We bought a property managed by Warwick valued at close to a 1m. They’ve frequently proven to not care. We’ve been impacted financially (over 2k/month) at this very stressful time. This is uncalled for simply because they don’t actually care. Avoid dealings with them if you can!

Warwick are very unprofessional, they have not resolved the leaks in the communal areas within my building that they manage, these leaks have persisted for over a year.

There is also a current rat infestation and despite several attempts to communicate with them over the last 3 weeks they have refused to send pest control.

Warwick also cancelled the weekly cleaner around 5 months ago and the contract with the fire alarm company.

They also ignore the councils requests to clean up the dumped rubbish in the bin area they manage.

They are now refusing to speak with tenants, I would not recommend this company and have reported them to the property ombudsman and environmental health.

If there was a minus Star to give this would be minus 5

If you want incompetence, no integrity, no consistency due to the constant changes of employees (which says it all) and this goes from the admin personnel to the so called Directors & CEO then you have found the right management company to stress your life out. DON'T DO IT FOR YOUR MENTAL HEALTH ....YOU WILL REGRET IT & ON TOP OF EVERYTHING ELSE ...YOU WILL BE PAYING FOR THIS PRIVILEGE

Warwick Estates charge residents high rates and in return the residents get nothing. It's zero value for money. Their communication is non existent and they have no ability to manage anything. The only thing they excel at is their continual violation of their own SLAs and the law especially with Section 20 of the Landlord and tenants act. They haven't engaged with any of the residents on any contracts that are at least 12 months or qualifying works that costs each resident £100. I suspect that none of the internal systems have had a proper maintenance contract which as a consequence has led to system failures which can only mean residents will be paying.

Not sure how they are accredited with ARMA given their hopeless and truly awful customer service record. Having said that I wouldn't trust any of ARMA's members since ARMA likes handing out awards for failures. ARMA should do the right thing and revoke their membership.

Anyone in the same situation should consider their position with these people.
