I just bought a new build flat and instructed Torc24 to help me with my mortgage application and the Help to Buy process. They have been incredibly helpful. First, an adviser came to my house and talked me through the best mortgage options in the market. I had done my own research and was pleased to see that his suggestions were consistent with the online tools I used. Most importantly, he knew there were some banks that were no longer offering mortgages for my particular development (because they had already issued several mortgages in the first phase of the development and were no longer able to do so under their internal risk limits), and this saved me from wasting a lot of time filling mortgage applications that would have been ultimately rejected (as well as the credit rating implications). He then guided me through the different fixed/variable terms and made incisive observations that helped me to choose the mortgage that was best suited to my needs.

I was then passed on to Iwona Litwin, an adviser who helped with every stage of my mortgage application and Help to Buy authorisation. She went above and beyond her role, frequently contacting my solicitors and the developer to ensure that everything was moving smoothly and on track. She was extremely helpful in explaining to me where I was in every step of the process, and what to expect going forward. She also responded to my queries incredibly quickly, often within an hour or two, and always the same day.

Overall, I've had a great experience with Torc24, and I'm happy that I chose them as my lifetime broker.

Tor24 have been great in getting us through the mortgage application process. We worked with Imogen after we reserved and through the initial affordability checks and as we reserved quite early, she kept us in the loop and always got back in touch with us when she said she would.

As first time buyers we have a lot of questions and she was always on hand for a call to answer any queries and was very patient, I never felt like I was bothering her which is good as it a very big purchase and you want to feel comfortable with the process.

We have not been dealing with a particular man regarding our mortgage application and he was again very helpful and got us an offer we are happy with answered all of our questions etc. Our valuation didn't go to plan and again as FTB we were not sure how to proceed, although we were told by the progression team we could use another lender (which we didn't feel comfortable with) he discuss all options with us and after putting our doubts aside we decided to appeal the valuation and then go from there. This worked in our favour as the developer reduced the costs so a win for us!

Due to the relationship with the builder the standard fee was waived but we went with the loyalty package which was about £350 meaning that any further applications we would have we can use Torc24 again at no additional cost. I do wish this had been made more clear at the beginning however, as we were told during our mortgage advisory appointment and not ahead of time - but of course we didn't have to go ahead with it at all and it was our choice.

We were recommended Torc24 when buying our new build property. At first we just planning on going through with the initial call regarding our financial situation and what we could borrow etc as we were planning on staying with our current mortgage lender anyway. However I am so glad we decided to use their services, from the first guys we spoke to, to one of directors who ended up getting involved in our case everyone we spoke with was genuinely helpful and very efficient in getting back to us.

We had what we thought was a straightforward case however we really struggled with our solicitor and getting things pushed along, Torc were on our side the whole way through and honestly if it hadn’t been for them i think the whole deal could have fallen through. I would highly recommend their services especially if you are new to the house buying process.
