Nothing Has Changed
2022 and nothing has changed from the previous review so I'm copy pasting it:
after 3 years of renting here I have encountered the following problems:
1.bathroom plumbing leaks, duct taping the rotten tiles, then placing sheeting over to look nicer, sealant keeps cracking up, mould, leaks consistent.
2.cockroaches non stop
3.bedbugs
4.mice
5.kitchen plumbing leaks, rotten mould counter tops, sink fallen in, mould smell
6. hallways with dog urine stains not fixed
7.problematic tenants with noise, garbage, hoarders, drug addicts, prostitution
they inspect monthly non stop. bait trap cockroaches that doesn't work . bed bug inspections are useless. complaining about repairs get ignored, take forever, blamed on others, not properly done or reoccurring. promises of fixing and not acting.no compensation for anything.
8. you cant control heat..its cranked full blast and uncomfortable non stop
i am now sick from mould, have no kitchen sink counter, roaches, leaking bathroom, heat is uncontrolled at high temperatures non stop. i am in residential tenancy arbitration...dose anyone know the owner of the building? i cant seem to get past Capilano property management. i have been told that the property manager is only given so much for building repairs...and only so much money they will invest in a suite with a tenant residing in it.....do not rent from them.

Yes I agree with this review, nothing ever changed since then and yet they keep increasing the rent. Their buildings are so rotten that they are not fit for human living. The apartments at Guildford Gardens in Guildford need health inspectors to visit and inspect these premises. The carpets in the hallways are filthy, smelly and disgusting.The mice, the bedbugs, the cockroaches are everywhere even in the bathrooms. I have never lived in any place that had so many cockroaches.
And the parking is going up to $35/ mth for parking outside, it's not even a covered parking space.
And the manager is so lazy and he promises what he cannot deliver and does nothing to address the problems we face here and so the tenants have to deal with it. We have had enough of this nonsense. Please somebody help us and come and close this building. We are paying our money for nothing and with covid around it is no wonder the tenants keep getting sick, the environment is sickening and dirty!!
Bad Management
The building in Chilliwack BC, I moved into 8 months ago was wonderful.. so I thought! Management was friendly, I had no problems until I reported a problem. I was gone for 18 days in October 2021. When I returned, I found a horrible black mold wet leak problem in my closet. Who gets a leak in the closet? I reported this instantly. 6 days later, I had a plumber come in and cut a few holes in 3 room walls. The following week, I had another plumber come in and cut more holes. 18 holes in all in 3 rooms! No leak was found. But yet... the floor was wet and then it dried.. and then was wet.. and then it dried. The black mold was persistent. I files a RTB complaint. Due to stress and bullying, I withdraw. I have a Mutual Agreement to withdraw. Even though... they hound me everyday. When I move out... I will pursue this on the behalf of neighbors that have come to me with similar complaints. Market Place, (a TV show) is very interested. One way or another, we will get some results. The whole first floor, suffers from leaks/black mold/and non working heat registers. Some have even complained about the cold air flow in hallways, boosting their hydro bill! I am and known as a very friendly cooperative person. This management team is extremely controlling. It's there way or a notice on your door! If you dare to speak up or talk back with a slight swear word.. another breach? Even if your dog is off leash in a back alley.. another breach! This is very stressful for any tenant who had any kind of freedom. These people have the audacity to command what they believe are rules. Even putting up Fire Exit Only signs. I have looked into this. Yes, they are exits.. NOT.. Fire Exit Only only. They hired a resident to clean side walks, but not salt! How many seniors live in that building? I've picked up 3 different seniors that slipped on icy sidewalks in front of this building during the cold front, which is not acceptable. They had a week to salt, after the tenant threw his back out. I wish I could send this to myself... I'd have these people over a barrel. As it is... I'm going to Market Place. I already have the word the 30 tenants on the first floor to speak up. I will start a petition as soon as I move out in 30 days.

Blue Ridge Apartment In Abbotsford
BLUE RIDGE APARTMENT Abbotsford BC. Do not rent here!! This building should be condemned. Elevator will pin you if you are to slow - no safety sensor at all! The fire alarm is pulled at least once a month. Pipes burst and leak. Water is shut off constantly... You could be in the middle of a shower, brushing teeth, using the toilet... and no water. This happens constantly. And you cannot believe a word the manager says or promises. And she threatens to evict tenants for reasons NOT covered under residential tenancy act. Do not rent any of CAPILANO PROPERTY MANAGEMENT properties in Abbotsford -- all managed by same woman, owned by same owner, and all should be condemned. Absolutely ahameful
The owners do not care at all as long as their pockets stay full too. Worst place I've ever lived for sure. Place looked like it hadn't been cleaned or updated in decades , other rental sites have false information on them as well as far as the condition of the apt. Definitely not clean , Definitely not bright (quite literally , the rooms didn't have ceiling lights so the tenant has no choice but to buy their own) , says no smoking on the other site but that's not true , Theft outside and inside , Mold galore , bugs of all kinds , constant issues from the top to bottom. Just pathetic all around, but the only thing that is consistent is the rental increases

Bad Manager And Management And Not Safe
Since december 2020 not good power went out once and there is no lighitng in the hallway the exit lights not work and no lighting in stars ways they trick you into one year lease then when when you what to leave for good reason like the cost of the rent they make your life like hell and they exspect you to pay for rent when you are moving out in the middle of the month to all please do not rent at this addresst and if it has this company name on it please do not rent from them not matter what they say or were it is

Capilano Property Management Services Is Also Onni Developer
Capilano Property Management Services LTD and Onni Developer do not abide by the Residential Tenancy Act of British Columbia. If you have moved into any of their properties whether old or new, make sure you document and save EVERYTHING. You may need it as evidence down the road when they try to illegally hold your security deposits or try to make you pay for qualified repairs persons to investigate any issue you may be concerned with. ALWAYS get everything in writing with these management companies. Keep copies. Give copies to someone you trust, to hold onto in case you lose your copies somehow. Like if they enter your suite illegally and steal your copies! If I had known they do not care about the safety of their tenants and their tenants dependants, I would have NEVER moved in. They over charge for giving nothing in return but grief and unsafe living conditions. If you can avoid renting from these people, do so. I know it is hard because Onni basically owns every other building on the street, if you really look into it. They go under different names, as well. So do your research and find out just who exactly you are renting from. Document everything! I cannot stress this enough. And when they take you to dispute with the Residential Tenancy Branch, which they will. Or if you have to, you take them to dispute. We as tenants have to stop letting these companies get away with being bad landlords. Ruining people's lives and breaking the Law! Fight for yourself and those you love who may be struggling with these companies! If you fight for yourself, they will eventually have to stop their corruption! I hate even giving them one star because they deserve NO STARS! but alas, it is required in order to submit this review.

I contacted Capilano Property Management for Fraser West apartment in New Westminster on Saturday July 30, 2016 at 3:00pm. The person who responded was rude, cut me off, was not willing to take the time to provide any information on the building or the suites. The customer service was absolutely horrible.
Parkside Apartments - Surrey, Bc
My 2 sons recently applied for an apartment. When they showed me their filled in tenancy application, I was quite leery to see that the application required their birthdates, SIN and drivers’ license. SIN and drivers license is not required to do credit checks. Today she advised that prior to processing the application, that she required both of them to provide copies of their picture ID – again not in accordance with L&T Act. When I advised them that they should definitely not provide the picture ID and if that meant they did not get the apartment, that was no big loss due to the state of the apartment. They had no issue providing her with photos to put on file if and when they became residents. As soon as she found that they would not provide further personal information, she immediately declined their application. They were already concerned about the building so that was no big loss. Neither of my sons has been in any trouble with the law. The requests for all of this personal information makes one very concerned about identification theft and that is something that the L&T Act is supposed to protect people from. I have contacted the L&T Commission to report this infringement - landlords are not allowed to break the law in an attempt to maintain a secure building - if that was indeed the intent here.

Run Don't Walk From Capilano Properties, Before You Even
consider renting from this company. Capilano Properties has NO regard for its tenants. As I see it, they purchase dilapidated and completely run down apartment complexes and then do minimal repairs so that they can them get them rented ASAP. Water pipes breaking is a frequent occurrence so you will experience your water turned off frequently. That is if you are lucky enough to not experience a flooded apartment yourself. Hallways are unbelievably filthy. They say that they will power wash them but like everything else they say it is just something to placate you. They lie to your face about almost every issue that arises. And if they aren't lying they are pointing the finger at someone else. You can never get to the bottom of any issue. They have excuses for everything. They are suppose to respond to a non-working AC (or burst water pipe) emergency right away. Not only does no one respond to a emergency maintenance call (ever) they will jack you around for a week because they don't want to spend the money to have the proper repair people come and take care of it. A week of suffering 95 degree temps in the apartment is ludicrous. They just DON'T CARE! Period! There are electrical wires with non working bulbs hanging down in breezeways. How's that for safety?! There are balconies that I seriously doubt are structurally sound as they pull away from walls. Guess who pays for THEIR insurance on the apartment complexes? Yes, the tenant.
Substandard repairs IF and when they even get done. All the cupboards are filthy and sticky because instead of cleaning them, they painted them. Painted over the dirt and grease. Imagine the mess that makes. The walls are thin as paper and good luck if you have a party person anywhere near you. Management will keep them even after numerous 4:00 AM parties are reported. The bottom line for this company IS the bottom line. It is abundantly clear that is all they care about! $$ I could write a book about all the substandard work and lack of care that I have seen. Don't make the mistake I made... run don't walk to ANY other apartment management company.

Bugs Of All Kinds, Banging Pipes, And Nickel And Diming
Irene Apartments Abbotsford has been a barely tolerable nightmare. Bedbugs, roaches, silverfish and carpenter ants. The bedbugs and roaches were taken care of, but I'm told nothing can be done about the constant silverfish and ant sightings.
The building is old, which would be fine if the pipes had been maintained correctly over the years. I haven't had a decent night's sleep since I moved in here. The pipes bang so loudly all night that the walls shake, and sometimes I think that the building just might collapse someday. I don't want to be here when that happens.
Covered parking was $15/month, but now that the overhang is so dilapidated it has to be taken down, ALL parking is $15/month. Way to profit on a lack of maintenance. Parking is free in the front but there are only a few spaces, which means there will never be a spot free for any guest. No street parking either. I guess the visitors, single moms and seniors will just have to park a few blocks away and walk.
Repairs take forever and are usually not properly done. I'm hoping there is no problem getting my damage deposit back(but I will totally go to court if I have to). We have to shampoo the carpets(professionally-can't rent a machine and do it yourself), steam clean the drapes(professionally), and spray for fleas(the building has a big flea problem-my cat gets Advantage so it's not a problem for me-mostly a tenant negligence thing there).
IF you do decide to move in there after reading this, you must be very desperate. IF you move in here, take pictures the day you move in and the day you move out, and get used to creepy crawly roommates and a lack of sleep.
