Beware!!

BEWARE!! Massively overpriced and poor quality housing and really really poor service after purchase. You'll notice that the developers periodically put the prices up of the whole development, therefore artificially inflating housepricing overall. Advice for future buys:

- Go way below the asking price. I got mine for £30k under the asking price (£360k instead of £390k) and to be honest I should have gone lower another £20k lower.

- Don't listen to the nonsense and heartless pressure the sales team put you under. They are working to get their bonuses! I recommend saying that everytime they threaten to pull out you'll lower your offer by a couple of grand! And definitely drop your bid last minute. They are desperate to off-load stock for cashflow!

- Don't sign off the initial faults list for a long time. They will pressure you to do this but don't. Once you sign it off, you can technically still get things fixed but it basically doesn't happen. We were given a weird vent with flaps which we didn't ask for, instead of the normal once, and it woke our two-year-old daughter up every time it was windy and they didn't fix it for three months. It took a lot of chasing from me and caused a lot of stress.

- Bear in mind that Bovis couldn't care less about the quality of their product and service but are trying to take as much as possible.

- Be prepared for lots of things to break not long into living there and, once the two period period is up, for the costs to start adding up.

The Worst Customer Service I Have Ever Had In My Life

The worst customer service I have ever had in my life. We've been going through the process of purchase for 4 months to be told that we can be unable to complete it at all because of their incompetency. Totally useless people tell you that you can go tuck yourself if you consider withdrawing. They have been convincing us for a sale of our home asap, and when we've done everything we could to do it, they started to see problems when we became homeless. They've been threatening us that they would remarket our property and giving us sick deadlines i.e. 4 working days including Easter, to complete, even though they knew that it would be impossible even from our side. They have been treating us as second-category customers just because of the fact that we did not agree to use their mortgage advisor. Plus they've been treating our mortgage advisor the same, just because of the fact he was not acting in their favor. In the end, we are going to live on the streets in 10 days because of loads of lies they have been saying for weeks. I'm asking the 'so-called' sales progressor - if she had her whole family's life would she risk it? Are we completing on this date? And her response was always - be patient, be patient, even though she knew it would be impossible. We lost everything, we're now also fighting for money that has left after our amazing sale from their recommended solicitor. 3 weeks after the sale and still, we haven't received it. Don't trust in their words, they don't understand anything, they just act as they care, but it's a huge lie from the beginning. They are trying to keep you as they know they keep the product and you have no other choice. This whole process conducted by them has made us anxious so much we needed doctor's prescriptions to stop feeling this way. Go anywhere else, I wouldn't recommend it, as I have never felt so harassed and embarrassed as a client in my life.

Houseofbrokenpromises.net is the perfect words to describe what we have experienced. Moving into our forever home back in Dec 2018 should have been one of the most happiest moments of our lives. It was what we had dreamed of. This was what we had worked so hard all our lives for. It is what every new home owner wants to feel - a sense of achievement and relief. This was far from the truth. Standing in the doorway of our new home, my husband said what exactly I was thinking ... "Oh ****, what have we done...." We could never have ever expected, from that moment on, that our lives would be changed forever...

Breach of Regulations ...

Within weeks, we had pages of issues raised with Bovis. Months later, we uncovered numerous serious breaches of Regulations, which to this day, after 2 years, are still outstanding causing more damage to the property. We longed to put our stamp on our new home, but couldn't until all the major issues have been resolved. The property, in its current state is non-compliant to Building Regulations and NHBC Technical Requirements and therefore is unsaleable unless these issues are corrected. By not rectifying the current non-compliant issues, Bovis has breached the legal contract for sale which states in condition 7 that “ the seller will construct the dwelling in a good and workmanlike manner; in accordance with planning permission and building regulations approval; to the standards required by the National House Building Council (NHBC)."

Our current outstanding snag list is 52 pages long. Issues raised with a developer, within the first 2 years of warranty, must be put right by them to meet the responsibilities of Section 2 of the Buildmark. Therefore, the ultimate question is, why has this not been the case? We have concrete evidence including an Expert Witness Report by an independent FRICS Surveyor with over 35 years post qualification experience of construction and property matters. We even have written confirmations, which in a court of law is legally binding. Yet still they want to ignore us. I should be resting as I'm battling an incurable cancer, but I can't because I'm also fighting Bovis with this injustice. We Bought Our Dream Home Turned Into A Nightmare

We bought our Dream Home from Bovis but it has turned out to be a nightmare!

We bought our "premium" property in June 2019 and it has had so many fundamental build defects! From incorrectly wired hot water tank that bypassed the thermostat causing the water temperature to be higher than the point of scalding, to having weak mortar whereby all the mortar to half the height of the house has had to be removed, the flooring upstairs has bodged noggins, not been glue or affixed and the boards fall short of ending on the joists. The stairs have not been installed properly. The patio was built too close to the house causing water ingress and damaging the Amtico flooring which has now been up for over a year and these are just but a few of the defects. Bovis employ delaying tactics, take months to book work in, 18 months from first reporting the weak mortar and it is still in progress, over a year our kitchen flooring has been up and still we don't have a date when it will be rectified. They do not monitor their contractors and even when we have highted to them that the contractors are not working to HSE regulations they have repeatedly failed to do anything about it. They have caused thousands of pounds worth of damage to our property and do nothing but argue about rectifying. I could go on for hours listing the hundreds of snags and defects we have encountered in this "premium" property, suffice to say if I could give them a lower score I would - avoid at all costs!

Welcome To The Builder From Hell!

4 years 9 months of sheer hell, with the builder in total denial of the massive in-built defects. If the two year builders warranty was written on soft perforated paper, then it would have been of more use! Bovis made their excuses after 15months and walked away, quoting "irretrievable breakdown" .... just a cop out as they have not the technology or brains to put right all their faux pas! Still fighting to get the house which we paid hard earned cash for. If we knew back in 2015 what we know now, we would have walked away. Every promise they made,they broke! They even deny what they verbally promised in the sales procedure, cash incentives were denied, even though it was publicised on brochures (anyone doesn't mean "anyone" when Bovis use the word). Bovis aka Teamvistry are the worst builders that I have ever come across! They cut corners and penny pinch to increase their profits! If you buy from Bovis Homes AKA Vistry, you are doomed for grief for years to come.

Absolutely horrific first experience of purchasing a new build property. Site director, clearly had no respect for me as the home buyer as totally dismissed my list of snags, made appointments for contractors to come and I took time off work and no one showed up. He took calls in my house and was shouting and swearing. Lots of snags and 9 months on still have most unresolved. Correction of one issue resulted in others e.g. relaying turf lead to driveway being wrecked by tractor and skip so now needs relayed. Lawn was flooded continuously and died off, pulled away from walls, and whole garden sank along sides. Was unusable. Garden drainage installed after much debate. Turf then redone. Landscaper was given soil dug out from other building areas that was filled with debris and weeds to break down and use as topsoil. He said it was ridiculous but had no other choice as that was what Bovis provided. Now 7 weeks on after watering lawn carefully daily and not walking on it, turf is dying in patches, hasn't knitted together and is spongy and cannot be walked on at all on the left hand side of the garden. Director of customer care (there's an oxymoron when it comes to Bovis!) came to inspect lawn and said it looked as though we were taking care of it and he didn't understand why it was pulling away and spongy...until we asked how it would be rectified. Then it was fine. When showed photos of the skip of soil used as topsoil, he said we could easily be lying about that and he had no proof that the soil used in photos was used in garden. Then our garage floods regularly, properly floods. This is because ground level is above damp course and air bricks are covered too. Apparently as "garages are not meant for storing anything but a car (despitethem giving me a BBQ as an "incentiv" that has to be stored in the garage as turf so bad and surely electricity they have in a flooded garage is a safety risk?), i should get a shed". I asked if he in all honesty would be happy with this and he said "i would have known what to expect from this property as i would have known the building regulations". He then basically told me to call NHBC but that they would agree with him and i was wasting their time. Aggressive, rude, intimidating and unprofessional. Bovis Homes are awful once you complete the purchase. I expected common decency and quality from them but instead, I have had to argue, chase and put up with insults from these people who told me that they were building this estate to a "high standard" and that they "take pride" in their properties. What a joke. Would rather walk over hot coals than ever buy from bovis Homes again. I feel that they cannot be allowed to keep making buyers' lives so miserable.

Bought A Property With Them 12 Months Ago And Had

Bought a property with them 12 months ago and had nothing but grief. The sales agent was inaccurate to myself and partner, the customer service team are useless and the complaints process appears to be designed to confuse and deter any complaints from being raised. I have a "complaint" open with them that is currently 2 weeks over their promised "7 working day fix". They are a disgusting company that have missold me a house. DO NOT TOUCH!!!

Do Not Buy A Bovis Home

PLEASE avoid buying the homes built by BOVIS for your peace of mind. Defects in plumbing, caused by poor workmanship or poor material, which do not immediately fail are your problem down the line. plumbing joints are supposed to last but with BOVIS they only need to last until the 2 year warrantyy runs out. Dont even think about the NCHB as a solution as they only get involved if there is a structural problem like subsidence or a wall falls off. NCHB doesnt cover plumbing which has been put together incorrectly. BOVIS homes mke a big noise about how their homes are covered by NCHB but is reality it is useless as it doesnt cover the vast majority of the problems a BOVIS homes house buyer will face.

Instead a home buyer needs to claim on their own home insurance to have damage repaired when something fails.

It seems that contractors used by BOVIS do not have their work checked by anyone from BOVIS site management. as a result pipe joints in my BOVIS home are failing. BOVIS customer care when presented with photohgraphic evidence just really do not care and state even though the workmnship is poor it lasted over two years before failure (their warranty period) so they will not do anything to rectify the defect. instead they suggest it is a house insurance issue.

The problem owners face is when they try to sell. BOVIS homes now have a very poor reputation which reduces the value of the property. I know writing reviews like this do not help me but maybe it will help someone else avoid BOVIS homes.

Exceptional Build Quality

We just completed on a 5 bedroom home in Biddenham, bedfordshire (DEC 2017), and we are delighted!

The house is exceptional, the quality of finishes are excellent, we have 0 COMPLAINTS!

The member of staff that dealt with our family is one of the most honest person you could ever come across. Thank you to him!

The customer service was very much a two way thing , our experience with bovis was second to none and we would be prepared to share this experience with anyone buying a bovis home.

Hi, are you in the St Andrews or St Mary's development? I'm looking at St Marys and the Canterburys that will be released later in the year, the showhome was gorgeous as expected but I'm very hesitant based on the horrible reviews. Have you found many snags?
