Had similar experience to other reviewer. I have brought and sold a few houses and dealt with various lenders in the past- bar one-none are perfect but and WCS NY office is is by far the worse. They say they are a direct lender - but they are not - neither are they much of a broker. After months of delays- I found out the bank they were working with was Chase. i could have gone down the block and got a better deal without having to cover WCS fees.

When I tried to complain about my broker- the manager was never there - and never responded to the phone messages I left. Frustrations only await you.

Stay Away

This mortgage company will tell you that you have been pre-approved. When it comes time that you have found your house you find out that you haven't been pre-approved. We were told we had to do several things in order to get the loan. We decided to go to our local bank and our loan was processed. The process through our bank was stress free unlike that at WCS lending. We had found our dream home and now were in jeopardy of losing it. They will tell you anything in the beginning to try and get your business. I would recommend trying a local credit union or bank first. Your realtor may be able to give you advise on lenders.

Nevre Use Wcs Lending

Do not use wcs lending started process in nov 2012. They kept wanting more paperwork and proof of cash for down payment. We gave them everything they asked for within minutes of them asking. Kevin Bledsoe finaly said we were clear to close on the house we were buying so we set everything up for the closing date of 2-8-13. Well guess what the day came and they said everything was still in underwritting. the sellers gave us one more day for the underwritters. Well guess what happened the day came and WCS lending called me after 5:00 pm and said they now needed to verifie my job this should all have been done in the beggining of the loan process and not last minute. Thanks to wcs lending the sellers backed out. I'm out over 600.00 dollars for the appraisal and to this date they have not called or emailed us

This lender will never close your loan, the Company is claiming they are restructuring their Company.....the experience will take away years of your life...

Horrible Experience & Avoid At All Cost

WCS was the worst mortgage experience in our life and wish we would've have stayed away from this lender. The rep I had dealt with was very rude and un-professional. They will drag you with documents until the last day of closing and you will be surprised to see additional charges which were never there to begin with. They are slow at their response and will blame it on the bank and give you some nonsense about government regulations.

Apparently, they do not care about the closing date and work at their own pace. If you want to lose your home than go with WCS if not, then avoid them at all cost....

Stay Away From Wcs

I have been trying to re-finance my existing mortgage through WCS Lending for almost 5 months. Every time we get close, they invent new reasons why we cannot close. It is like Lucy Van Pelt and Charlie Brown with the football. I have good credit, good income and a low loan to value ratio, but they still cannot get it done. I have had a lot of experience with re-financing, several not so good. This one is by far and away the worst

Do yourself a favor and go somewhere else.

They Lied And Still Owe Me Money!

Please do not use WCS Lending to refinance your home. The first question I asked them was if they were a direct lender or a broker and they told me they were a direct lender. Lie #1.

There was so much back and forth. They did not return my calls and emails in a timely manner and it took about 5 months to refinance.

They screwed up the closing and didn't have the documents prepared correctly for my former lender, because of this there was a delay in when the old mortgage closed and I therefore had to pay an addition $375 in interest to my old lender. After closing, I had a three way conference call with my old lender (Bank of America), the WCS rep and myself. The Bank of America rep told WCS that they were at fault and therefore financially responsible for the additional interest payment. WCS lending said that they would look into it and then they stopped taking my calls. When I was able to get through to someone, she told me that if it was less than $100, she'd be willing to reimburse me, but $375 is a lot of money for them. Well then, get your paperwork in order so that you don't make mistakes. It is still their responsibility and I am still waiting for my money.

It is now a year later and they have never payed me a dime. I'm pretty sure they never will, but please please let my bad experience be your warning. Do NOT work with WCS lending. Thank you!

Not Reliable

Started the loan process in 3rd week of February. 800+ FICO, no delinquency - no loan provided till today May 10. They make you pay your appraisel fee - thats it. You are captive. They will keep you waiting up to 3-4 months until they fill comfy. They will ask for new doc every day, sometimes docs that does not exist in real world. If you can wait for that long - go ahead become their client. WCS should be ashamed of their overpromise and underdeliver business model.

Extremely Professional Lender

Came across WCS while shopping on the internet for Mortgage loan. Read reviews online. Some were positive and few negative ones. Decided to call them anyway. Spoke to Adam Shapiro first - on a Saturday. He was very courteous and professional. Told me the docs needed. I mentioned to him upfront that I am buying a foreclosed property and the bank was very strict in terms of closing date. He affirmed that he had no problem at all and he has dealt with foreclores in the past.

I told my realtor that I decided to use WCS. She was a bit apprehensive because this is going to be all-online dealing with no facetime. She spoke to Adam couple of times and also left voicemails when she couldn't reach him. Each and every time, she heard back from him. And that according to her was indication of reliability. And during the next 30 days, every time I tried to reach him and couldn't, there was always a live person to answer the calls or forward it to his associate, Kevin Bledsoe.

Kevin did a stupendous job in handling the loan documents. The very next day after the initial phone call, Kevin emailed me the loan package and a detailed listing of documents needed. He handled all the paper work for me. Collecting required documents, coordinating with loan processors etc.,

Hollie Herron was the loan processor. She took care of getting all the needed papers to the underwriters, handled employment verification, etc., Always prompt with emails.

With just three days left to close, it was nail-biting moment: WCS was in east-coast, the escrow office in LA and buyer, that's me, in Santa Clara, CA. Coordination between Escrow office and Lender became key. It was a race against time. We wouldn't have been in this situation if not for a glitch on the part of the appraiser which set us back by almost 5 days. Till then it was all fine. Things don't always go smooth in life. But its how you handle the obstacles that determines the outcome. Boy, Adam shone in his professionalism at this juncture. His entire team worked late that evening to get the papers from the underwriters to the escrow office. Adam was in constant touch with Escrow officer as well as with my realtor to get this done. Within 36 hours the papers moved from Michigan to LA to Santa Clara (for signing) then back to LA (for final HUD) and then finally to Contra Costa county for recording. Beat that!!!

Yes, this required tremendous effort on part of the lender, realtor and escrow officer. Every one played their part and now we are the proud owner of the property.

Did I mention.. the rates were the best and the fees very low. But more than that, it's their work ethics that leaves an indelible impression on the mind!

I Began My Search For A Mortgage Lender In August.

I began my search for a mortgage lender in August. I was at first very impressed with Ginny Anderson's attitude and background. This quickly changed when he response time diminished after engaging her to work with me. I lost the home that I had hoped to purchase. I was told one excuse after another, which delayed my sale 3 times. I have a credit score in the high 700's and the house was well within my income guidelines. This should have been a slam dunk for a mortgage broker with half a brain and some follow through.

Currently, Ginny is refusing to respond to calls and emails. She will not send me a declined letter that I can send to the sellers. The sellers are currently holding my $13,000 deposit until I receive this letter. Ginny's behavior has gone from unprofessional to completely unethical. SEND ME A DECLINE LETTER.
