Awful
Terrible company who have no decent morals. Nothing good to say about them. Greedy, unwilling, poor communication, don’t give decent standards of anything.
If anyone was buying a property with this company servicing, I’d say RUN! For many years they are unable to keep to a budget and give surprise charges whilst providing an acceptable service even when monthly charges are soon to be triple compared to surrounding areas.
I cannot trust them, and they will heavily affect not only your budgeting, but also the ability to sell your property.

You Can Switch Service Charge Provider, We Did.
I purchased a flat which was serviced by Trinity Estates. The charge was around £110 per month. Didn't bother me as the flat I purchased was a reprocessing, in my head since I wanted to live in this estate I basically got the flat £5,000 cheaper that my next door neighbour who moved in a similar time and that's why the £110 per month charge didn't brother me.
Over the 5 years the service charge went up maximum £200 but this years service charge had went up a staggering £700 I noticed I was paying for director insurance and lots of other money making fees like emergency call out. In all my years with them there was never one emergency call out. A light was changed, £85...insane.
Enough was enough and two of us looked into changing our service charge provider. My nextdoor neighbour had found out a block in our estate were paying £75 per month service charge. Ours was £160 per month. We got a number and suddenly it was happening, we got told that 50% of our black had to agree to exchange providers. There was only 6 flats so there was no issue there. Then we found out someone needed to be the director of our block of flats, at that point we found out that the director of the block was from Trinity Estates so we got that changed. The ball was rolling. Trinity said we had to give them 3 months notice. On the 31st of December will be our last day with them. Our new service charge provider emailed us all to let us know the coast of the new service charge and also added that Trinity wasn't sending him the stuff he needed off them.
The good news now. You can do it. You can change from a £14 million profit per year uncaring greedy company to another service charge company who doesn't want to bill you stupid amounts. It just takes a little work.
Lastly, what is our new service charge you will be asking?. Our old service charge, £1,940 per year and our new service charge, £880 per year. And guess what?. There's no directors insurance added to that.

I have been having a battle with Trinity for 3 years about their declining service levels, their lack of financial transparency, the hidden commissions they receive and their absolute refusal to recognise there is any issue at all. I do not think that this is an unusual complaint judging by the 77 comments on this site - 75 of which are a single star rating of "Terrible".
I am going to take them through the Scottish Courts.
It would strengthen the case if there were more than one development that they manage involved in the case.

We have had the misfortune of being with Trinity for years and I cannot start to explain how incompetent they are and the amount of stress and problems they have caused us. They promise the world and provide nothing. The accounts are wrong every year and they completely ignore any requests for information. There are numerous other issues which are too many to list on here.
The problem with property management is that it’s unregulated and the ARMA crest you see on Trinity’s website which in their words says you have piece of mind if you appoint an ARMA member but please don’t believe a word of this rubbish. If ARMA expelled them which wouldn’t happen they can still trade so what’s the point. They have broken the contract between us and them and also broken the consumer charter promise set out by ARMA.
They really need to be closed down but no one has the power to do this so they continue to operate as they like.
Recently I have been trying to contact 4 different staff members and none have replied. They did have the cheek to send an e mail asking me to complete a survey on their service levels and said they would reply but guess what nothing.
I would really like to get a group together to actually take them to court and stop them trading to stop anyone having to deal with what we have had to. I hope this review stops anyone from even thinking about using them.

I made a complaint to Trinity Estate in 2020 my complaint still remains open and not dealt with in any way and the property Estate management ombudsman cannot deal with the complaint due to lack of prowess. I regularly get letters from Trinity Estate what doesn't concern me and they recently sent me a backdated heating bill for £476.00 demanding it is paid or else. This is even despite of telling them I a am on a pre payment meter. When asked to put in writing breakdown of charges and to explain where it comes from they sent me a latter belonging to another address where I don't live not making any sense and used to justify the bill I shouldnever have received. In recent months they have increased my heating charges to 100 % and no matter how much money is paid the pre payment meter always record I am in a weakly debt of £80.09. As well as this thier customer service is diabolical. Dreadful company and money grabbers.

Worst Company Ever
They are full of BS. Employees leave constantly. Property related issues not dealt with. Multiple phone calls to them about issues that are still unresolved. Spoken to numerous people. Given up as this is what they want. It’s worn me down and honestly can’t be bothered now.

Stay away from these guys. I was mis sold a new property and i got to find out that these people were managing the estate. Every year prices keep going up. Service is pathetic. You cant do anything as I realised the contract is water tight , you cant get out of it. Stuck with them with no escape, How on earth such people still operate in this age.
Please please stay away from them and don't buy any property under their management . You have been warned.

Should Be Wearing A Mask !!!
Been living on a redrow estate since March 2020 , now I can understand that COVID-19 has played a role in the lack of service but I don’t see how they can still demand payment of owners/tenants for a non existent service, Trinity are in breach of their own contract because they are not providing the service that their glossy booklet offers , myself and others on our estate are now looking to take Trinity and Redrow to a tribunal and we have now enlisted a specialist Solicitor to start proceedings,

Hi can I ask how you got on here? I'm having the same issue through Trinity and JB Leitch as I delayed invoice payments in 2020 by 6 months as the ground work was clearly not done.

Trinity estates and Ottimo property maintenance services operate out of the same building is Hamel Hempstead and are closely connected despite trying to claim the contrary .
Under no circumstances allow either of these two companies to have anything to do with your block or development ,you will most certainly regret it .
These companies have been cited negatively in recent first tier tribunal hearings the most recent earlier this year resulted in trinity estates being forced to reimburse lessees over £ 100000.This is the second time at this particular block in Margate Kent that serous failings have been found against Trinity Estates . This has resulted in Freshwater the head lease holder terminating their management contract of the block .
In brief steer well clear of these companies they are negligent overcharge despite being members of all the relevant trade organisations and bodies .
I urge all readers to expose these companies wrongdoing in the press and do not be intimidated by legal threats .
