Braemore More Like Brain Dead

Braemore are the worst rental agency in Edinburgh.
They refuse to carry out repairs or any form of Maintenance at the properties they rent.
Due to lack of Maintenance and repair even after repeated emails and calls, I ended up receiving a nasty cut in my hand due to poor beading/skirting. No replies as per from them.
My flatmate has waited over a year for the shower to be replaced among a whole bunch of other repairs....
They will ignore all calls and emails the only way to get a response is to attend their office which is a like a scene from the walking dead a bunch of brain dead zombies sitting chatting away while the phones ring and ring.
Edinburgh Council are currently investigating them! So please save yourself the drama and don't rent with this company! They good reviews you see are posted after they pressure tenants and property owners.

Avoid, and read the reviews from people who actually rent from Braemore - not just the glowing ones about having viewed a flat successfully. From a tenants perspective, Braemore provides a miserable service. Extremely poor communication which often makes issues far worse than they should be. Multiple issues over 5+ years of renting, including:
1) On two separate occasions Braemore tried to charge an illegal £120 tenancy changeover fee. I got a local MSP involved, so Braemore now say they no longer charge this fee (as of May 2020)
2) Often takes several calls and emails to get a response. Just one example: We requested a tenant changeover on 31 March 2020 and took until 24 April to respond and start the process. 7 unanswered emails and 2 non-returned phone calls.
3) Attempted twice to increase our rent, without permission of the property owner. On both occasions the owner reversed the increase.
4) Contractor work, carried out by sister company Lomond Maintenance, often takes many attempts. Frequently do not turn up to scheduled appointments. For example: Took between mid-October to end of December to install an extractor fan and repair bathroom ceiling. On one occasion, Braemore gave a painter the keys, which meant no keys were available to the electrician fitting the fan. Braemore tried to blame me for that mix up. Painter then painted directly over the dust and dirt caused by extractor fan installation.
5) Braemore contractor siliconed the shower screen to the bath - making it impossible to clean the bottom of the screen causing a build up of algae.
6) Once sent a contractor to fix the heating element in our oven, without informing them of the details. They arrived and instantly said would have to come back with a heating element. Wasted visit at the height of the pandemic lockdown, when they already had all the details. I complained about this but never got a reply.
7) On several occasions did not give the required notice before requesting to come inspect / carry out routine work in the flat.
When arranging the next tenants, Braemore informed us of one viewing but instead had arranged multiple groups of people for the same time. They rang buzzer and came up the stairs, but we realised too late that none of them were Braemore - the agent was about 10 mins late - so we ended up having to show them round and answer questions. Braemore were very apologetic about this though.
8) When moving out, Braemore said they would be in touch about the final inspection. Their end of tenancy guide says we could attend the inspection. They went ahead and did it alone, without notice, and then cited “government guidelines” which mean inspections should be done alone. (Guidelines as of Aug ‘21 actually currently would allow tenants to attend - as of course you can have multiple viewings arranged while tenants still live there…).
The flat was lovely, and a great location, but dealing with Braemore was a nightmare. Luckily we were in direct contact with the property owners who were always attentive and flexible.

Are Braemore The Worst Letting Agents In Edinburgh?
I have acted as guarantor on flats for my children for several years, and my experience with Braemore has been the worst to date. Staff do not respond to phone calls or emails, and when eventually you do get hold of them, they are patronising, rude and generally off hand. Having received a deposit, they took no action to progress the tenancy for a week, and fail to understand that employers references in respect of people who work in large public bodies cannot be provided the next day. Their unwillingness and inability to comprehend information supplied is quite staggering. Looking at other reviews, I note that I am not the only person to have had a poor service, and am disappointed that Braemore seem unwilling to use feedback to improve their offering to customers. In current economic times, alienating customers seems a high risk business approach.

Hopeless, One Star Is Generous!
Don't be tempted by great offers of 8.5% for landlord management charges! If it sounds too good to be true. . .! My experience of their maintenance Team is that they are hopeless! Nobody checks that small or large jobs are done properly. You pay a lot for an inadequate service. They couldn't even give the keys back when they promised and then the keys did not work! Hopeless, couldn't manage their way out of a paper bag and don't expect to receive your last rental payment as they seem to award themselves that as a tip for poor performance!

Avoid Like The Plague
Braemore are a disgrace! Don't go near them. They won't answer calls/emails and lie endlessly. If you want your property to be trashed, with subletting and dodgy tenants, go ahead. They are the delight of rogue landlords.
The team seems to be following a bullying pattern with tenants and utter irresponsibility with landlords.

Please Ignore This Agancy
Do not use this agency as they are just good talker. I have leaved in 1 property for over 2 years and every week I have had an issue with their team from engineer up to the general manager. Finally hand in my notice and they charge me over £200 as they weren't happy with cleaning. When asked for receipt they hang up the phone and have ignored all my emails.
if you are looking for issue in your daily basis use this agency otherwise IGNORE them.

They managed to extort an illegal fee from me for ending my tenancy by threatening to not let the property to my friends for the next year.
They are now attempting to charge me rent since I've moved out. I can only assume their business model relies on charging ridiculous fees and hoping students are too scared to question them.
They even have the cheek to not keep the flat in good repair and blame us for the damp, that they by law have to take care of.

Absolutely Woeful.
Braemore bought over Click-Let and our landlord has, all of a sudden, decided to sell up and give us 30 days' notice to vacate (a month shy of the statutory period for a Section 33 Notice), with notification that sheriff's officers will attend the property today, the date of the email notification we received.
Braemore have been, for the most part, incredibly unhelpful since they took over from Click-Let, and their attitude, frankly, stinks.
I would advise anyone thinking about letting a property through Braemore, or anyone thinking about letting from them, to reconsider and try a more reputable firm.

I'm Always Chasing Braemore
I've lived in the same Braemore Managed property for 10 years. Over that time I've experienced numerous issues due to Braemore's lack of follow-up or simply getting their job done. The current situation revolves around my current lease renewal. I received a letter from Braemore dated 23 August advising me that my current 12 months lease expires on 2 November. As is usual I completed the forms to the effect I would like another 12 month renewal & posted them off on or around 25/26 August (using their stamped enclosed envelope provided) By Monday 7 November, having had no reply I emailed Braemore to find what was happening? Allegedly my completed forms (which ones?) haven't been received? Another set have been emailed to myself, unfortunately I don't have a personal printer attached to the internet. I have to print these off at my work. This might seem to be a minor issue (they always are with Braemore) From now on all of my correspondence to Braemore will be by Recorded Mail, so at least I will have proof that my correspondence was posted off. Another phaff and exercise in time wasting, for something which should be seamless & straightforward.
