Heartless

My mom died recently. In the last year. In that time my sister has taken my mothers foster kids back and forwards to school as well as her own kids. Quit work. Looked after my dying mom and carried on with all other jobs. To now get told can you send a better death certificate. I think considering the will isn't even sorted for the house yet and as a child cremating there mother. This is a bit extra. The format doesn't really matter she is dead the certificate is enough proof I would believe. My sister does the correct thing. And changed it to your spec! I think it's a ABSOLUTE Pis5 TAKE!!!!. For grass U never even cut.

Excellent Work

Normally things are very difficult with Blue Properties. Getting anything done or even a fast reply is always a task. Many things do not work on the site at Castle Quays.The main gates took MONTHS to sort out, and codes still do NOT work on the entry to the building. However,credit where it is due. The Nottingham office has been excellent recently. She mananged to sort out some keys and fobs within a short period , and we are very happy with her service to us.She should be good management material. Thank you again.

Do Not Even Deserve 1 Star

Anyone thinking of using Blue Property as a management company, please DO NOT. It will cost you thousands if you do. They have charged myself and the other owners in my apartment block ridiculous amounts of excess charges every year. With very little to see for our money. Whatever they say your service charge will be, you can add on at least several hundred on top for these excess charges that they come up with. I'm actually surprised that they are still in business as their reviews speak for themselves. Most of them saying exactly the same as me. Please avoid at all costs. I truly wish that we had.

Appalling Management Company

I am a landlord with a flat rented out. Since Blue Property took over under a year ago, we have been fined £55 3 times for late payment, at least 2 of those times the problem was their computer system. The staff are rude and unhelpful. I have not paid any of these charges and will not be doing so, I am not sure who to complain to. This company is awful, stay away at all costs!

Fake service charges , lack of service, disgusting customer service. Absolutely disgusting management company. If you are dealing with them too get in touch to take it further against them.

Totally Dishonest

The worst possible company. They tried to give a "late charge" on a fee that is not even due yet.

Look at the state of our building. No this is not a building in russia.

I will also post proof that I have paid every instalment.

This is what is my representives say:

"I am representing tenant .

He has today received a computer-generated notice claiming he is in service charge arrears, and threatening a £55 Arrears charge. This is clearly not correct and the threat is unacceptable.

From the numbers provided on the letter, on 11 January this year, Mr Burtons balance was zero .

Since then there have been three quarterly charges totalling £973. By agreement with your company, Mr Burton pays a monthly amount to cover these charges. As of today, Mr Burton has paid £877. When Mr Burton makes his regular monthly payment at the end of September, he will have paid fully for the first three quarters.

The next quarterly charge of £324 is for October to December. In the letter from you dated 7th September, your computer is stating that Mr Burton is already in arrears for this amount. He has received no request to pay this money, but your computer proposes to charge him for not having paid it a month in advance. This is clearly a mistake, and I would appreciate it if you get it corrected immediately, and apologise to Mr Burton. This demand has caused him some distress. You might also try to get your computer properly programmed so this unacceptable situation does not happen again..

Mr Burton has an agreement that he will pay one third of the quarterly charge at the end of each month in the quarter. He has done this all year. He has not missed a payment. He would appreciate your written confirmation that this arrangement has your agreement, in the event your computer makes a similar error in the future.

I trust that you will deal with this matter immediately and appropriately, so that there is no need for us to take it any further."

You will be laughed out of the courtroom. These people are low.

They do nothing but send you invoice, you query why work is not done no reply, then they send you another invoice.

Early Days But Can’t Fault Them So Far

I contacted Blue Property Management about some issues in my block in NG 19 about a month ago - the stairwell was very scruffy and there was a blocked drain outside a neighbouring block. I had a quick response asking for more info and some pics -which I provided. Since them I’ve had reason to make a number of further enquiries - all of which have been responded to promptly - including a site visit by the Property Manager today who went through each of my issues eg what he would do re the stairwell (which is already looking better since he asked the caretaker to clean it up), how a plumber had been out to the blocked drain but couldn’t fix it so it’s now awaiting a specialist drain contractor to attend. I was unclear whether the smoke alarms in my flat were live and connected to the overall building fire alarm system which he assured me were in good working order and were checked regularly. He also provided useful information on how I could obtain another fob for the vehicle access gate and agreed to investigate the window cleaning schedule (which were amongst my other queries). Whilst on site he also made note of other issues that needed addressing - overgrown plants, untidy parts of the communal courtyard, scruffy postboxes etc.

I shall wait and see if and when these issues are addressed but I’ve been impressed so far with the speed, efficiency and professionalism of the Property Manager - he’s been great.

Give it time and you will see what a truly appalling company they are. We have been charged thousands of pounds in excess charges every year and have nothing to show for it. Whatever your paying each month for your service charge, they will do the same so be prepared.

My experience with Blue Property seems to very much at odds with everyone else ! Whilst the management charges are very high , I can’t fault the experience with Blue Property staff .

The new property manager has been excellent to deal with…. Very courteous and responds quickly to communication..Any issues recently have been answered by her and are being dealt with…So over all I’ve no complaints and I look forward to dealing with her and Blue Property in the future..

Avoid!!

Ok,so this particular Blue Property is based in Walsall,a stone’s throw from Walsall town,4 individual blocks of flats on the same complex,1 car park space for each flat,that’s where the positives end.It's a gated site but has never been locked, non-residents will regularly park their cars here and you can't do anything about this. The size and number of flats in each block varies. The flat I occupy which contains the largest number of flats ie Flats 4-7 is great,7 flats in total here, spacious,

no complaints in that department. Some properties in the block I am in are owned by individual tenants, most are rented by independent landlords. Blue Property however is ATROCIOUS. If you don’t mind there not being an adequate lock on the communal door or even NO lock as was the case over the recent festive period, are ok with intruders occupying the communal areas regularly eg drunks, homeless and prostitutes, if you have no regard for safety, don't mind paying the ever increasing extortionate service charge, are happy for Blue Property to ignore repeated requests for an appropriate communal lock ie a fob key entry system or at least a decent lock, then yes, this property is definitely recommended as all you have to do is gently push the communal door open and it will!! No key needed to enter. Avoid!

My personal view, borne out of just under 10 years experience of Blue Property allegedly providing block maintenance, is that they are a bunch of grasping, money-grubbing incompetents who never respond to complaints, offer God-awful value and service, and whose bills rise every year by massive amounts in excess of inflation. I cannot wait to get shot of them - hopefully by July 2017
