getting Linden to accept responsibility or do anything has been as painful as pulling my own teeth out with pliers. In Jan 2017 we discovered that our leasehold house was not what we thought. The (very nice and totally bonus motivated) sales staff had told us the house was leasehold because Linden homes did not own the land. They said that the local college next door owned it and would not sell the freehold to anyone. In Jan last year I discovered this was a total lie - Linden Ltd owned the land long before the first brick was laid. When I spoke to the residents of the other 109 dwellings they have all experienced numerous issues with customer service and at least 30 houses were told the same lie about the land. They cannot be trusted at all.

Fortunately we have campaigned - see NLC group - and will get leasehold houses banned but please beware of 'freehold' houses with restrictive covenants and service charges. 

I can honestly say that there does not seem to be a single New Build company out there that is decent. They all have their really bad points and not many positives at all. I recommend you buy an older house that is truly free of hold.

I would buy. I bought my new flat in August 2017 and I am having big problems. They have rendered over my vent so I ended up with lots of mould and very high humidity in my flat. None of Linden builders have an idea how he ventilation system works. All windows are fitted poorly. They are very unprofessional and negligent. I would never buy another flat or a house from Linden again.
